Letter from the Editor:
Helllloooooo….and goodbye :(
It is with a mixture of extreme excitement, joy and a
little bit of sadness...quite a bit actually, that I’m writing
to you about my decision to leave working at OGAR.
The past 5 years have been the most incredible
experience!!! I have gotten to work with the FUNNEST
group of people EVER—YOU! I’ve made so many good
friends!!! The ladies I work with are so AMAZING!!! Kim,
Diane and Sara will forever be my soul sisters...I will heart them always
I’m also looking forward to this new opportunity that has been presented to
me by Forrest Stodghill, Judy Lowe, and Patti Kassab at Pro 100 REALTORS®.
I’m truly honored and flattered that they see something in me worth
contributing to their real estate company. I look forward to pouring myself
into my new position and hope that I will see each of you on Facebook, out
shopping or somewhere. As always, feel free to reach out to me if you have
questions or need help with something...I’m really not going that far away ;)

Thursday, September 23rd, 2020 at 9:30 am Present: Brandi Haddock, Allen Hall, Chris Nickle, Jessica Hubbard, Jennifer Reaves,
Forrest Stodghill, Levi Utter, Susi Yust, Amy Hunt, Courtney Denney and Michael Wicklund Staff Present: Kim Cox Roll call was taken from attendance in the room by Kim Cox. Meeting was then called to order by President Brandi Haddock. Motion was made to approve the meeting agenda as emailed. Motion made to approve the minutes from the August BOD meeting as emailed.
Jessica Hubbard, Officer/Treasurer
1. Received financials as emailed. Motion made and approved to accept financials for August 2020 and YTD. 2. Reviewed Edward Jones portfolio. Committee met with our E.J. Advisor (Matt Gibson) he is sending over recommendations
and options for us to consider. 3. We are also seeking some guidance from our CPA on best practices for year-end spending and tax payouts. 4. Kim to have the computer companies that quoted us in March, attend the next finance meeting to go over some Q&A and get
updated quotes and direction. 5. There was an upcharge needed for the HVAC so we’ve halted the process of replacement and are researching some
additional options. 6. An issue has been found with the gas line in the conference center. A motion was made to get the repair done as soon as we
can (before it gets cold). Michael has offered to help get this taken care of, as well as the HVAC quote changes.

President’s Report – Brandi Haddock 1. Just a reminder to the BOD that they all need to be thinking about any 1, 3, 5 and 10 year expenses, projects or programs for
Strat Planning to add to their conversation as they continue their planning process. 2. Some items for Strat Plan to consider from this group:
a. Community Relations Committee could/should include a focus on one large project that we would do each and every
year. b. An annual review of our technology setup and needs be done with a technology professional regarding OGAR’s
computers and servers.
AE’s Report – Kim Cox 1. Motion made to reimburse Kim for flowers for Steve Graham’s family funeral. 2. Motion made to donate $250 to Friends of Kids with Cancer. 3. There is a new MR form that was just released today. It’s called “Sight Unseen” and it is form MSC-2046R; Kim to send out
notice to our membership about it. 4. Discussed a public complaint about negative banter on social media by members. A letter was sent to complainant on our
social media expectations. 5. Need to send out the updated information from MR Forms Committee about the earnest money changes made and how they
are going to affect contracts.
Allen Hall, President-Elect’s Report 1. Strategic Planning – Reviewed minutes. a. Motion made to change the setup of the Nominating (Leadership Development) Committee in Bylaws and in Policy: i. This committee’s quorum will always have 5 members (present). ii. This committee will have 7 members total. iii. The 7 members are; Past President twice removed is the Chair, Immediate Past President is a sitting
committee member, the President selects 3 members as sitting members on the committee, the President-Elect selects the Vice Chair of the committee, the Chair of the Local Leadership Academy
Committee is a sitting member on the committee.

Board of Directors Minutes (continued) b. Motion made that members of this committee must meet this criteria: i. Have been a member of OGAR for at least 3 years. ii. No more than 2 from any 1 company. iii. Good meeting attendance to be verified by the staff. iv. Must have sat on a committee 2 of the last 5 years. v. Must exclude themselves from any open position for slate or state director; this does NOT include the
Immediate Past President or the Past President twice removed. vi. Note: The Immediate Past President and the Past President twice removed shall have the ability to run for state offices should they choose. They will abstain from this vote and remove themselves from the room
during this vote. vii. Note: Committee would like to see all committee members sign a clause, along with their confidentiality agreement at the beginning of the year that shall read: “I understand by being on this committee that I am
NOT eligible to run this year, even if I recuse myself from this committee”. viii. Note: Committee will wait until after the MR September 1st committee announcements before selecting
state director candidates each year. 2. Membership & Community Service – Reviewed minutes. A motion was made to approve the conditional memberships for the
agents listed below:

Chris Nickle, Vice President’s Report (Given by Kim Cox) 1. Awards – The committee met yesterday and completed the 2020 awards selections. Minutes to be typed up and filed. 2. RPAC – An online auction is being held in October. 3. Technology – No meetings scheduled. 4. Nominating – Motion made that Michael Wicklund will hold the newly available State Director position. Motion made that
Brandi Haddock (first) and then Susi Yust (second) are the next runners up to be our alternates through 2021 should one or
more State Directors resign or not be able to uphold their position. 5. Local Leadership Academy – The committee has asked that each BOD member email Kim the names of 2 people that should
apply for the next Academy class. Recurring Business: 1. Accounts past due presented (over 60 days); 0 agents, 0 companies. 2. Random listing audit for every 100th listing is continuing; There were several errors again this month; agents notified quickly
corrected errors. 3. Tracked monthly CCP violations; 0 for this month. MLS violations: 9.

Board of Directors Minutes (continued) New Business: 1. BOD went into Executive session regarding a few affiliate complaints. 2. Discussion was held on the topic of escalation clause offers showing up in our area most recently.
MREC said best practices would dictate that any agent or advertising remarks made by the listing agent that includes any restriction on the use of escalation clauses or negative preference against escalation clauses is dangerous and that direction should be in writing with the Seller. Despite that directive, agents are still required to present ALL offers to their clients. Kim to share Legal Line response with DR’s, they can disseminate the info to their agents as some offices may not allow this in their office policies. DR’s will also be reminded that, unless created by an
attorney, any verbiage they use on documentation in their respective offices, should steer clear of legal terminology. 3. An additional tool is now accessible at JoplinGIS.com. It has information for both Newton & Jasper counties. The information
can be used in addition to Beacon and Midland; there are some differences in what each site offers. Also note that City of
Neosho has the same type of link as well. 4. A recommendation is being made to send out a reminder to agents to please put the key back after each showing (and not just
let the next agent in) because we need them to show up as entering the home on the SentriLock showing accesses, this is an accountability concern. Also, please make sure to shut and lock the door securely after each showing. Don’t forget that Ring &
Nest cameras see and hear everything you do when you are on someone’s property. 5. A recommendation is being made to Governing Docs Committee to add a policy note that if a BOD member is making a
specific request to Kim (regarding anything financial or personnel wise) that it must be run through the Executive Committee
for approval. This takes pressure off of the AE and keeps everything well documented and on file. All of the above motions passed with majority vote. Meeting adjourned.
