You may have noticedduring the past twomonths that national

media coverage of the remodel-ing industry has forecasted apositive outlook on business.The National Association of theRemodeling Industry (NARI)members are attributing therecent growth to project postponement,interest rates and home values. Accordingto the latest NARI Second QuarterlyBusiness Review, which measures remod-eler’s assessment of business conditions,shows NARI members believe the currentbusiness climate is more positive than thesame time last year.

In fact, data shows that NARI mem-bers forecast stronger sales growth in thenext three months, based on three keyfactors: postponement of projects (80 per-cent), growth due to low interest rates (50percent) and 35 percent believe improvinghome prices are also a significant factor.

Remodelers say consumer confidencehas a different tone this time around.People are aware that their home valuesmay not be as high as they once were, yetthat only affects those who are forced tosell. Many homeowners have made thedecision to remain in their home and arechoosing to make improvements andincrease their comfort and long-term liv-ing accommodations. This thoughtprocess allows them to be much less con-cerned about returns on investment andresale values.

This is supported by a homeowner pollconducted on NARI’s Website in May

2012, which showed that 28 per-cent of homeowners planned onstaying in their home up to fiveyears longer because of theeconomy.

Still, NARI members keep aconservative outlook on busi-ness conditions and are work-ing hard to maintain the tighter

and more efficient systems implementedduring the past several years.

Many of us have been waiting on thesidelines for the housing market toimprove before buying a home orremodeling our existing one. These indi-cators suggest that time is quicklyapproaching. In fact, with home pricesand interest rates so favorable, theremay never be a better time to go afterthe home of your dreams.

Certified Remodeler (CR)Designed to recognize and identify full-service remodelers. Candidates musthave a minimum of five years experi-ence and be employed by or own afirm that derives 90 percent of its salesvolume from remodeling.

Certified Remodeler Associate (CRA)Recognizes individuals who actively sup-port the remodeling industry, such as archi-tects, designers, educators, manufacturers,publishers, suppliers and consultants.

Certified Remodeler Specialist (CRS)Reserved for remodelers who specializein a particular area of the industry, suchas roofing or flooring, etc.

Master Certified Remodeler (MCR)This designation recognizes CertifiedRemodelers that have demonstratedcommitment to the remodeling indus-try through support of their localchapter, NARI National, and/or theirlocal community. The MCR identifiesCertified Remodelers that have with-stood the test of time and continue tobe successful within the industry.Candidates must complete and submitthis application for consideration bythe NARI Certification Board. In addi-tion to completing and submitting anapplication to qualify for the MCRcertification, candidates must be aCertified Remodeler for a minimum of10 consecutive years and hold anoth-er NARI certification. Candidatesmust have been involved with theirlocal NARI chapter or NARI Nationaland/or involvement as a leader in thelocal community. Candidates mustsubmit a letter of recommendationfrom their chapter executive or chap-ter president or three letters of recom-mendation from recent clients.

Universal Design Certified Remodeler (UDCR)Individuals with the UDCR designationare recognized as experienced remod-elers with skills and knowledge in allaspects of universal design and remod-eling. Candidates must complete andsubmit this application for considera-tion by the NARI Certification Board.In addition to completing and submit-ting an application, to qualify for theUDCR certification exam, candidatesmust have been in the remodelingindustry for a minimum of 5 years.Candidates must also have completeda minimum of 8 hours of universaldesign remodeling/building relatededucation.

Certified Lead Carpenter (CLC)Designed for lead carpenters who areskilled and knowledgeable in the tech-nical, hands-on aspects of their work,but also have demonstrated skill andknowledge in project management,supervision and customer service.Candidates must have a minimum fiveyears experience with at least two ofthose years as a lead carpenter.Companies who believe in providing aquality product will make sure their leadcarpenters are trained and certified sothey can produce better jobs, be moreprofessional, run projects more efficient-ly, and interact more proactively withtheir customers.

Certified Kitchen & Bath Remodeler (CKBR)This designation allows homeowners toidentify contractors who do extensivework in kitchen and bath remodeling,and have gone the extra mile toimprove themselves and their firm’scapabilities in these areas. The CKBRcertification addresses the uniqueaspects of kitchen & bath design andremodeling, including technical expert-ise and new product knowledge.

Green Certified Professional (GCP)The GCP designation is designed torecognize and identify remodelerswho apply green or sustainable prin-ciples to their remodeling projects.They understand key green buildingconcepts including energy efficiency,site management and use, indoor airquality, water conservation and theuse of building materials and finishes.The GCP certification addresses howgreen remodeling can make homesmore durable, efficient, sustainable,healthier to live in and less expensiveto operate.

As you are thinking about remodeling your home thereare many factors to consider. If you haven’t yet decided whether tostay or move, refer to the previously published article, “Relocate orRemodel.”* Just as there are many pluses and minuses involved indeciding whether to stay in your existing home or relocate, there arealso many factors to be weighed regarding remodeling your home.

In this article we will focus on evaluating your neighborhood and thereturn on investment of your remodeling project. If you have alreadydecided to remodel rather than relocate, it is now time to delve further

into the neighborhood factors as they relate to your remodeling project.Since you have decided to stay in your existing home, you now must

determine the extent of your remodeling and how this relates to theneighborhood. Time is a very important factor. If you plan to remodeland want to sell in the near future, the value of other houses in yourneighborhood will be more important. In this case you might want tochoose remodeling projects that will enhance the resale value of yourhome. However, if you plan to remodel your home with the intention ofbeing there for the long term, other factors are more important.

Joanne Bechhoff, of G.B. Construction & Development, Inc., inManorville, NY, says that neighborhood evaluation is essential when con-sidering a construction project. “To be able to address these issues withpotential clients, the first thing I always ask is: ‘Do you like the neighbor-hood you are living in?’ and ‘How long do you plan on staying where youare?’ As a contractor, if a client only plans on staying in a house for fiveyears or less, then I make my recommendations accordingly,” Joannesays. “However, if a client loves the area and plans on staying longer thanfive years, then my recommendations are tailored more towards ‘wants’and ‘lifestyle.”’

EVALUATE THE NEIGHBORHOODMost of us have probably heard the advice “you don’t want to have thenicest house on the block.” That could also be extended to having the

nicest house in the neighborhood. But, let’s look atwhat that means and where it comes from. First,keep in mind that someone has to have the nicesthouse on the block. That being said, we can nowfurther evaluate this “nicest house" advice. If yourhouse is already worth significantly more moneyand doesn’t fit the neighborhood, then it would notbe a smart financial investment to add more inremodeling. Also if your renovation makes yourhouse worth significantly more money and it thendoesn’t fit the neighborhood, then it would not be asmart financial investment.

In evaluating the neighborhood, we should deter-mine what direction the neighborhood is going.Here it would be helpful to have a crystal ball, butlacking the crystal ball, we can look at other things.Let’s start by examining the history of the neighbor-hood. Is it the same, better, or worse than a fewyears ago? What does it look like now? Are theother homes well maintained or are they in need ofrepair? Kevin Wrynn, CR, with Kevin WrynnCarpentry Inc., in East Meadow, NY, says that thereare many considerations to make when evaluatingyour neighborhood. “For example, are you happywith the school system? Are there parks nearby, andare they well maintained? These are just someexamples of what makes an area desirable.”

Next we need to project the future. If you noticethat some of your neighbors are doing repairs orgetting ready for renovations, that is a good sign.Also look around at how many houses are for saleor recently sold. As new people move into theneighborhood, there is a tendency to remodel.Provided that not all the houses are for sale, newfamilies moving in is another positive sign for thefuture of your neighborhood.

RESEARCH ACCORDINGLYYou can get an idea of what your house and othersin the neighborhood are worth or have recentlysold for by doing some research on the Internet.For example, www.Zillow.com will give you theirestimated value of homes, homes for sale, as wellas recent home sales. You can get data to help withthe decision making process, especially if you planto sell in the near future.

It has often been the case that when one family decides to remodel, others soon follow suit.Sometimes called “keeping up with the Joneses,”this is definitely a positive. It is often the case thatwhole neighborhoods or even towns change as theresult of home remodeling. Probably the most

Some of us will want our homes to be the center of ourlives and activities, while others will want to enjoy life and activities out-side our homes. In making decisions regarding remodeling, as long as wehave decided that we want to remain in our neighborhood, we should nextfocus on those features that will enhance our enjoyment of our home.

To ensure the best return on investment we should keep in mind notonly how we will use our remodeled home, but also how others will viewit when the time does come to sell it. This may not be important to you ifyou have the perfect home for the next 5, 10 or even 20 years. On theother hand, it would be nice to know that your renovations will makeyour home more salable in the future. “You want to invest enough tomake the property comfortable and functional to live in while maintain-ing focus on its marketability for the area,” Joanne said. “A good contrac-tor will review all of your goals, both long and short term, and help guideyou on the size of a remodel and products that will fit in to your goalsand budget.”

Additionally, a good contractor will be able to help you to ensure thatyour remodel will be appropriate for you, your family, as well as yourneighborhood. Your contractor should listen to your ideas and help tocreate solutions to meet your needs. He or she will also let you knowwhat is feasible and cost effective.

This beautiful home is transformed using a modularaddition, changing it from a cape-style home into a modernizedcolonial, adding about 1,000 square feet.

When Terry and Denise O’Hara and their two children movedinto their 1,500-square-foot, cape-style home in West Islip,NY, about four years ago, they knew that eventually they

would need to remodel it and enlarge it to better suit their family’s needs.The family wished to reconstruct the lower level and add four bed-

rooms and two bathrooms on the second floor, and an enormous walk-incloset for a custom master suite—part of the addition. There was anexisting office on the first floor, as well as one bathroom. They wished toknock down some load-bearing walls on the first floor to create a moreopen living room space and dining room.

Now, the home is colonial style and has a beautifully designed frontportico for an entrance.

“Before we decided to remodel, we actually considered moving,” saidTerry. “But we love the block that we live on; the neighborhood is great,and we like the schools.”

FINDING THE RIGHT REMODELERThe O’Hara’s interviewed several area remodeling companies and

researched several ways to do it. “We interviewed about three compa-nies,” Terry said. “And we took recommendations from our friends.”

After detailed meetings and careful consideration they decided to go with Jarro Building Industries Corp. in East Meadow, NY. “We appreciated their [Jarro’s] honest approach, their pricing seemed fair,and they seemed very trustworthy.”

MODULAR ADDITION VS. TRADITIONAL REDESIGNThe O’Hara’s looked into using a modular additionbecause it saves you money. “We did our home-work,” Terry said. “We researched all of ouroptions. We didn’t want to live through six monthsof remodeling our house. We talked to others thathad done a modular construction. The costs arefixed. The quality of build was great.”

According to Marvin Schwartz, CEO of Jarro,when you do a modular construction, there aredetailed measurements of everything. “For example,you have to make sure all of the stairwells line upand the plumbing is lined up for an easy connection.Everything has to line up perfectly for a seamlessresult,” he says. “The job typically goes pretty fast.”

Tony Tiso, CKD, MCR, CKBR, CGP, sales manag-er of Jarro, says that there are many benefits of doinga modular construction. “Normally it can take days toconnect all of the plumbing. This remodel took aboutone-fourth the amount of time to connect the plumb-ing, compared to starting from scratch,” Tony said.

The module came on four tractor trailers andthere was a 70-ton crane on the O’Hara’s frontlawn. All brand-new windows and doors werehung. Jarro re-did all of the siding, the roof, andconstructed a decorative, custom-built portico.Within one week, the entire envelope was complete.

FROM CONSTRUCTION TO COMPLETIONThe family lived there through the entire construc-tion and they moved into the basement. It was thefirst major remodeling project they had done.

Tony says that in order to get the results, Jarrohad to take some bearing walls down, and theycompletely enlarged the upstairs for the addition ofthe master suite with the custom-built bathroom—the modular addition is over the existing garage.

They also made some significant changes on thelower level of the home. They enlarged the livingroom area and did this by moving the bedroomsupstairs. In addition, there are gorgeous Frenchdoors flanked by a large window on each side of it.The doors lead out to the private backyard.

They added custom, prefinished hardwood oakflooring throughout, and totally redesigned thebathroom on the lower level.

On the upper level, four bedrooms were con-structed in total and includes a custom master suitewith a bath—which boasts custom tile throughoutand a unique Jacuzzi tub.

The homeowners had an idea of what they want-ed, and Jarro brought in an architect and togetherthey came up with a basic design. “We had an ideaof what styles we liked. Tony helped us fine tuneour ideas and made suggestions of locations, designideas, etc.,” Terry said.

HAPPY WITH RESULTSTerry said that they were pleasantly surprised at thetimeframe of the project. “On June 12, they rippedoff the top of our house, and by July 6 we movedupstairs; it really happened fast.” Marvin said theproject took 33 days total. PH

“Proper planning is the key to success. Do double diligence in plan-ning. If you plan properly and then execute, you end up with a great newhome,” Marvin said.

The O’Hara’s are very happy with the work Jarro did and the beautifulresults. “The craftsmanship was superior—the trim, columns, raisedcolumns, and the hand-made portico look great. The custom columns are beautiful. They really paid attention to the details,” Terry said.

WWhen Julie Ann Pietrangelo and her husband Matthew Eckstein first looked atthis Prospect Heights, NY, neighborhood

apartment in September 2010, she immediatelyknew that she wanted to purchase the apartmentand remodel it to make it hers.

“I absolutely loved the space, but it was just con-figured all wrong—especially the kitchen,” JulieAnn said. The colors were all wrong as well. “Thedining room area was covered in this teal-coloredvinyl—it just totally was not my style and I knewthat it needed to be remodeled before we could livein it; it was hideous.”

Luckily, her husband still owned his Park Slope,NY, one-bedroom home so the couple lived thereuntil the new apartment was completed.

INTERVIEWED VARIOUS REMODELERSThe first thing they knew that they needed to dowas find an area remodeler. They talked with sever-al local companies; four total. Ultimately theydecided to go with Timeline Renovations, Inc.Robi Kirsic, CKBR, owner of Timeline Renovations,says that he and Julie Ann worked very well together,and they just got along well.

“Basically, I went with Timeline Renovationsbecause of Robi’s personality. We are about thesame age and his enthusiasm about the project wasgreat.” Julie Ann’s brother had also done somework with him in the past, and Robi did some greatwork for him, so she decided to move forward.

CONFIGURING THE LAYOUTAccording to Julie Ann, the kitchen had the worstlayout imaginable. “The kitchen layout was terrible.One whole side of the kitchen was one big line ofappliances. It did have a lot of space, but the previ-ous owner just didn’t use the space well,” she said.

The previous owner and Julie Ann had totallydifferent styles and design ideas. For example, inthe kitchen, the countertops were constructed ofsmall square tiles of tumbled marble. Crumbswould constantly get stuck in the grout and themarble holes. “It just wasn’t practical to have thatstyle of kitchen countertops,” she said.

To fix the kitchen layout problem, they moved and reconstructed the doorways to thekitchen. It used to open up to the bedrooms,which wasn’t ideal (you don’t want kitchen smells in your bedroom).

Robi came up with some pretty great ideas for the layout and Julie Ann did a lot of research.“Together we came up with a plan that reallyworked well,” she said.

LOTS TO OFFERJulie said that besides the kitchen layout, the rest ofthe home was in need of several design changes.“The living room was this ugly dark maroon colorwith no overhead lighting. The bedrooms werehuge and the views throughout the home are amaz-ing, but the current style didn’t use the space to itsadvantage. In the front there are views of theBotanic Gardens and Brooklyn Musuem, you canalso see Coney Island in the distance and on theopposite side of the apartment it has views ofManhattan,” she said.

The newly remodeled kitchen has granite coun-tertops and all stainless steel appliances. The floorsboast large ceramic tiles, colored slate blue withshades of brown.

According to Julie Ann, the master bedroom ison a weird angle. She wanted custom moldinginstalled to emphasize the unique angles. The master bedroom is white, as well as the molding,and looks very bold and elegant. The living roomhas white molding with a charcoal gray paint.

UPDATING THE BATHSThe existing bathrooms were old and out of date.

Robi reconstructed the first bathroom and movedthe tub—totally gutted it out and rearranged it to amore useful area that made more sense. The tubnow has views of Manhattan, and is amazing. Thebathroom feels very big and is much better suitedfor the space, says Julie Ann.

The master bathroom has a standing shower,which will eventually have all-glass doors and hasall black matte tiles. The other bathroom has all 4 x 12 glass tiles, and is stunning.

HIGHLY RECOMMENDS TIMELINE RENOVATIONSJulie Ann has already recommended Robi andTimeline Renovations to her neighbors across thehall. Robi had some great ideas and was also veryopen to her design ideas. “I had some crazy ideasand Robi had some great suggestions. But he also letme know what would work and what would not.”

“Robi was also so great about working with thebuilding supervisors and making sure everythingwas up to code and making certain that theirchanges were doable. He did a great job, and I lovemy new home. I would definitely use TimelineRenovations again, and I highly recommend them.”

When asked if she had any tips for other home-owners when they want to remodel: “Don’t beafraid to speak up and express what your ideasare—because a good designer needs to know whatyou like and also what you don’t like. in many bathrooms. “Water conservation is huge these days. Everyone istrying to go green,” said Jim Decker with Utica Avenue Plumbing Supplyin Brooklyn, NY.

A popular product on the rise is the dual-flush toilet, which uses moreor less water depending on which button is pushed. Low-flush toilets arealso gaining popularity, some reducing the amount of water used by overhalf, from 3.5 gallons per flush to 1.28 gallons.

Certain showers come with the ability to inject air into the waterstream, cutting back on the amount of water used but retaining the feel ofthe traditional showerhead. Air is infused with the water to increase thesize of the droplets, creating the feeling of getting a lot of water while inreality saving water.

HEATED FLOORS While on the pricey side, heated floors are becoming more and more pop-ular. Heated floors take away the chill of walking on a cold bathroomfloor in colder months, but also warm up the entire bathroom without theadded cost of increasing the heat in the rest of the house.

They also come with thermostats so the floor can be set to just the righttemperature when the bathroom is in use, and then will shut down whenthe bathroom is unused. TRENDS WORKING FOR THE KITCHEN AND BATHROOMOther choices to consider are color schemes, faucet color and flowoptions, as well as lighting throughout your kitchen and bath. There areendless options to choose from.

LIGHTS AND DARKS Shades of white are dominating the design scene right now. “Bathroom sinkshave become brighter in the current trends of bathroom remodeling,” saidDidier. “Bright colors are believed to brighten up a dull room in the house.”

White-faced cabinets and lighter stone countertops are huge in thekitchen and bathroom. Designers are seeing a lot more white honed marblecountertops, for example. Homeowners are attracted to the use of white asthe primary design scheme because it gives the home a look that is not like-ly to go out of style anytime soon, as well as looking highly contemporary.

As a result, polished chrome is popular in bathrooms. Decker com-mented, “[Polished chrome] is coming back in a big way. A lot of theinfluences come from Europe because they have a stranglehold on thoselooks. It looks more high tech and futuristic.”

However, many designers are still seeing dark colors, which also add atimeless appeal. “White is still one of the most popular colors; some ofthe darker colors are following up behind that,” said Testa.

Darker polished nickel in the grays, golds and browns is still chosen forits durability. It will not pit over the years like chrome can. Many home-owners are still opting for dark cabinet faces and warm wood finishes,however cherry wood is definitely out.

Many designers are seeing shades of grey incorporated heavily as well,and grey islands are huge. The more distinctive colors like the reds, bluesand greens in appliances are out, except for some of the highest endappliances. Kitchen appliances still hold steady with stainless steel beingthe most popular, seconded by black. Overall, white, grey or darker colorsare the way to go for that popular sleek and contemporary look.

NON-TOUCH FAUCETS Once seen primarily in public bathrooms, homeowners are now bringingnon-touch faucets into the home. “People are jumping on board for thesanitary benefits,” said Decker.

Infrared sensors turn the water on for you, no handles required, and are bat-tery powered. Water temperature and sensor range can be set on most models.

LED LIGHTING Once unappealing because of the harsh and unflat-tering nature of the light quality, new LED lightsgive off warmer and more subdued light. As such,LED lighting is taking off with homeowners since itoffers a great quality light for any room, while alsohelping homeowners cut back on energy costs dueto their low energy usage. Also, LED produces lessheat than traditional bulbs so the home stays cooler.

LED lighting for under cabinets is especially pop-ular, while LED lighting technology overall is mov-ing at a quick speed. LED lights can now also befound in chandeliers and pendant lights, makingthem a versatile addition to almost any designwhim. LED lights are also big in kitchens and bath-rooms as recessed lights.

BATHROOM $30K-60K

Besides the master bathroom, the homeowners had completed most of their renovations prior to moving in.It wasn’t until they settled in did they realize that the bath-

room layout wasn’t conducive to their needs, even though the pre-vious owners had already renovated the bathroom once before.

Since the master bedroom is very large, the client didn’t mindthe idea of taking away some square footage from the bedroomto add to the bathroom. We opted for a pocket door in lieu ofthe existing swinging door, and plumbing was installed toaccommodate a new double vanity with mirrors. We also cre-atively found a way to include a rare luxury for any Manhattanapartment: a washer and dryer. Moving through the doubledoors of the “grand” shower enclosure, you step into the lavish“his and hers” shower area. Each has the luxury of their ownoverhead rain shower along with a handheld shower head.Beyond the shower, a slipper tub on a raised platform hasbecome the focal point of the bathroom, replacing the oldertub that was once cramped into a corner. Niches were carvedinto both the shower areas and along the sides of the tub to create additional space for the homeowners, who were quitepleased with their new bathroom and the way the layout nowbetter serves their needs, both individually and together.

Marcor Construction, Inc.’s overall objective of this project was to increase the workspace in the kitchen area and

enlarge the area’s counter space. While doing this,additional goals of the project included recreatingthe storage and organization system and increasingthe kitchen’s lighting while updating the appearanceof the kitchen. Marcor Construction, Inc. slightlyincreased the overall size of the entire kitchen areaby extending two feet into the existing living roomarea. This increased the size of counter space andwork area. The oven and stove were combined intoone appliance and the refrigerator was relocated toincrease counter and cabinet space. They replaced allof the existing appliances with more modern andaccommodating products, recreated storage systemand increased the lighting system.

Enhancements on this project involved a combination of modernization and eye appealingattributes. This kitchen is the entrance point of thehouse; the first room seen when walking into thehome. The resident’s main goal was to make thisroom the most desirable kitchen to walk into with abright and inviting feeling when entering the home.

Their desire to make the kitchen both “different” andsomething you wouldn’t see just anywhere met bytying the cultured stone into the project. The use ofcultured stone behind the glass front cabinets and asthe kitchen's backsplash, was an innovative option.Cultured stone is not often a material anyone wouldexpect to see in a kitchen, however, it is a focal pointand a major contribution to the beauty and unique-ness of the kitchen area.

ENTIRE HOUSE $250K-$500K

The client of this entire house remodel was looking for a complete update of a ranch they just purchased. They wanted to increase the

living space, update all mechanicals while updating theenvelope of the home, creating a more energy efficient andcomfortable interior living environment. Aesthetically, theywere looking for a traditional space, but not necessarily a cookie cutter of the other homes in the community.

The exterior has gone from worn and drab to bold yetrefined. The home now has a more modern and up-to-datefeel, while maintaining the traditional feel the owner wasgoing for. The stone in the front breaks up the lines ofthe vinyl siding and offers texture and depth to the front.The dark stained front adds warmth.

The entire interior was gutted and brought into the 21st century with an elegant entryway, kitchen, bathrooms,bedrooms, family room, living room, office, grand entry and a new efficient traffic flow.
