    For four hundred years, the mission

    Driving into any of the pueblos, one is

    ways taken by the presence of a Roman

    tholic mission in a prominent, and

    ually central, location. Even the most

    ual of visitors wonders, often out loud,

    w it came to be that a Christian church

    dominates the townscape. Even more

    ought-provoking is the care and respect

    ese buildings are given and the special

    anner in which they are incorporated into

    eligious cycle that predated their advent

    many hundreds of years.

    Intangible wonders aside, here we have

    assemblage of massive earthen buildings

    at have survived for centuries through

    e will and hard work of those to whom

    ey have the most meaning. Over time,

    ey have been destroyed - most of them

    ring the Pueblo Revolt of 1680 - and have

    en rebuilt, added on to, and changed

    ways ranging from minor additions to

    ajor remodels. They have in fact changed

    much over the years that a moderneservationist would be driven mad to see

    all in stop-action. But change is the first

    d most important tenet of preservation

    vernacular buildings because only

    rough adaptation can they retain their

    efulness.

    On August 13 at 10:30 in the morning,

    a re-dedication mass will be said at the St.

    Augustine mission in Isleta Pueblo. The

    Archbishop will preside even though he

    doesnt own this building. (An interestingfactoid: the bishop of the Archdiocese

    of Santa Fe legally owns the churches in

    his jurisdiction except for those in the

    pueblos. Those are owned and controlled

    by the various sovereign groups. The one

    exception is Ohkay Owingeh - the former

    San Juan. That aside...) The people of

    the Pueblo of Isleta have just this week

    finished the restoration of their church. It

    is a fabulous story of which I can tell only a

    small part in this space.

    When we were asked to perform the

    restoration of the mission, the then

    Lt. Governor (now Governor) Frank

    Lujan defined the scope of work thus,

    paraphrased; We are used to it the way

    it looks today. Fix it, but on the day you

    leave, it must look like it did on the day

    you began. In other words, no change.

    Well, in the most substantive way, that is in

    appearance, we were able to comply. But in

    the interest of convenience, we added a new

    staircase to the choir loft, installed heating

    and air conditioning (you will be amazed at

    how invisible it is), new lighting and a solid

    floor. It is the closest I will likely ever come

    to a perfect restoration project because

    the visual integrity of the building has not

    been compromised despite the installation

    of features that satisfy a 21st-century

    clientele and, perhaps most importantly, thebuilding is now good for another 100 years

    of use. And it is still alladobe.

    The resurrection of St. Augustine took

    16 months and employed a crew of 31 at

    its peak - that is during the repair of the

    massive adobe wal ls. We removed 375 tons

    of concrete that had been poured around

    the base and applied as plaster during

    various campaigns. It required 75,000 new

    adobes, plus thousands of salvaged adobes,

    to rebuild the failed north wall and thesurprise collapse of the interior wythe of

    the west wall. S everal months were spent

    digging through four hundred years worth

    of successive floors and deposits - to reach

    the original base of the walls. In trenches

    six feet deep we discovered the original

    basal wall detail, a mud-plastered plinth,

    that gave us the starting point for repairs.

    Working through the winter, we enclosed

    the entire north end of the building, the

    sanctuary and apse, with an enormous tent

    and accelerated the drying of mud mortar

    with heaters that consumed over 20,000

    gallons of propane.

    Through it all, discoveries were made

    that added considerably to the Isletans

    knowledge of their mission church. First,

    we found that the entire interior of the

    building was covered in murals that had

    been buried under successive layers of mud

    plaster and finally a modern (1959) hard-

    plaster wainscot. Amazingly, the murals

    were on every wall and at every height,

    floor to ceiling. They were executed in

    mineral pigments over very thin caliche slip

    coats. After analysis and much discussion,

    the Pueblo of Isleta determined that the

    murals could best and most economically

    be preserved by covering them with yet

    another coat of mud.

    Another remarkable feature of thebuilding is that it is actually two buildings,

    one encasing the other. We believe that the

    original mission, dedicated to St. Anthony,

    was built ca. 1613 and destroyed in 1680.

    It probably remained a ruin until the early

    18th century when it was rebuilt, and

    probably enlarged, to be re-dedicated to St.

    Augustine around 1710. It is very clear from

    what we discovered as we dismantled select

    areas for restoration, that the original walls

    those now on the outside were about

    30 inches thick at the base and 20 feet high.

    Somewhere along the line there was either

    a failure or the fear of one and an additionalwall was built as an interior veneer. The two

    walls essentially buttressed one another, but

    were not mechanically connected. When

    you look at the embedded corbels under the

    vigas, you will see that some of the detailed

    carving is either buried in the wall or barely

    visible. The interior veneer explains why.

    There is much more to say; this story

    is not a short one. The now-completed

    restoration of the St. Augustine mission has

    resulted in the addition of many previously

    unknown, perhaps even unexpected

    chapters in the buildings history. These are

    Isletas for the telling and they will begin

    relating that remarkable tale on August 13.

    Parade of Homes takes off on Aug. 12By Paul Weideman

    The 2011 Haciendas - A Parade of

    Homes tour is set for Aug. 12-

    14 and Aug. 18-21. Its not huge,

    numberwise, but neither is it dinky. Back in2008, there were 40 houses on the tour. Last

    year, in response to the depressed building

    market, it had declined to 16. This year,

    there are 19 homes featured.

    Among the missing this year are two

    tour regulars: the Michigan-based builder

    of entry-level homes, Pulte Centex; and

    the higher-end Tierra Concepts, Santa Fe,

    which has won dozens of accolades in the

    competition segment of Haciendas over

    the past 15 years, among them four Grand

    Hacienda awards and two Peoples Choice

    awards.

    dirt floors sealed with linseed oil, she said.

    Another unusual one is the

    contemporary house design by builder

    Danny Buck and architect Jonah Stanford.

    On Shoofly Street in the Baca Area of the

    Santa Fe Railyard, the house is an intriguing

    combination of box-like forms and its a

    very energy-efficient design.

    Ive done a lot of alternative things over

    the years [including straw-bale homes]

    and Ive always worked for greater energy

    efficiency, Buck said. I built the first house

    in the state that was Energy Star-qualified

    back in the 1990s. I built several homes

    with no heating systems because they were

    so efficient, but this is the tightest, most

    sophisticated house Ive ever built. It was a

    wonderful job.

    Stanford said the building at 928 Shoofly

    is the first certified Passive House in the

    Southwest. These houses have to meet

    rigorous energy-use standards from the

    Passive House Institute in Germany. This

    house is 10 to 15 times tighter than anormal house and has energy recovery

    ventilation systems. The triple-pane

    windows are hand-made in a small town on

    the Rhine and are among the most energy-

    efficient in the world.

    Stanford has ASD Architects with his

    partner, Vahid Mojarrab. Stanford is also

    a founding board member of The Passive

    House Institute U.S. The Passive House

    concept represents todays highest energy

    standard with the promise of slashing the

    heating energy consumption of buildings

    by an amazing 90 percent, according to

    PHIUS. The walls of the Shoofly residence

    are 2 x 6 framing plus a Larsen-trussnonstructural cavity on the exterior

    to accommodate a continuous wrap of

    cellulose insulation. This is designed to

    minimize thermal bridging, or heat loss

    through studs.

    The walls are about R-50 and the roof is

    R-98 to 105, Stanford said. Its really pretty

    phenomenal just with the envelope. In our

    internal heat gain, body heat and cookingand lights provide 30 percent of heating in

    the winter.

    Another unique aspect in the external

    appearance, besides the geometries, is the

    taupe-colored cladding. Buck said they

    custom-cut the panels of cementboard to

    9 feet long by 24 inches wide. That 24-inch

    size accentuates the horizontal pattern.

    The Buck-Stanford unit is a live-work

    building. The white unit at the south end

    holds studios for ASD Architects and for

    SmallFires, the graphic design company

    owned by Stanfords wife, Edie Dillman.

    Its a single unit, Buck said. You have

    the studio unit and house unit and thentheres a bedroom: one-third of it sits inside

    the house cube, one-third sits on top of

    the studio cube, and one-third forms a

    breezeway in between the two.

    The Passive House should be a strong

    contender in the green categories of the

    Parade of Homes competition element.

    Bangert said she believed nine of the

    builders would be in the running green awards.

    SFCC tech center big on Wow factorsBy Paul Weideman

    The runs of parallel pipes and cables overhead in the

    hallways of the new Trades & Advanced Technology

    Center at Santa Fe Community College are notable.

    Something that has traditionally been covered up is fullyevident, and interesting, besides being useful: they include

    pipes distributing hot and cold water that helps to make the

    building comfortable and economical.

    The mechanical and electrical contractors competed to

    see who could do a better job, because from day one they

    understood this was a building lab, said Allan T. Baer,

    architect, Lloyd & Associates. They were competing for

    the straightest lines.

    The engineer on the project, R aymond Hensley,

    president of THE Group, added, When you walk around

    and see the symmetry juxtaposed to assymetry, it really

    does have an artistic aspect. Its fitting that the new

    building connects to the rest of the college campus at Fine

    Arts.

    The $12 million Trades & Advanced Technology Center(TATC) had its grand opening on May 6. A large drum

    form housing the entrance doors symbolizes industry and

    innovation, a promise that is being exercised in the centers

    four classrooms and six workshop spaces. Under way

    are programs and courses in biofuels, solar technologies,

    emerging technologies, electricity, HVAC and plumbing,

    and weatherization, energy efficiency, and other green-

    building trades.

    Laura Mulry, SFCC director of media and public

    relations, said the center was designed to be flexible, and

    was intended to invite new types of technology. A focus on

    biofuels, for example, was not in the original plans.

    This building has three functions, and its the only one

    in the United States like it,Hensley said during a recent

    tour of the center. One, its a s chool to teach sust ainabletechnology. Two, it is a teaching tool demonstrating

    the technology. And three, it is an income or research-

    income facility. If someone wanted to test a new PV panel

    or windmill, we can set up the telemetry where we can

    monitor that and certify the capabilities.

    Its already happening in algae and biofuels,Mulry said.

    We have two graduates who formed their own companies.

    One is Algae Industry Magazine, and the National Algae

    Association conference is going to be here on Aug. 1.

    Algae is a potentially major alternative to fossil fuels.

    Randy Grissom, SFCC Dean of Economic and

    Workforce Development, said, We are teaching how to

    make biodiesel, how to make ethanol, how to make fuel

    with nonfood feedstocks. Were not using soy or corn.

    Were doing things like waste donut grease and buffalogourd the tuber of buffalo gourd [a cucumber-family

    plant native to the Santa Fe area] is very high in sugars. So

    were looking at waste, but our biggest focus is on algae.

    Luke Spangenburg is one of our first graduates and he and

    his partner have a company, New Solutions Energy, and

    theyre actually manufacturing these systems in Santa Fe.

    Such technologies left recent visitors from the U.S.

    Department of Energy with their mouths hanging open,

    said Grissom, who is also director of the Sustainable

    Technologies Center housed at the TATC. Another recent

    visitor was Nancy Sutley, chair of the White House Council

    on Environmental Qu ality.

    The project team, including contractor Flintco West

    Inc., had a contractual obligation to achieve a LEED Silver

    certification for the center, but result is better than that. It

    will be Gold for sure and its teetering on Platinum, Baersaid.

    The steel-framed building has exterior walls made with

    energy-efficient Reward Wall insulated concrete forms.

    Interior walls in the lobby and corridors are exposed

    concrete masonry units with a ground face that rather

    handsomely reveals the materials aggregate stru cture.

    Its thermal mass, so it steadies internal temperature; its

    economical; and its indestructible, the architect said.

    Green features include rooftop solar panels for

    and heating/air conditioning; extensive use of day

    and energy-efficient LED lighting that turns off wis no motion; s olar-sensor-controlled faucets; a pa

    narrow, solar-gain rooms modeled after the trom

    I am often asked to evaluate

    the suitability of homesites for the

    construction of a new home. Frequently

    I am comparing many different elements

    between the various homesites someone

    is trying to choose between. The first

    element to consider is the view, whether it

    is a view of the distant mountains, a view

    of the city lights, or one that you create

    for yourself in the landscape outside your

    window.

    The old real-estate formula, Location,

    location, location, is as meaningful as

    ever, and in Santa Fe that often means

    view. Determine if the view will be

    obstructed, especially by a future building

    on a neighboring lot. If there are building

    envelopes established, how do they effect

    the positions of any future houses?

    Next, look at the proximity of existing

    and future houses to discover if there

    are any unsolvable problems regarding

    privacy. Many times privacy can be

    maintained by the proper placement,

    sizing, and orientation of the windows.

    Sometimes the nearest road or driveway

    can impose upon a home with noise or

    with headlights flashing through the

    windows at night. I am always amazed at

    how one well-placed tree can screen out

    an objectionable feature.

    Dont forget to factor in the cost of

    a steep or rocky site. Some locations

    can add considerably to the cost of

    construction due to complex foundations

    and difficult excavation. Requirements

    from the city, county, and subdivision can

    also result in limitations to what can be

    designed and constructed.

    The city has a ridgetop ordinance.

    The county has limitations regarding site

    steepness. Subdivisions often have height

    restrictions. Be sure to find out if the

    property has special restrictions placed

    upon it. Check to see what, if any, utilities

    are in place. Is t here a transformer for the

    electrical service? Is the house less than

    400 feet from the transformer? If not, you

    may be in for an added expense to get the

    service to the home. Is there an existing

    water meter?

    Does the property need a well drilled or

    can a well be shared with a neighboring

    home? What kind of cable television and

    phone-line access is available? Is natural

    gas available or will you need to use

    propane? Is there a community sewer

    system or will you have a septic system?

    Dont forget that a number of our local

    builders and architects are willing to look

    at a homesite and give their opinions on

    the pros and cons connected with that

    site. Once youve narrowed it down to

    a few choices, give us a call. Careful site

    selection is extremely important in the

    process of choosing a piece of property for

    a new home. It can save time and money

    or prevent a design flaw that proves fatal

    and irrevocable.

    Annie OCarroll Interior DesignDesign is about proportion, balance and harmony, according to this firms website.

    Above all, design is a reflection of who you are.

    Annie OCarroll has been a designer in Santa Fe for 20 years. Also part of her business

    is designer Cara S carola. OCarroll is als o familiar for her contributions to All Things Real

    Estate, the radio show and newsletter presented by Rey Post of Sothebys International

    Realty. She is married to Miles Chaffee, the longtime owner of Milestone. The d ay after

    our interview, the couple left for Buenos Aires; Chaffee, who is closing his Santa Fe retail

    business to focus on the national market, wanted to check out porphyry stone for a project

    in Washington, D.C.

    We talked about design at OCarrolls office in Pacheco Park.

    Whats your specialty?

    Annie OCarroll: Everything. For years my business was new construction, then into

    furnishings, and now Im doing everything from a living room to construction, including

    more remodels. I have a really cool project in Albuquerque, restoring the La Luz residential

    community designed in 1967 by Antoine Predock. Were doing some remodeling:

    transforming the space while keeping the bones of his architecture.

    Have you done design work in historic homes?

    We just finished a beauty on Acequia Madre. We remodeled a bathroom and did some

    painting.

    I also have a new-house project now in Summit South, and I just finished one in

    Albuquerque, in Tijeras, and both of those were from the ground up.

    From the ground up?

    Through the floor plan and the finishes and the architectural detailing all the way up to

    furnishing the house. Its usually about a two-year project. It includes windows and colors

    and lighting. We look at the flow of the house in terms of day-to-day living.

    How often do you work from the outset of a home project?

    For me its usually that way. Its collaboration, although sometimes the architect does the

    plans and then we come in to specify finishes and materials.

    I suppose people typically bring a lot of their own furniture?

    Usually, in my case, this may be a second home and they are really wanting to furnish

    it anew. Or theyll use their things in one room, but they want the main spaces completely

    redone.

    In Santa Fe style?

    Well, to work with the style of the house. The new market is the more modern space, but

    a lot of the work I do, the architecture may be contemporary but the people I work with

    want a warm, intimate feel. Some of those spaces can look very editorial: they look good,

    but would you want to live in the space?

    So you use warm colors, you use rugs, you might use a beautiful sheer fabric on a

    window to soften the space and to frame the view.

    Are you using the internet a lot?

    The whole business has changed with the internet, although you really want to see and

    touch fabrics. Its more of an interactive process. In fact, I really see myself as a facilitator

    to help people realize what they want to live with. There used to be more mystery about

    what we do but now with the availability of resources, people really hire us to express their

    visions. To me it always gets down to a personal relationship, because theyre letting you

    into their sacred space.

    The focus of HVL Interiors is new construction, remodeling and boutique corporate

    d hospitality design. The pair did the interior design for Santa Fe Capitol Grill and

    buquerques Hotel Parq Central, among many projects.

    We talked at a table full of fabric samples. Those were for a new restaurant in Santa Fe.

    Steffany Hollingsworth: This tile was hand-made in Silver City.

    Heather Van Luchene: A big part of our focus is to try to incorporate work by local

    isans in our projects.

    Youre interior designers, not decorators, right?

    Van Luchene: Were both licensed, and you dont have to b e in this state. ASID

    merican Society of Interior Designers] is our professional organization.

    Hollingsworth: We do some decorating, but were also able and knowledgeable in

    erior design, which is more dealing with larger-picture issues, such as space planningd finishes and lighting design and specifications.

    Space planning, so sometimes youre involved at the beginning of a house project?

    If its new construction, we hope were always involved at that time. If the clients are

    vvy and theyve been through this process before in another city, then they understand

    e value of having an interior designer at the outset.

    Architects also deal in materials and issues like traffic flow in the house.

    They dont necessarily get as specific in terms of addressing specific furnishings and

    w a client will actually live in and use that space. Thats where we bridge the gap with

    rniture plans and how it impacts window placement and lighting, and circulation paths,

    d how doors should swing.

    Van Luchene: Many of our clients are maybe scaling down from a larger home in

    other city, with perhaps a great collection of art and furnishings. All of that has to be

    ken into consideration. It has to be edited to fit into a new interor.

    Hollingsworth: One thing that happens is that people from the East C oast have smaller-

    ale furniture, including antiques, then they come here, especially in Las Campanas w hereu have large-volume spaces with high ceilings and heavy corbels and you have to try to

    ake those adjustments. Also, the spaces have fewer divisions than homes in the East.

    Van Luchene: And the proportion of the detailing is larger, chunkier. You have flagstone,

    hich is a thicker material, and the big corbels and beams. So how to transition their

    llection into the style. Theres a balance you have to achieve.

    Hollingsworth: The great majority our clients have a second house here or they have

    ired here from elsewhere, and when people come from more formal contexts, such as

    ston and New York, there are more chintzes and silks and crystal chandeliers. When

    ey come to Santa Fe, they find more of a casual idea, with all the primitive wood surfaces.

    In this slump, builders are staying busy with remodels. How does that affect you?

    There are more remodels now, which means a million decisions. People get

    erwhelmed and dont want to make mistakes and those are the people who hire us.

    Van Luchene: Navigating through the whole remodel process is what we do well. We

    ork with the contractors to make sure everything goes smoothly for the client.

    Is reupholstery important?Hollingsworth: Its huge. People want new fabric because its faded or worn out or

    eyre tired of it. Windows are important, too, for light and views, but you have to be

    reful about heat and glare and fading, especially important to people with expensive

    xtiles or art.

    And furniture? Do you buy on the internet?

    Van Luchene: Furniture is a huge part of what we do. We dont shop on the internet, but

    have vendors that have online catalogs. We have fabric and furniture reps come visit us

    etty much every day.

    Hollingsworth: We do shop rugs and accent pieces and accessories locally. We help

    people select art. But for the majority of furniture, we have our tried and trusted dealers.

    Is it typical for designers to have reputations for particular styles, like modernistinteriors?

    We have a tendency for a style we like to work in and we may be known for that a little

    bit, but we also enjoy the variety.

    Van Luchene: A good interior designer will go with whatever the client wants.

    Color, the dreaded C-word, invokes

    a fear for some contemplating adding

    or changing a color on a wall or in their

    decorating scheme. Whether re-vamping

    a room or just spicing it up, you want to

    be armed with my latest tips on using the

    hottest colors, newest paint hues and ideas

    for how to use them.

    Let me start with two examples taken

    from two stunning homes featured in this

    years Parade of Homes. One was designed

    by Craig Hoopes, Hoopes and Associates,

    and built by Gianardi Construction. It

    features Venetian plaster in the great room

    in a beautiful sunflower yellow; I kept

    the furnishings neutral and sprinkled in

    pillows with dramatic pops of black and

    bright sunflower yellow in a dramatic and

    graphic pattern. I used high contrast and

    added in texture for interest to compliment

    the slick surfaces of plaster, polished

    granite and concrete floors.

    The second is of course fabulous,

    designed by architect Rich Strang, A IA, and

    built by Yardman Construction. This home

    features a stunning neutral palette withsharp contrasts of ebony and white. Exotic

    tile and stone from around the world

    gracefully cover surfaces, adding texture

    and color. The palette I designed here was

    strictly to allow the 360-degree views to

    take center stage. Textiles and furnishing

    are mostly neutral but splashed with deep,

    luxurious touches of mocha, red, and, yes,

    turquoise!

    The fashion runway has always played a

    definite role in influencing color in design

    and home fashion. This years runway

    features mustard yellows and greens mixed

    with rich reds and purples, topped with

    neutrals. These colors play well in SantaFe... absolutely yummy! Many color experts

    are inspired by natures palette, which keeps

    us grounded and relaxed.

    From the runway to the retail selling

    floor, product is taking a walk on the bright

    side. Electrifying bursts of color are on

    full display, infusing all aspects of design

    with energy and excitement. Paired with
