Double digit growth expected for the Wollongong region The Wollongong region will have above double digit capital growth over the next three years, according to the Australian Housing Outlook 2014-2017 prepared by BIS Shrapnel for QBE.

As well as local economic demand and supply factors, house prices in Wollongong are often impacted by the timing of the residential cycle in Sydney. Relative house prices, which drive migration between the capital and the Illawarra, also play a role.

Price growth in Wollongong has been stronger at 10% in 2013/14. This is largely a reflection of the weakness in the market over the prior two years when prices were flat.

The Illawarra region experienced a number of job losses in the manufacturing sector in 2011/12, notably BlueScope’s decision to close one of its two furnaces, resulting in the loss of 800 local jobs.

However, the region has other economic strings to its bow that can support employment growth, including education and tourism. Moreover, being close to Sydney, Wollongong is also a commuting option for residents.

The local rental market is tight, with vacancy rates in the Illawarra region only 1.8% at June 2014. Consequently, the momentum in price growth is forecast to continue over 2014/15 and 2015/16, with rises in the median house price of 7% per annum forecast.

This will be facilitated by low interest rates and increasing population movement from Sydney. However, rising interest rates will eventually slow the market. Price rises of 1% are forecast in 2016/17 as interest rates peak, taking the total rise to 16% over the three years.

We need 186,000 dwellings per year to keep up: HIAAccording to the Housing Industry Association’s Housing Australia Future report, Australia requires 186,000 new dwellings per year between now and the year 2050 to keep up with demand.

“One of Australia’s largest policy challenges in coming decades is ensuring a sufficient supply of new dwellings to house our growing and ageing population,” said HIA Economist, Geordan Murray.

“Within a plethora of potential scenarios, the most likely outcome is an annual new home building requirement between now and 2050 that is considerably higher than has been achieved over the last 20 years.”

“In a scenario where Australia’s population and its real incomes grow at a medium rate – a scenario we believe most plausible – the nation will need to build an average of around 186,000 dwellings per annum.”

“This total requirement of 186,000 dwellings comprises 152,000 homes to provide housing for new households and between 30,000 and 35,000 dwellings to offset demolished homes as well as to satisfy the demand for additional housing attributable to a rise in real household incomes.”

“In 2013/14, the number of new homes built was about the same as the number of new homes demanded by the population during the year. Unfortunately a match of this kind is an aberration -throughout much of the last decade there was a considerable mismatch between

the level of demand for housing and the amount of new home building.”

“The challenge for governments is to ensure that policy settings will enable alignment of demand and supply to persist over the long term. This is a policy area deserving of prioritised and coordinated action from all levels of government.”

“The federal government’s pending review of taxation and the review of federalism presents a clear avenue for action on this problem.”

Elders Real Estate Northern suburbs Auction Success! Elders Real Estate Wollongong has recently achieved some fantastic results in the Northern Suburbs of Woonona & Bulli.

With over 18 registered bidders, a 3 bedroom home located at 25 Lassiter sold under the hammer for a great price of $685,000 to a young local couple that secured the property. They had recently missed out on several properties and were ecstatic to end the property search with a property that offered them so much potential for the future.

On Saturday 11th October saw 3 more properties up for offer; 15 Farrell Rd Bulli kicked the action off reaching in excess of $100,000 over the reserve, there were over 200 people in attendance on a stunning spring morning.
