LOCAL residents Ray and Alison Bird cannot wait to move into their new ElementApartment.

Veteran licensee Bob Johnston of TimeConti Sheffield has over 30 years of experi-ence in selling properties off the plan andattributes much of his success from knowingexactly what his customers are looking for ina property and handling the process person-ally right the way through to completion.

When buying off the plan, Bob says, “thetrick is to get in early which enables thebuyer to create good inbuilt capital growth,and usually means that by the time the proj-ect is completed, the property price hasalready been adjusted upwards and the buyeris entitled to all those financial benefits”.

Boost for CBD propertyTHE new $440 million Perth waterfrontdevelopment and Northbridge Link willhave a positive effect on the CBD’s prop-erty market.

According to Limnios Property GroupCEO James Limnios, whose family hasbeen selling real estate in the inner cityareas of Perth for 40 years, inner city liv-ing in Perth lagged behind other majorcapital cities, but developments such asthese were sure to boost interest overthe next decade.

“We have a tiny inner city populationcompared to other major capitals suchas Melbourne, Sydney and Brisbane,” hesaid.

“The lack of inner city living in Perth isunderlined by the recent National Hous-ing Supply Council, showing that thereare some 57 workers for every residentin the Perth CBD.

“Even in smaller capital cites such asDarwin, the ratio of workers to residentsis around 11 to 1.

“This is a target that Perth should aimfor and it would put us in line with othermajor capital cities such as Sydney andMelbourne.”

Mr Limnios said these developmentswould attract thousands of new resi-dents back into the inner city, and alreadyLimnios were recording a strong rise ininquiries for properties in the area. ■
