Located in Patchogue, NY, Island Kitchens & Baths is one of theleading remodelers on Long Island. Specializing in kitchen, bathroom, home office and entertainment unit design, installationand remodeling, Island Kitchens & Baths combines innovativedesign capabilities with superior products to transform your existing space into a room fit for living, a room fit for you.

Charles A. Testa, CKD, CBD, owner and president, brings years of knowledge and experience in the home improvement industry to each and every one of his dynamic kitchen and bath creations. He began his career as a carpentry contractor specializing in homerenovations and eventually introduced his skills and creativity intothe designing of unique kitchens and baths.

“The goal of every project is to create a kitchen or bathroomdesign that’s personalized to the customer’s needs and budget,”says Testa. “Utmost priority is given to functionality,” he says. “For instance, a kitchen is supposed to be a workplace first.”

“While function is a key element in all of our designs, creativityand color are important factors as well,” Testa says. “For a design tobe successful, the homeowner must really enjoy being in the room.”

High-quality products are hallmarks of every Island Kitchens & Baths project. “We work with America’s leading kitchen and bathroom manufacturers to offer you cabinetry, countertops and plumbingproducts that transcend common design boundaries,” says Testa.

“The use of superior products is crucial to design success and customer happiness with the end result.”

His fusion of creative design and functionality has been applaudedby more than happy clients. Here is what a few had to say:

“At the onset of our remodel, we had many questions and a fewideas. Charlie helped us focus on a design that is both functionaland visually pleasing. His attention to detail was of paramountimportance, and it is manifestly evident in the result.”

“A great professional kitchen designer is as important as a goodarchitect. An architect may create the overall space, but a good kitchendesigner is needed to sculpt the layout, design and aesthetics of thetrue ‘heart’ of the home... the kitchen. Charlie Testa did exactly that.”

“Quality was foremost on our minds from the beginning of theproject. Your professional approach gave us the confidence the jobwas going to be done right. The fit and finish of the cabinets, andthe total look and functionality that was achieved is exactly whatwe had hoped you would accomplish for us, and you came throughwith flying colors.”

Island Kitchens & Baths has received NARI NYC/LI CotY awards foroutstanding kitchen & bath design/remodeling in 2001, 2002, 2003,2004, 2005, 2007, 2008 and 2009, Regional CotY awards 2005,2007, 2010 and a National CotY Award 2005.

Iwant to improve myhome, but how do I payfor it?”

“I love this neighborhood,but I hate the house…”

“If only this house just hadone more bedroom and onemore bathroom…”

These are commonly askedquestions and comments and unfortunate-ly they go unanswered for far too long.

The myth that the “banks just aren’tlending” just isn’t true. The myth that “Ican’t afford this home improvement rightnow” may not be true either.

Financing for purchasing, refinancing,or renovating a home these days certainlyhas taken a change in paradigms. Creditscores used to be the main focus on howa lender looks at your loan applicationand determines if they will give you aloan or not. Today, the three main areasare credit, capacity, and collateral.

Credit: What’s your score? Credit scoresrange between 350 – 850; with 720+ beingon the “excellent” side. A credit score thishigh will provide you with the best interestrate. Keep in mind that your whole creditprofile is looked at—not just the timelinessof your monthly payments.

For example, how much do you owevs. your available limit? How long haveyou been exercising your credit? Do youhave any judgments, bankruptcies, etc?The big “3” (Experian, Trans Union, andEquifax) will provide you with your cred-it score free of charge and will not effectyour score when requested. It’s a goodidea to keep your credit temperature, asmany areas of your life are affected by it.

Capacity: How much do you earn?Lenders have just about done away withthe “stated income” type loans. Incomemust be documented and verified by thereview of W-2’s and/or full tax returns. Ifyou’re self-employed they will want to seeyour corporate or business returns for thepast two years as well. Your verifiableincome is calculated and your ability toqualify for the loan is determined by howmuch you make plus your other monthlyobligations.

Collateral: How much is the propertyworth? Lenders will determine a “loan tovalue,” or LTV, of your loan based on anappraisal done to your home usuallyordered by one of their approved realestate appraisers. With the market of

foreclosures and short salesthat is so abundant, this couldhave an effect on the value ofyour home as well. The goodnews is, however, there arefinancing options availablewhere the “as finished” valuewill be used by lenders whendetermining the LTV.

The National Association of theRemodeling Industry (NARI) contractorsnot only are experts in the field of remod-eling, but are also very aware of the mar-ket and its current conditions. They knowwhere to direct you to get the answers andinformation you need before you make thebig decisions. Lean on our membership fornot only the best quality work you can findin a contractor, but the professionalismand honesty that is so seldom seen bymany homeowners looking to improvetheir homes.

Top 10 ‘MUST-HAVE” features fortoday’s homeowner/homebuyer:• Large Kitchen;• Energy efficiency (including

appliances, insulation, and windows);• Home office;• Main-floor master suite;• Outdoor living room;• Ceiling fans;• Master suite soaker tubs;• Stone and brick exteriors;• Community landscaping (with walking

paths and playgrounds); and• Two- or three-car garage.

Be aware of what improvements willand will not add value to your home. Those fancy cabinet handles in thekitchen will not. The new roof, boiler, andsiding certainly and most definitely will.

Whatever your project may be, NARImembers can help. Your home is yourbiggest investment, why would you trustanyone but a NARI member to be the oneto make it best for you and your family?

These difficult times seem to be gettingbetter. It’s very hard to make decisions.Proceed with caution, but proceed.Interest rates have never been lower in his-tory; you have NARI contractors at yourfingertips… what more do you need?

This past summer, the NationalAssociation of the RemodelingIndustry (NARI) teamed up with

the North Shore Holiday House, a non-

profit residential summer camp for girlsin need, to improve the condition of thecamp facilities. Each summer NorthShore Holiday House is home to morethan 200 girls and serves as an escapefrom their everyday stressful lives sothat they may see a brighter future forthemselves.

North Shore Holiday House is a pri-vate, non-profit, residential summercamp for young girls in need. It pro-vides a supportive and enriching pro-gram that is accredited by the AmericanCamping Association. The camperscome from economically disadvantagedfamilies who qualify for the USDAlunch program.

Founded in 1914, Holiday House wassponsored by the New York HeraldTribune Fresh Air Fund during its earlyyears. In 1929, Robert W. and Emily J.DeForest donated the property at 74Huntington Road for the nominal sum of$100. The original building was a WorldWar I Barracks moved from BrindleyField in Commack.

Over the years, the camp has under-gone extensive renovations. A new mainbuilding was completed in 2004. Two

new bunkhouses and a bathhouse wereadded in 1995.

Community involvement has increasedwith the formation of an advisory boardof individuals from various fields includ-ing business, law, medicine, and schooladministration.

So how did these two organizationsmeet? By chance. NARI ExecutiveDirector Lesa Dresher stumbled upon thecamp when driving through the area.Lesa and Holiday House Co -VP, CarmenFriedlander, organized a date whereNARI members came down and donatedtheir time and skills to help repair some ofthe disheveled facilities. “We wereextremely excited about helping out sucha great organization,” said John Hogan,NARI Board Member. “With our man-power and their resources, we made a realdifference there.”

The big renovate and repair was June12, 2010, just in time for the summer2010 session at the camp. Some of theareas worked on were the cabins andbath houses. “We are so appreciative ofNARI’s help and their ability to makeHoliday House an even better place forour girls,” said Carmen Friedlander,Co - VP North Shore Holiday House.

Pessimism about the economy has made many peopleput their remodeling plans on hold. For those of us whoare optimistic and for those of us who want to be in

charge of our lives, it is time to stop waiting, and move forwardwith our lives and plans. Now that you have decided not to putyour life on hold and move forward with improving your homeit is important that you make your remodeling experience apositive one. The process starts with the decision to improveyour home. Next it is critical that you choose the right profes-sionals to work with.

WHO SHOULD YOU WORK WITH?Choosing the right professionals is more than just finding theremodeler or decorator with the lowest price. It is even moreimportant that the company you choose to work with is theright company for you.

There have been a number of articles written and variouspublications that tell you how to choose a remodeler. In thisarticle the focus will be on choosing the remodeler who is rightfor you so that you, your family, and your home will have a pos-itive experience. Yes, I said “your home.” Depending on theproject you plan, the life, health, and safety of your home maybe one of the most important considerations in choosing a pro-fessional remodeler.

The following discussion is not meant to replace the basics inchoosing a remodeler, but to help you go beyond the basics inyour selection process.

LICENSED AND INSUREDObviously you want a contractor who is licensed and insured. In addition to these criteria, there are other requirements thatcontractors must adhere to. The recently enacted nationalEnvironmental Protection Agency (EPA) law on lead has beenput in place to ensure the health of those who have potentiallead issues in their homes. Be sure to ask if your potentialremodeler has been trained in lead abatement and is EPA certi-fied. In addition to checking for licensing and EPA certification, finding a contractor who is a member of a professional associ-ation such as the National Association of the RemodelingIndustry (NARI) tells you that this contractor has gone beyondthe basics and has joined a professional association thatupholds a code of ethics and supports continuing education.

It is important that you are fully aware of the differencesbetween contractors. Unfortunately there are still those whoignore the rules because it is easier and cheaper to do so. Peopletend to think that nothing can happen so why worry. But the bigquestion is what if something does go wrong. The other ques-tion to ask yourself, is if the contractor is ignoring the law, whatelse might they be ignoring? It is important that you realize youhave very little protection if you do hire an unlicensed or unin-sured contractor.

I often ask myself why someone would risk their mostimportant investment by hiring the cheapest contractor. I willgo so far as to say selecting the right remodeler may actuallybe a matter of life and death, the life and death of your homethat is. Following are two examples of what can happen whensomething goes wrong.

WHEN THINGS GO WRONGIn a recent conversation with a client I was reminded of a homeremodeling tragedy I heard about two decades ago. At thattime, the story was shocking. In fact it is still shocking—what isworse is this type of thing still happens.

The original tragedy involved a family in upstate New Yorkwho decided to remodel their home by first enlarging their base-ment. To make the basement usable, it was determined that twofeet needed to be dug out. To gain access to the basement, thecontractor needed to lift and move the house. Unfortunately, inthe process of moving the house, they dropped it. Yes, you readright. They dropped the house. If this doesn’t sound badenough, it gets worse. The contractor was not insured.Fortunately for this family of five, they were part of a churchcommunity, which helped them find temporary housing whiletheir house was put back together. It took over a year to put thehouse back together.

This recent tragedy was reported to me by a client from theMidwest. He had been disappointed that he had not been cho-sen for a particular project. The homeowners wanted to savesome money, so they chose the low bidder. Recently my clientwas in the area and decided to drive by to see how the projectwas going. He was shocked and quite dismayed to see that thehouse had collapsed. Although he doesn’t know the details ofwhat happened, he was told by their architect that the couplehad to move to an apartment.

As I was thinking about these two situations, I had to askmyself, why would anyone want to leave such an importantdecision and valuable asset to chance? You are probably think-ing that would never happen to you; let’s hope it doesn’t, butlet’s also take an ounce of prevention.

PREVENTION IS KEYYou may be thinking that your project is small and there is noway you could end up with a collapsed house. The worst thatcan happen is probably proportionate to the size of the project. While this may be true, remember you may have to look at apoorly done renovation for years or until you decide to have thejob redone. I have had clients tell me that they are doing a bath-room or a kitchen for someone who had the same project donewithin the last few years. I’m sure that you would rather do yourproject right the first time, instead of having to do it twice.

Keep in mind that a professional remodeler will also use pro-fessional subcontractors for electrical and plumbing work.Obviously, you want a safe electrical installation. You also don’twant a plumbing mess to handle, especially water damage toyour newly renovated home.

Now that we have looked at some of the basics in pre-screen-ing contractors, let’s look at the finer considerations in choosingthe remodeler who is the right remodeler for you.

ALWAYS CHECK REFERENCESIt is always beneficial for you to speak with references. I wouldnot consider working with someone who can’t provide refer-ences. When you speak with these references ask about how theproject went. Also ask what they liked most and what they likedleast. Although they may have loved the contractor, there is usu-ally something that they liked least.

Another part of your decision in choosing a contractor is togauge whether the contractor has experience in the type ofproject you are interested in. For example, if you want to reno-vate your kitchen you would want to choose someone who spe-cializes in kitchens. Even beyond that there are many differ-ences. Some contractors have more expertise in different areasof construction. Some specialize in doing simple, straightfor-ward work, while others specialize in designing the projectaround your needs. It is important for you to determine whowill best suit your specific needs. A professional contractor isconfident in explaining his services and experience. He willgladly provide you with multiple examples of previous projectssimilar to the one you have in mind.

COMMUNICATION IS CRITICALNow that you have done the preliminary steps in selecting theremodeling professional you want to work with it is time foryour next step. The initial meeting with the potential contractorcan tell you a lot about what the future holds if you decide tochoose this remodeler.

A key aspect in choosing your contractor is communication.Depending on the size of your project you could be dealingwith your contractor for an extended period of time. Thereforeit is critical that he is willing to listen and communicate. For

By Lorraine Hart

Page 22: RTFW10NY

you, that means that he pays attention and appreciates yourneeds and is able to clearly explain all aspects of the project.Listening to and understanding your needs can make or breakyour project. You want to work with someone who listens, isopen to your ideas, but who can also recommend solutions tosatisfy your dreams for the project. Both you and your contrac-tor must realize that this is your home and your project.

Communication is critical to a successful outcome, whetheryour project is a small enhancement or a major home improve-ment. It starts with the professional remodeler asking the rightquestions and listening to your answers. It includes his ability tounderstand your needs, wants, and goals. It also includes hisability to rapidly assess the project and create a proposal that isunderstandable without being over complicated.

BE HONESTThese abilities encompass a sense of caring and honesty and thewillingness to do what it takes to satisfy you. Just as you wantto work with a contractor who is willing to communicate toyou, it is equally important that you communicate openly andhonestly to him. With good communication you will end upwith a successful project, a project that satisfies your hopes anddreams, and a project that your contractor will be proud of.

Rather than focusing on price negotiations, I suggest that youand your contractor focus on creating your dream for yourhome. Keep in mind that this renovation, whether small or largeis something that you may be living with for years to come. Youcertainly don’t want to have any regrets or wish that you had

done it differently. The small amount that you save now maynot be worth it in the long run. By communicating with yourprospective remodeler, together you will be able to make yourdream a reality.

BE CLEAR ON YOUR BUDGETTo establish a good working relationship with your contractorhonesty is needed on all sides. It is best to share not only yourneeds and wants for your renovation, but your restrictions aswell. Unfortunately I often hear about the broken relationshipscaused by lack of information from the beginning. In order for aprofessional to create a sound, realistic plan for your project, it isimportant that they have some type of idea of your budget. Iknow that many of you will resist this, however I want to pointout that it is next to impossible for anyone to create a project planand proposal unless they have some idea of your financial limits.

It doesn’t have to be the exact amount of money you canafford, but you need to give some parameters to the remodelingprofessional. This will guide them in developing the project andselecting materials. A good remodeler will be able to give you var-ious ranges and you can choose the range that will be most com-fortable for you. Otherwise the prospective contractor is ham-pered in determining which way to go. If the project is too low-end you will be disappointed because it doesn’t have all thosethings in which you want included. On the other hand if it is toohigh-end you stand the chance of falling in love with somethingthat is just not affordable. In either case you both lose.

WHAT ARE FREE ESTIMATES?Another area to address is that of free estimates. We all see adsfor free estimates, but most of us don’t know what that means. What it should mean is that the potential contractor will meetwith you to get an idea of what home improvements you areinterested in. Once the scope of the project is loosely defined, thecontractor can give some ball park ranges. A free estimate doesnot mean that the contractor will create a design, or do a designanalysis and feasibility study. That is beyond the scope of a freeestimate. Professional contractors deserve to be compensated fordesigns or anything that requires significant analysis.

By selecting a contractor that will do a professional analysisup front, you will ultimately save time, money, and aggravation.By getting all the questions answered up front there will befewer surprises and fewer change orders.

I suggest you and your contractor focus on buying yourdream, rather than just negotiating price.

Congratulations on making the decision to take charge ofyour life and to create the home of your dreams.

It is all about the “green” these days—both economically and environmen-tally. Have you become one of the

millions of homeowners actively search-ing for natural, eco-friendly home prod-ucts? This appreciation and concern forthe environment is a quickly transcendingsentiment, as homeowners actually spendmore time outdoors, enjoying it.Furthermore, homeowners are carryingthe aesthetically pleasing, comfortable, and decorative aspects of the indoors—outdoors. The cozy, eco-friendly outdoorroom has officially permeated the ever-changing housing market.

In the current economy, we all knowextra incentives and add-ons to currenthomes and new properties increaseresale value. According to an annualhome design survey to architects by theAmerican Institute of Architects (AIA),as early as 2007, your friends and neigh-bors began requesting greater attentionto outdoor living spaces with upscalerenovations including kitchens, court-yards, and decorations.

More recently, the National Associationof Homebuilder's (NAHB) 2008 surveyresearch among designers, architects, mar-keters, and builders found that 65 percentof luxury homebuyers will be expectingoutdoor features for their homes, includingfireplaces, gourmet outdoor kitchens, fur-niture, and decorative accessories among ahost of other outdoor living indulgences.

In 2010, this trend is only picking upsteam. Initially driven by economicforces, families are spending more time athome, which leads to the desire toexpand the interior home sanctuarybeyond the backdoor. Homeowners areanxious to start designing and creatingrelaxing, resort-like exteriors completewith outdoor furniture, appliances, andproducts—all of which rival indoor fur-nishings in comfort and functionality.

Going “Green” has taken on an allnew meaning: it’s about creating aneco-friendly, outdoor space that allowsyou to enjoy nature while simultane-ously increasing the value of yourhome, thus adding a little green to yourbiggest investment. Keep reading tofind out how…

CONSTRUCTING A DREAM KITCHENOutdoor grilling was at an all-time highin 2008. In fact, over one-half the nationcooks on their outdoor grill year round.Obviously, the logical next step for home-owners is to invest in an outdoor kitchenas a first addition to any outside livingspace (Propane Education & ResearchCouncil (PERC)).

Kitchens have long been the corner-stone of the home, both for everyday useand entertaining. The kitchen is the com-mon place for families and friends togather and converse. Therefore, it’s notsurprising within the growing trend ofoutdoor living that the building industryhas seen the rise in many companies spe-cializing in kitchen appliances, cabinetry, and accessories for just that purpose.

“Outdoor kitchens are becoming more inclusive and functional spaces.Designers, architects, and homeownerscan now create the perfect setting that’sas well appointed, warm, and inviting asthe interior—a special getaway for fami-ly and friends,” said Mitch Slater,President and Founder of DANVER, amanufacturer of upscale outdoor/indoorstainless steel cabinetry.

Admittedly, in terms of time andresources, outdoor kitchen constructionwill be the most heavily demanding por-tion of the outside space; however, anoutdoor kitchen will also traditionallygarner the largest return on investment.Outdoor kitchens have become so muchmore than a quick island to stick yourgrill in. Companies like DANVER offer aone-stop shop of appliances and productsequipped to handle the outdoor condi-tions from stainless steel cabinetry topizza ovens, refrigerators, bartender cen-ters, etc. And don’t worry about thedesign; not a fan of the contemporarylook of steel? Try all the benefits of steelwith the look of wood, or a paint color toblend right in with your personal tastes.Locally, P.C. Richards offers many ofthese products to choose from.

residence and make the outdoors moreinviting. Exterior siding companies thatutilize natural elements and recycledmaterials only make it that much moreauthentic.

“Using sustainable fiber cement panel-ing, as opposed to vinyl or wood siding,is an easy alternative that offers moredesign flexibility and peace of mindabout conserving the environment,” saysDarrin Haugan, Senior Vice Presidentfor Nichiha, a manufacturer of eco-friendly fiber cement products.

“We were very pleased with Nichiha’sfiber cement siding. We chose the prod-uct because it was economical andoffered many green benefits and LEEDcredits,” said Robert Cain, PrincipleArchitect on first Platinum LEED Homein the Southeast.

Still need a little more design to give theoutdoors that indoor comfy feel? A newemerging trend is adding outdoor archi-tectural accents and details, improving theoverall feel of the home and subsequentoutdoor space. Implementing a smallchange such as crown mouldings on pavil-ions, porches, gazebos, or the home’s exte-rior results in those little extra toucheshomeowners are dying to see.

“Century Architectural Specialties’product lines, all of which are functionalinside and outside, provide home exteri-ors with an understated softness and

inviting personality that one would hopeto find in a place they call ‘home,’” saysDwight Duncan, President and Owner ofCentury Architectural Specialties.

Century’s polyurethane mouldingsproduce no greenhouse gas emissionsand contribute zero to ozone depletion.Unlike wood, polyurethane is 100 per-cent stable, and they will not mold, splin-ter, crack, warp, decay, and are impervi-ous to insect infestation and leaching.

Implementing fine details and personalcomforts can transform your home’sexterior into an outdoor living experi-ence. Landscaping, cozy all-weather fur-niture, seasonal lighting, and musicspeakers give you the ability to customizeyour outdoor space into your own per-sonal oasis. The backyard may quicklybecome your favorite place in your hometo spend time, no matter the season.

LOOKING FORWARD: TREND TO REALITYAs major home improvement companiesare reporting revenue gains, the housingand remodeling market is well on its wayto a drastic upturn, thus freeing up dis-cretionary income to spend on homeadditions, expansions, and remodelingprojects with a focus on the outdoors.

Therefore, it is realistic that this trendof outdoor living will soon be considereda staple of the modern, American home,

and it will be a positive investment for dis-cerning homeowners to consider whenlooking to increase overall home resalevalue. As this trend continues to grow itgets easier everyday to find the resourcesyou need to help expand your living spaceoutdoors and the products that fit yourstyle and green-minded personality.

Jack and Louise McQuade movedinto their 1,800-square-foot seasidecottage located in Islip, NY, in 1974.

Originally built in 1919, they’ve appliedplenty of tender loving care to the housein terms of both structural and aestheticrenovations over the years. Having remod-eled their kitchen and dining room withthe help of Island Kitchens & Baths a fewyears ago, they knew who to call whentheir living room ceiling started to sag.

“The fellow we bought the housefrom was a do-it-yourselfer, but he reallydidn’t have the proper skills,” Jack com-ments. “He did a project in which heremoved a load bearing wall and itsabsence, over time, was problematic.”

With the front door in the middle ofthe house, there had been a hallway thatran to the back of the house. The previousowner took out a load bearing wall thatran approximately 22 feet from the frontof the home to the back. With two bed-rooms and a half bath upstairs, the livingroom ceiling below started to sag due tothe weight of the second floor. And theproblem was getting worse with time.

Additionally, while the driving forcefor the project was to correct the lack ofsupport, Louise and Jack decided toremodel their living room at the sametime. So they contacted Charlie Testa,president/owner, of Island Kitchens &Baths to do the renovation.

STRUCTURAL CORRECTIONSAccording to Testa, the first step was tostabilize the ceiling structure that, overthe course of several years, had settledapproximately 4 inches. So Testa andhis team removed the existing ceilingalong with a wall in a bedroom whichwas directly above the center of the liv-ing room. This relieved the weight ofthe room and the ceiling popped up sev-eral inches. A ledger board was theninstalled around the perimeter of theroom and new ceiling/floor joists wereinstalled to even out the ceiling. V jointboards were installed and decorativebeams built of rough sawn cedar andstained a dark finish for a contrast, which added to the rustic décor thatwould eventually characterize the livingroom remodel.

TRANSFORMING THE LIVING ROOMThe existing living room featured 35-

year-old paneling, a brick fireplace andan open shelving, which system left theroom looking cluttered. The wood andthe bricks were painted white. The

recently remodeled kitchen and diningroom feature tobacco pine plank floorsand pine cabinetry that the McQuadeslove. So they decided to incorporatesimilar materials and color schemesthat would compliment these areas andbring them together.

Woodmode Knotty Cherry cabinetswith a warm amber stain were selectedfor the book cases and fireplace sur-round. These provide storage for theentertainment system and for addedbook storage.

The white-painted fireplace was trans-formed using river rock cultured stonearound the fireplace and hearth area. Aflat-screen television over the fireplacewas trimmed with wood moldings thatmatch the cabinets, as were the windowson either side. This area creates a greatfocal point for the entire room.

“We’re particularly fond of a windowseat that was created by doing a 12-square foot bump-out,” Jack comments.

“Built near the stairway with a base ofdrawers underneath, it provides a nicesecluded sitting area.”

The wooden floors were fromreclaimed barns. The rough texture wasmaintained for its rustic appearance, and a natural finish was used. Lightwashed bead board was used on theceiling and was accentuated by the darkwood beams.

The treads on the stairs going upstairswere sanded down and were to be stainedwith a dark finish. The risers were not in very good condition, so they wererefaced with 1/4" plywood. To disguisethe edges, a moulding was applied tocover the edges as well as create an addi-tional detail.

The door and window trim createdwere of a Craftsman style and matchedthe styling of the cabinetry. Finally, asplit door, (Dutch Door) with Craftsmanfeatures, was installed in place of theoriginal door.

TRUST IS KEYThe McQuade’s project took approxi-mately eight months from start to finishand they are thrilled with the results.

“I think it’s really important to havefaith in your general contractor,” he says.“It’s a partnership and neither party canknow everything that will happen overthe course of a major job, particularly inan older home like ours. So if you don’thave trust and a good relationship, youwon’t be successful.”

“I found that the people Charlie hiredto work with him on this project were thekind of people I wanted on the job, andthat made all the difference in theworld,” Jack concludes.

This 100-year-old, Huntington,Long Island, NY, home servedthis homeowner quite well over

the years, but now with their kids older, and for the most part out of the home, the homeowners wanted to enlarge theirkitchen and create a great room to trans-form it into a space that had ample roomto cook, eat, and relax.

OVERCOMING CHALLENGESDouble D Contractors Inc., in Hicksville,NY, the remodeling company that washired to do this project, met with the fam-ily and started going over some optionsof what could be done. Doug Dervin,CR, CLC, met with the couple andimmediately saw that there were going tobe some tough challenges for this project.

“The walls were 12-inches thick, and weneeded to extend them on a corner inorder to make the room bigger. Ultimately, they wanted to extend the kitchen and addabout 140 square feet to the existing layoutof the home,” Doug said.

According to Doug, the existing kitchenhad been extended before, which added tothe problem of extending it now. “Theprevious extension was supported by asteel I beam and now we were removingthe end support to square off the corner.”

UNIQUE SOLUTIONSDouble D Contractors constructed tem-porary walls to support the 12-inch thickbrick walls above while all of the newsteel was installed. A special lally columnwith a large plate was used to support the

now three intersecting I beams. The col-umn was covered with brick to addcharm to the new space.

The HVAC units were located just out-side the area and the underground elec-tric service, telephone, and cable lines allentered the home at this corner.

“We had to install a manhole to spliceall the services and re-route them to thefar left corner,” Doug said. Additionally, the existing brick patio flooded everytime it rained so it was removed and anew drainage system was added beforeinstalling a brand new patio.

MATCHING UP THE OLD WITH THE NEWThe existing brick and mortar had beensandblasted previously so all of the new

brick and mortar was also sandblasted, stained, and colored to match the exist-ing as close as possible. The existing win-dows had a concrete crown over them sothis detail was matched also.

The new porch roof was framed withthe roof of the new extension so itwould look as if this extension andporch were always a part of the house. The field stone base was mixed with alittle new stone and mostly the existingsalvaged stone.

Marvin windows and doors wereselected for their beauty as well as ener-gy efficiency. “We needed to match theexisting windows, yet it was also veryimportant to get the needed perform-ance,” Doug said. “The wood interiorand exterior was also very important tothe homeowner—so that it wouldmatch the character of the rest of thehouse, as well.”

QUALITY PRODUCTS USED THROUGHOUTOn the interior, Candlelight cabinetswere selected for their quality finish andconstruction. The layout was modifiedslightly from the original with addedcounter space and cabinet storage, which was a major reason for theremodel, as well.

Viking appliances were used and whitemarble counter tops and back splashrounded out the new, much-lighterkitchen compared to the existing space.

A combination of down lighting fromhi hats, ceiling-mounted drop lightingover the island and breakfast area tableand added under-cabinet task lightingmakes for a safe, well-lit kitchen, eatingarea, and relaxing den.

Wide-plank, quarter-sawn oak flooringwith a dark stain finish matched the restof the home. The new stairs and railingswere stained to match the floor, ending ina seamless result.

LOCATION, LOCATION, LOCATIONRecently married, the Marinos loved theneighborhood where Chris’s existinghome was located, but the traditionalCape Cod-style house only had about1,000 square feet of living space and anunfinished attic.

“I’ve lived here for quite a while andwe both really wanted to stay,” Chrissays. “We knew, however, that we would

need to do a major renovation to get thespace we needed.” So they settled on aplan that would renovate the first floorand add a second one, more than dou-bling the living space.

A MAJOR PROJECTThe first step involved removing thesecond floor attic, removing the firstfloor ceiling and gutting the homedown to the bare studs. They installedcompletely new 28 foot floor beamsrunning from the front of the home tothe back and added a double LVL beam

around the entire house, allowing themto transform the first floor into a com-pletely open design. First-floor ceilingheights were raised to nine feet withhighlights of the open floor plan being acompletely renovated kitchen and stun-ning new living room.

The new second floor houses thehome’s three bedrooms. Second-floorhighlights include a large master bed-room, master bathroom and a walk-incloset. All together, the remodel offersthe Marinos 2,300 square feet of livingspace.

SIGNATURE ROOMSThe first floor includes two of Chris’sfavorite spaces: the kitchen and the livingroom. The kitchen is a wide-open spacethat backs up to the dining room. Amplestorage space is provided by maple hard-wood custom cabinets, including a beau-tiful custom range hood. Dark granitecountertops provide plenty of workspaceand also sit atop a large island that pro-vides seating for three. Stainless steelappliances form the “business end” ofthe room while a French pattern porce-lain tile floor and hanging lighting overthe island complete the transformation.

The kitchen is open to a dining areaand to the rest of the first floor’s livingspace.

The living room itself touts a custom-made full-wall wooden cabinet. Itincludes bookshelves, a fireplace insertand a built-in television. A coppered ceil-ing provides a dynamic look and hidesthe speakers for the home’s entertain-ment system.

“We love to entertain and the house isnow perfect for it,” says Chris. “The liv-ing room and den are wide open to the

dining room and kitchen, so our guestscan always see each other and talk toeach other. The first floor is absolutelythe hub of the home.”

A NEW SECOND STORYUpon entering the home, a grand stair-case leads to the new second story. Solidwood treads and railings are lighted by achandelier that can also be seen from theoutside via a large second-story window.

A new master bedroom and walk-incloset provide the couple with plenty ofroom to relax. And they’re highlightedby a master bath touting a large walk-inshower. The bathroom features tumbledmarble and tile throughout including alarge two-sink vanity.

CONTRACTOR OR HOMEOWNER?The four month project was especiallyenlightening for Chris because he foundhimself in the familiar role of contractorpart of the time and in the unfamiliarrole of client/homeowner the rest of theproject.

“The hardest part for me was that Ihad too many ideas and too many

styles to consider,” he says. I’ve doneso many remodels over the years thatwhen it came to doing my own home, Iwas lost,” he chuckles. “I wanted tothrow everything in and you just can-not do that.”

The Marinos narrowed things down byfocusing on the style they liked the bestand whether or not a feature was func-tional. For instance, they settled on theopen floor plan because it was most con-venient for entertaining.

“I also found myself faced with manyof the same decisions my clients have tomake during a remodel,” Chris says,“and that’s going to make me a bettercontractor. Having gone through itmyself, I now have a better understand-ing of how they might be thinking. AndI’ll be that much better at meeting theirneeds,” he comments.

On June 20th, 2010, the LutzFamily of East Setauket got asurprise visit they would remem-

ber for the rest of their lives. From thepitchers mound of Yankee Stadium, TyPennington, of Extreme Makeover: HomeEdition, announced their home would beremodeled. The entire announcementwas shown to the jam packed crowd onthe Jumbotron! After the Extreme designteam brought the Lutz family to the pitch-ers mound, Sal Ferro, President/CEO ofAlure Home Improvements led an armyof blue shirt volunteers to the middle ofthe field to congratulate the family forbeing selected.

Having completed seven previousbuilds for Extreme Makeover: Home Edition,Ferro was excited to bring another build toAlure’s backyard… Long Island. “We arethrilled that Extreme Makeover: HomeEdition has selected a Long Island familyfor this makeover and we are excited tonot only make a difference in the lives ofthe deserving Lutz family, but to also playa major role in inspiring the Long IslandCommunity to come together for a greatcause.” says Ferro.

ABOUT THE LUTZ FAMILY Unable to have children of their own, theloving couple Grace and John Lutz gavetheir hearts to 18 adopted kids, seven ofwhich were born with Down Syndrome. After the couple passed away, one of theadopted daughters, Kathleen, gave up hercareer and gladly came home to take careof six of the Down Syndrome siblingswho currently range from 20 – 25 years ofage. Tragedy struck again when Kathleensuddenly and unexpectedly suffered froma grand mal seizure, and was diagnosedwith inoperable cancer. Another one ofher brothers, John Jr., had to move backhome to take care of all his siblings andleave his successful career as a gymnas-tics coach. Kathleen’s health is now sta-bilized and both brother and sister carefor their family as a team.

“It’s all about giving back to the Lutzfamily. We’re out here working hard forthem.” said Ferro just after coming outfrom behind the house where they hadjust installed a new pool for the family. While the build was going on, the Lutzfamily was not too far away, vacationing

in the Hamptons. When the Lutz familyreturned on Sunday, June 27th, theyarrived in style sporting a yellow cabstretch limousine for the “Move that Bus!”part of the show where the Lutz familygot to see their new home for the firsttime. Immediately after exiting the cab,Daniel was so overcome with excitementupon seeing his new home, he threw hishands in the air and ran up and down thestreet giving everyone hand shakes andhigh fives as if he had just won the NYCMarathon. All the while, Kathleen wasoverwhelmed with joy as she broke downinto tears in Sal’s arms. These are themoments that are unforgettable and theseare the reasons Alure volunteers theirefforts for deserving families on the show.

“We had one reward, and that rewardwas knowing that family’s life would bechanged when that bus was moved,” saysFerro. “ I’ll never forget that memory, thefeeling of watching [Daniel Lutz] run upand down the street slapping people fivewith such excitement and such happi-ness, or watching Kathleen Lutz justbreak down and cry, of watching what awhole group of people, a community, can do to help make a difference andchange someone’s life.”

There are many challenges and obsta-cles when it comes to building a newhome. Having done seven previous buildsfor the show, Alure knew that these chal-lenges can and would come up during thecourse of the week when building. Theweek started off very smooth. The planswere drawn, the schedule was in placeand the demolition of the existing housetook only 20 minutes!

As the sun was setting, the team waspreparing for a night of excavation andremoval of the previous basement struc-ture. The forecast that night was calling forrain, but no one was expecting the down-pour that hit the site. 2" of rain fell thatnight making it very difficult for the crewsto dig the 3,000-square-foot hole neededfor the basement walls and foundation tobe constructed the following morning.

After a sleepless night of digging andprep work, the rain subsided and thenewly excavated hole was ready for con-struction. That’s where the giant cranescame in. The cranes played a huge partthroughout the week in various parts of

the build. The basement walls weremanufactured off site, brought in ontrucks, then craned into place andsecured. The atrium frame was assem-bled in the road while the house wasbeing built then hoisted up over thehouse and dropped into place, with eachgiant pane of glass being placed after-wards, one at a time. On an even largerscale, the pool, septic system and drywell were all transported and installedwith the use of the cranes.

After the rain had passed, the nextmajor challenge was dealing with the

record high temperatures all week.Framers, sheet rock crews, roofers, sidingcrews and all other labor going on at thesame time, working in a tight space canmake the heat that much worse.Thankfully there was an overwhelmingamount of support from the communitywho made sure there was plenty of iceand water on hand. The volunteersplayed a huge role in keeping the workershydrated, this way they could continue towork around the clock.

After getting the actual structure of thehouse built, sided, roofed and sheet

rocked, all of the smaller tedious work stillneeded to be completed for reveal day or“Move that Bus” day. One of the chal-lenges here was that you now have every-one inside of the house working on top ofone another to get it done. There werepainters working with kitchen installers, wallpaper hangers working hand in handwith flooring crews and so on and so forth.

“The team comes together and bondsbetter than anything you could possiblyimagine. It is by far, one of the best teambuilding exercises we’ve ever done,”says Ferro.

When doing these builds for EMHE,the actual home is often very unique. Inthis particular case, without giving any-thing away, the interior of the home wasfinished with a lot of exterior material togive it an outdoor look and feel. Thismade it much more difficult than justputting up sheet rock.

Personalized bedrooms for each of thechildren highlighted this remodel. Thehallway outside the rooms is set up tolook like a street with a cobblestonewalkway with lighting, including a sky-light. And both John, Jr., whose previ-ous bedroom was in the laundry roomand, Kathleen received new rooms oftheir own as well.

The entire remodel features 3,800square feet of living space including a stagefor karaoke and a pool. This is significantsince the children don’t get out much ontheir own and their home is where theyspend the bulk of their time. Ultimately, the new remodel is their sanctuary.

“We cannot say enough about the vol-unteers,” says Sal. “We set up a Facebooksite and we had more than 3,000 peoplesign up for everything from labor to mate-rials to food to helping out wherever theycould,” he says. “The support of theimmediate surrounding neighbors is alsocritical as we need to stage materials ontheir property. Ultimately, this was a com-munity effort that required everyone tomake it a success,” he says.

While few can argue the beauty and appeal of traditional masonry exteriors, the time, cost and required expertise of revamping buildingsand homes in this classic style impedes the use of masonry as a

cladding and building option. SureTouch® by Oldcastle® combines new construction technology and current masonry trends to create the timeless look of masonry while adding modern day conveniences.

TIMELESS BEAUTY MEETS EXCEPTIONAL VALUEIt is no secret that prefabricated masonry is a much more cost effective alternative to traditional masonry. SureTouch’s classic styles such as theMorency Stone Collection and the Oxford Clay Brick Collection (made by GlenGery) are characterized with carefully designed textures and colors to give theappearance of hand-cut building stones or traditional clay brick that appeal to modern aesthetic preferences.

CLASSIC DURABILITY PAIRED WITH MODERN INSULATIONThe durability of stone and clay brick exteriors is an attribute that many owners prefer in both their home and commercial properties. SureTouch’s innovative technology pairs masonry’s durability with foam panels to create an R-13.5 insulation value for energy savings and acoustical comfort. Another very useful feature is the drainage channels found on both sides of the foam panels which naturally drain away any water that might infiltrate the veneer.

TRADITIONAL LABOR REVOLUTIONIZED BY SURETOUCH SYSTEMWhile many modern cladding and building options combine durability, aesthetic appeal and energy savings, few have revolutionized traditional labor needs as the SureTouch masonry system is poised to do. SureTouch’spaint-by-numbers installation takes the guesswork and time out of masonrydesign and installation.
