Optimism strong despite median price fall

WHILE median house prices in Perth fell byaround 4 per cent in the December quarter,local agents are optimistic about the yearahead.

After a sluggish 2008, agents in Perth’saffluent suburbs are looking tothe future and seeing the startof a new year as the start ofstabilisation in the propertymarket.

Despite REIWA data showingsales of homes in the $600,000to $1 million range falling in thelast quarter, Vitale FineProperties principal David Vitalebelieved figures would bounceback to more moderate levelsas the volume of sales increased.

Core Real Estate salesconsultant Scott Banister-Jones said whilesales would not be anything like those of theboom, we would continue to see strong

demand for well-located properties in 2009.“One section of the market that will do

well over the coming months will be theunder $500,000 properties as investorsrealise they can get great returns on theirinvestments which, thanks to the low interestrates, will be almost positively geared,’’ hesaid.

REIWA deputy president David Airey saidthe institute’s figures suggested that Perth’smedian house price had declined by 11 percent from its peak in December 2007.

“The drop in median price represents thefourth quarter of declining prices, bringingPerth’s median house price down to$418,000 from $435,000 in September last

year,’’ he said.The number of houses on

the market has also dippedseasonally as many sellerswithdrew their properties forsale over the quiet Christmasperiod.

The overall figure fell to16,000 properties at the end ofDecember, including 2200blocks of land.

This compares with 18,400at the end of November andrepresents a 7.5 per cent fall in

stock volume on September.The Property Exchange director Niki

Peinke said her forecast for this year was a

stabilisation of prices and a balanced turnoverof properties in the western suburbs.

“I would recommend selling before buying,as it is the cash buyers who attain propertiesfor the best prices in this market,’’ she said.

“If you are buying and selling in the samemarket, it makes no difference what themarket is doing and there is a definiteadvantage in making the move now.

“Especially if buyers are upgrading theirhomes, as they stand to save a lot more ontheir purchase than they stand to lose ontheir sale – not to mention lower stampduties.’’

Daryl Cook from Peard West Coastagreed, saying now was a fantastic time tobuy as there was a lot for buyers to choosefrom as well as low interest rates that look togo even lower. ■

WITH East Fre-mantle being so

close to the fantastic beaches, theSwan River, transport, shopping,excellent schools and an abundanceof parkland, it is a great place to live.

The area has a great range ofother services and facilities such asyacht clubs, cafés, restaurants, allwithin a stone’s throw of theFremantle lifestyle offerings.

The Fremantle-Perth train linealso means that connecting to thesuburbs and the CBD is a breeze.

According to REIWA, over thepast 10 years East Fremantle hasexperienced an average annualgrowth rate of 14.3 per cent and,despite the tough times, a currentgrowth rate of 5.8 per cent.

CLAREMONT

I AM positive aboutthe real estate market

in Claremont in the coming year. While sales will not be anything

like those of the boom I believe we will continue to see strongdemand for well-locatedproperties.

One section of the market thatwill do well over the comingmonths will be the under $500,000properties as investors realisethey can get great returns on theirinvestments which, thanks to thelow interest rates will be almostpositively geared.

First-home buyers will also havea big impact on this section of themarket thanks to the low interestrates and government incentives.

WEMBLEY contin-ues to be an as-

pirational suburb for many peopleand its diversity in accommodationforms, such as established yetoriginal character homes, first-homebuyer units, executive townhousesand fully renovated, luxury homes,ensures that there is always salesactivity in the area.

If the first two weeks of 2009are anything to go by, then we willsee renewed buyer interest inboth the first-home buyer unitsector and the more ‘entry level’houses.

There is also substantial interestin those properties representinggreat value versus theircompetitors on the market.

MOSMAN PARK

I SEE a few positivethings happening in

Mosman Park over the next 12months or so. Currently there areapprox-imately 130 properties forsale in the riverside suburb rangingfrom the low $200k level right up toasking prices with eight figures. Thisstock level is much higher thannormal.

Being a realist, I don’t see anymassive growth happening in 09.

However, with many sterlingbuys out there in Mosman Park, abuyer can take a longer term viewin acquiring a property of let’s sayfive years, as opposed tospeculating for a ‘quick buck’which is why some punters havecome unstuck in the first place.

SUBIACO

THE property mar-ket in and around

Subiaco and in the western suburbsgenerally has dropped between 15and 20 per cent since the height ofthe boom in 2006, although this levelwas sustained for most of 2007.

At this stage it has correcteditself to the point whereby thehistoric 10 per cent average annualgrowth applies, ignoring the 30 percent rise in values in 2006.

Whereas most sellers at thispoint are prepared to accept pre-2006 prices for their property,now the indication is that this is asfar as they will go. If the propertieswon’t sell even at this figure,sellers are now withdrawing theirproperties from the market.

IT'S a hot summer's after-noon and Riverside Road inEast Fremantle is a buzz ofactivity.

Running along the bank ofthe Swan River, the streetoffers a kaleidoscope ofdining and recreationaloptions.

While some locals enjoy apicnic at John TonkinReserve, others opt for aleisurely cruise along theriver.

It might be 3pm on aweekday, but this has notdeterred local fishermanTrevor Walker from tryinghis luck.

“I'm retired now, so I havenowhere to be,” he said.

“One of my favourite pas-times is coming down to theriver during the week whenit’s a bit quieter and doing abit of fishing.”

Just a few hundred metresdown the road, MelanieMcGill iskicking backwith hergirlfriends atThe Left BankCafé BarRestaurant.

“I’m visitingfrom Sydney,but I’ve been toPerth a few

times and The Left Bank isdefinitely a place I alwayscome back to,” she said.

“I love the atmosphere.”The land at 15 Riverside

Road, on which the verypopular Left Bank is situated,has a rich history.

In 1889, Thomas and FannyCarroll purchased the landand used it to run a boat-building business before itwas occupied as a house.
