SUMMARY OF ACCOMMODATION Entrance hall, cloakroom, family bathroom, sitting/dining room, well equipped kitchen, 2 bedrooms and private balcony. Lewinnick Cove House was constructed, we believe in the 1920’s, over the course of several years whereby the owner, who worked abroad would come back periodically and continue construction and then disappear off abroad again building up the funds to continue the project. We understand that the rock plateau that Lewinnick Cove House stands on was dynamited out of the cliff itself and the house was constructed from the rock and to a design of an Italian villa the owner had long admired on the Italian coast near Sorrento. Having owned the property for 18 years, it is always interesting to see how the current owners feel about their property and our client says:- ‘We have loved owning the idyllic apartment for the past 18 years, where we lived for a short period. We have delighted in cliff jumping, snorkelling, kayaking, fishing and of course swimming in our own sea pool. A common theme is a love for Lewinnick Cove.” LOCATION Lewinnick Cove House occupies an incredible position on the end of the Pentire Headland close to Newquay. DIRECTIONS – From Newquay town centre, head west along Pentire Road, all the way to the end where there is a public car park. Just before the entrance to the public car park bear right where there is a big blue sign saying ‘Lewinnick Lodge’, follow the road downs towards the Lewinnick Lodge and just as you get to the entrance to their car park bear right between two white gate pillars clearing signed Lewinnick Cove House. Proceed through the gated entrance down the driveway to the property which culminates in a parking area for the apartments. TENURE – Leasehold – The Lease specifically forbids holiday letting. The Lease commenced on the 22nd September 2000 with a term of 999 years and a commitment for Lancelot Apartment to pay one sixth of the estate maintenance charge and one fifth of the main building maintenance charge. We understand that the annual maintenance cost is divided between the five apartments and the estimated contribution from Lancelot for the year 2019/2020 is £3,261.00. This includes estimate for some of the works which may be required and covers the following; buildings insurance for the house and grounds, water and drainage maintenance and tank emptying, general repairs (estimated), general maintenance (estimated), special works/improvements largely down to terrace repairs, gardening (estimated), communal lighting and legal costs and contingency fund to build up reserves. The level set for this year we understand is in fact no increase from the year before. ‘Our client says’ – the property at Lewinnick Cove House comprises four apartments in the main house and a separate freehold tower. All of the apartments in the main house are covered by a separate lease. The management company owns the freehold of the estate. The estate comprises the headland area, dilapidated changing room, terraces, sea pool and foreshore, as well as the common parts, such as the road, car park, walkways, etc. The management company undertakes oversight of the estate and arranges major works and routine matters. All owners are directors of the management company so can be involved in the decision making. Each apartment in the main house pays its own electricity, internal insurance and maintenance costs. The main house is covered by a separate insurance policy. It is the intention that this policy will only have a claim in the event of a catastrophic event (as insurance may be difficult to obtain on a property near the sea). Historically the maintenance has been payable annually in October although if major expenditure is agreed at the AGM in the spring, a further cash call has been agreed by all parties and made. The company bank account always runs in credit (there is no loans or facility). Our client informs us that improvements that are currently under consideration are that the apartment currently use Calor gas bottles for central heating but the residents are thinking of an upgrade to a ground source heat pump at present. The normal maintenance charge covers routine expenses but there is a capital improvements cash call when improvements are needed and last year the sewage system was overhauled so it is brand new, fully compliant waste disposal system and it has also been suggested that there may be some improvements made to the changing room area.
