In 1922 the original split level 906.5m² building was constructed. In 1956 a two storey 1202.5m² addition was constructed. In 1962 a single storey 899.3m² addition was constructed. In 1966 a single storey 459.7m² addition was constructed. In 1987 a single storey 39.9m² addition was constructed. In 1987 the 1922 section and portions of the 1956 and 1966 sections were modernized. In 1987, four portables were added. GFA is 3907.9m² Student capacity is 400 and current enrollment is 245 students in grades K - 12. Overall the building is in acceptable condition.
General Summary:
Structural Summary:The original building is a wood framed raised single storey school on concrete walls and strip footings. The main floor and roof are wood framed construction. All additions are assumed to be concrete block construction with steel framed roof decks (with the exception of gymnasium which is precast concrete roof structure) supported by concrete foundation wall on concrete strip footing. Overall the building structure is in good condition.
Envelope Summary:The majority of Bashaw school is brick veneer on wood framing with batt insulation infill. The 1956 addition is stucco, and metal cladding. During the early 1980's, a window replacement was completed on the 1956 addition replacing exterior windows with a metal panel infill system. The panels are delaminating, and have displaced. Maintenance hascontinually caulked these panels, however they continue to leak, and are a location of constant air infiltration, and moisture problems. The windows are aluminum, and the doors and frames are painted hollow metal. The aluminum windows on the 1956 and 1966 Wings require replacement. The school roof is SBS on rigid insulation. With the exception of the 1956 and 1966 Wings, the envelope is in acceptable condition.
Interior Summary:Floor consists of carpet, resilient sheet, ceramic tile, original battleship, and some VA tile flooring. Walls are a combination of gypsum board and painted concrete block. Ceilings are mainly suspended tile with some exposed structure, and some gypsum board ceilings. The millwork throughout the school, with the exception of the 1956 Wing and the Science Lab, is in acceptable condition. Overall the interior of the school is in acceptable condition.
Mechanical Summary:The majority of the building mechanical systems were upgraded in the 1987 modernization of the building with the exception of the 1962 and 1966 additions. An air handling unit provides heating and ventilation to modernized 1922 building. Two boilers provide hot water to finned tube radiation and overhead unit heaters in the modernized 1922 building as well as to the air handling unit heating coil. Barber Colman DDC system controls boilers and air handling unit. An air handling unit provides heating and ventilation to modernized 1956 addition. Two boilers provide hot water to finned tube radiation in the modernized 1956 building. One glycol water boiler provides hot water to the air handling unit heating coil. Barber Colman DDC systems control the boilers. Furnaces provide heating and ventilation to modernized 1962 addition, 1966 addition, and 1987 portables addition. A fan coil unit provides heating and ventilation to the administration area in the 1987 portables.

Ventilation for the facility is provided by a central air handling unit with a general exhaust systems. There are two gas fired boiler providing hydronic heating and an air cooled chiller providing chilled water cooling system. Domestic hot water provided by a gas fired water heater. The building is equipped with a sprinkler system and fire extinguishers throughout. The building is controlled by pneumatic controllers and a Siemens BMS. The recommended actions for the mechanical systems in the next 5 years include: - Replace the domestic hot water heater in the 1956 addition. - Replace all furnaces - Air handling unit serving the 1956 addition should be replaced - The humidifier should be replaced The mechanical systems throughout the facility are in acceptable condition overall.
Electrical Summary:This facility is fed from a pad mount transformer to a 800 Amp MDP which in turn feeds a 200 Amp Main panel for the 1956 addition and the original building and a 200 Amp Main panel which feeds the1966 addition.The lighting in the school has been partially renovated to T-8 lamping and energy efficient electronic ballasts with ongoing renovations through attrition. .The fire alarm system should be replaced because of frequent failure and upgraded to meet current building codes . This facility is in acceptable condition.

Hazadous Materials Assesment was completed in April 2004 indicting Asbestos in some Mechanical Insulation, Ceiling tiles in 1966 Corridor, approximately 325 square meters of floor tile and some incandescent light fixtures and heat cabinets. Report has indicated that this Asbestos is not required for removal at this time, however once replacement is neccessary, removal will require 'High Risk" Procedure. Removal costs have been indicated in this report in the $35,000 range.
Hazadous Materials Assesment was completed in April 2004 indicating testing of 3% of flourescent fixtures were tested. Of these, 6% were suspected of containing PCB's. Report has indicated that these PCB's are not required for removal at this time. Costs for removal have been indicated in this report in the $2,500 range.
Mould Assesment was completed in April 2004 indicating no indication of Mould within the school.
