ROUND ROCK RANCHDear RRR Residents - (Continued from Cover Page)

for approval with the ACC. If you havea satellite dish on the front of your property, you will need to have it relocated or provide ACC approval to the new property manager. If you store your trash cans on the side of your property, they must be screened and ACC approval is required for this as well. Dead shrubbery and trees that are visible from the front of your property must beremoved.

Please correct these violations to avoid future notices and fines and to help keep our HOA dues low. Contact one of your board members or Architectural Control Chairperson should you have any questions concerning these matters.

One of our problems with property management companies in the past has been their inconsistency in enforcing Deed Restrictions and CC & R’s. Whether you rent or own your home, you are responsible for the upkeep and appearance of the front of your property. Your cooperation will help ensure the investment that we share here in Round Rock Ranch.

Thank you for your support and helping make Round Rock Ranch a better place to live!

Yard Improvements Fellow RRR Neighbors, I want to congratulate those that have

been working to improve their yards and make them less water dependant. We have  approved several requests for improvements that include rocks, mulch and stone. Now is a great time to begin this process in preparation for next year.

When you are preparing your ACC Request it is pertinent that you include:• A Plot Plan- Everyone should have gotten one of these with their

“closing paperwork” when they purchased their home. If you do not have one of these you can obtain one through the Williamson County Appraisal District

• Photos of the area that you will be changing• Photos of the items….rock, shed, shrubs …you will be adding.

These are easy to obtain online or with a camera.• Most Importantly: A copy of the ACC request form• Send all of the above items  via fax or email to the property

management company.• Any  project   that changes the look of your home needs to be

approved by the ACC. Let me know if you have trouble. These items are easy to do and

will likely help you think through your plans.Paul Yehl, ACC [email protected]

Halloween Health and Safety TipsFor many people, autumn events like Halloween and Harvest Day are fun times to dress up in costumes, go trick-or-treating,

attend parties, and eat yummy treats. These events are also opportunities to provide nutritious snacks, get physical activity, and focus on safety.

Below are tips to help make the festivities fun and safe for trick-or-treaters and party guests.

Going trick-or-treating?Swords, knives, and similar costume accessories should be short, soft, and flexible.

Avoid trick-or-treating alone. Walk in groups or with a trusted adult.

Fasten reflective tape to costumes and bags to help drivers see you.

Examine all treats for choking hazards and tampering before eating them. Limit the amount of treats you eat.

Hold a flashlight while trick-or-treating to help you see and others see you. Always WALK and don’t run from house to house.

Always test make-up in a small area first. Remove it before bedtime to prevent possible skin and eye irritation.

Look both ways before crossing the street. Use established crosswalks wherever possible.

Lower your risk for serious eye injury by not wearing decorative contact lenses.

Only walk on sidewalks whenever possible, or on the far edge of the road facing traffic to stay safe.

Wear well-fitting masks, costumes, and shoes to avoid blocked vision, trips, and falls.

Eat only factory-wrapped treats. Avoid eating homemade treats made by strangers.

Enter homes only if you’re with a trusted adult.

Never walk near lit candles or luminaries. Be sure to wear flame-resistant costumes.

The Board of Directors would like to take this opportunity to inform you of a change in management.  Our current management company, Profcam1, will be closing their business operations as a management company effective August 31, 2012.

While this may appear as if you the homeowner are subjected to yet another change in management companies, the Board of Directors is happy to announce that Preferred Association Management Company (PAMco) has been hired to take over operations effective immediately (August 1, 2012).

PAMco is purchasing the business operations of Profcam1.  What this means to you is that this change in management companies will have little if any change to you.  PAMco will be using the same computer system, the same account numbers and the same banks as currently being used.

You will not have to re-submit any banking information in order to be set up on an auto draft for your assessments.  The change that you will have to note is the new mailing address and phone number.  That information can be found below.

Doug Plas, the owner of PAMco, will be the new association manager.   His assistant is Maryann Mosier.   Both Doug and

ENCLAVE MANAGEMENT CHANGEMaryann can be reached via phone at 512-918-8100.  Doug’s email address is [email protected]  and Maryann’s email address is [email protected].

It is PAMco’s goal to make this change as seamless as possible. Please update your records with the new address and phone number:

Upcoming City events Hello everyone!

I just wanted to pass along some upcoming opportunities the City has happening in the next month with our Utility and Environmental Services department. If you have HOA newsletters, a website and/or emails, please pass this information on to your residents. Thank you!!

First is a rain barrel pre-sale that is going on now. The barrels are 50-gallons, cost $58 each and are available to pre-purchase online right now. There is no limit to how many you may purchase. What a great way to collect and use this wonderful (free) rain! J The barrels will be distributed on Saturday, October 20 at the City’s Deepwood Recycling center from 8:30am – noon. To order a barrel and more details, visit www.rainbarrelprogram.org/roundrock

Second is the next Saturday paint and chemical collection, also at the Recycling Center, 310 Deepwood Drive, on Saturday, October 27, from 9am – noon. I have a flyer attached for more information regarding this event.

We appreciate you spreading the word to your neighbors and residents!Have a great day.Jessica Woods, LI 8763Water Conservation Program CoordinatorCity of Round Rock512.671.2872 office 512.218.5563 [email protected]
