Hyderabad is bustling with lot of activities right now and it is one of the centres of attraction due to the COP1 going on first time in India where all the heads of UN and country representatives are meeting for Bio Diversity Conference. City has been turned around green and beautiful for the said purpose which is widely welcomed by everyone.

More RE/MAX agents were recognized among the top performers than agents affiliated with any other brand, according to a report released last week by The National Association of Hispanic Real Estate Professionals (NAHREP).

In the industry’s first ever comprehensive list of top-producing Latino residential real estate agents, RE/MAX placed three of its agents among the top 25 – two from Arizona and one from Illinois.

Global real estate franchisor RE/MAX is the highest ranking Real estate organization in the 2012 Franchise Times Top 200! The survey is based on worldwide sales and RE/MAX has held the top position for four years in a row. In the 12th annual Top 200 survey published in the October edition of Franchise Times magazine, RE/MAX ranked 16th among all franchises. Some of the top ranked franchises identified in the Top 200 survey include McDonald’s, 7-11, Hertz, and Hyatt Hotels.

Kathy Baker, a well-know real estate coach and recruiter, and the former owner of top-ranking RE/MAX United in North Carolina, has been named Vice President of Franchise and Business Solutions for RE/MAX, LLC.

In her new role, Baker will be responsible for the U.S. RE/MAX franchise sales team and for a team of regional business coaches who liaison with RE/MAX offices and provide business support and coaching.

So far in 2012, the Denver based global franchisor has added 443 franchises, up 7% from 2011.

With the excitement, buzz and positive interaction after having a series of education initiatives by RE/MAX for realtors and RE/MAX affiliates, this time it was real estate brokerage fraternity from APP, Delhi who witnessed the excitement and fervours. Popular Internationally recognized certification and designation course Accredited Buyers Representative (ABR) was conducted in the first week which had a large audience who were thrilled to have this in there city. These courses have so far been conducted in Pune, Mumbai, Ahmedabad and Gurgaon and will be further conducted during this calendar year in Hyderabad, Chennai and some more southern cities too!

Franchise India (FI) organised the 3rd edition of the Estate Summit & Awards on October 5, 2012, in Delhi. Presented by Franchise India and RE/MAX in association with Raheja Developers, the event catering to developers and brokers includes summit and awards which brought together a great linage of developers, property brands, urban planners, real estate professionals, architects, designers, government officials, policy makers and brokers to explore best practices and strategies to best utilise the investment strength of the Indian buyer.

Defining Franchisee Office, a Real Profit Center - Why Change?

Real estate contributes more GDP to India growth story today 'unofficially' rather than agriculture industry. I mentioned 'unofficially' on the previous note, because still we want to deal in lot of Grey rather than black and white. I am sure if you are familiar with these terms, you know what I mean. Our 3 years of run in India has seen lot of demographics over and dealt with many people across different regions in India and it only proves to us that RE/MAX is growing, adoptable and strong according to Indian conditions. Our transparency laws and status of real estate brokerage still calls for lot to be done in the ground and much more in the practical application manner.



In our system of defining roles and responsibility for each office in the state of Andhra Pradesh, we are calling for a flat fee model across all our offices. I am sure this will help more in showing our brand signage everywhere and making sure we keep up with other growing areas of RE/MAX International.

Following are the questions answered by Mr G. Yoganand:

MagicBricks: Despite the fact that IT has been a major growth driver for real estate in both Hyderabad and Bangalore, why

is Hyderabad not witness to appreciating realty rates compared to Bangalore?

Mr Yoganand: It is only a perception that realty rates are not appreciating in Hyderabad. The core city is facing shortage of

supply and as a result the prices are moving upwards. As the prices are firming up in the core areas, the prices in the

surrounding areas have started going upwards.



Dhananjaya: What will be the real estate market in Hyderabad after the Telengana issue? How safe is it to buy a flat in

Hyderabad now?

Mr Yoganand: In my view there is no effect of Telengana on the real estate market. Because of the Telengana perception

investors were not showing interest. But for the last 2 or 3 years it was only an end-users market. Now since the investors

have started picking up properties in select locations the market is expected to firm up soon.

Rajuir: Is the Telengana issue going to be a hurdle for development in real estate in Hyderabad? Are you expecting it to be

solved and we will again see the same real estate boom we saw earlier? Will you advise us whether we can invest on land on

NH-7, NH-9, and suburbs within a 40km radius of the city? Can you advise us if we can invest in apartments within the city? Mr Yoganand: Fortunately the successive governments in Andhra Pradesh are focusing on providing/creating very good infrastructure in and around Hyderabad irrespective of the Telengana issue. The international Airport , the completion of the Outer Ring Road, about 30 radial roads, MMTS, Metro, procurement of water from Krishna and Godavari rivers, etc – all are attracting global MNCs/investors to start their operations in Hyderabad. The city has witnessed second highest occupancy of IT spaces in India during the last one year. Hence, this is the best time for property buyers because Hyderabad may witness property boom in the midterm. Yes, you can invest in land as well as apartments.

Scs: My observation is that the rentals for flats are lower than in any other metro. It is not even half percent of the

investment. What is the reason? Why should one invest in Hyderabad? I feel it is better to rent a flat than buy one. Your

comments, please.

Mr Yoganand: The rental yield in Hyderabad is between 3-5%. The rental values anywhere are proportional to the price.

Renting a flat is different from owning a flat. Processing a flat is also a form of investment of an asset. Since the prices in

Hyderabad are very much affordable at this stage, it is advisable to invest now.
