Sydney housing bubble fuelling activity in the south east property market Local real estate agents report increasing interest as city sellers realise it’s money for jam in the country.With the median house price in Sydney on its way towards $1 million, those who can are crunching the numbers on selling up and buying in the country.Lifestyle and environment are the key drivers, but increasingly so is value for money.Eurobodalla real estate agent Karen Herrick points out there is often enough lazy change for a good quality car.While the middle of the property market in Sydney sits at $914,000, Ms Herrick says when you compare that with the top of the market around Moruya and Batemans Bay, city sellers are seeing potential.She said over the last three months there has been increasing interest not just from Sydney but also Wollongong and Nowra - places experiencing a ripple effect on their own house prices because of what’s happening up the road.Ms Herrick said the high seven-hundreds will get you a near-new home which was designer-built, has six bedrooms, three bathrooms, a four-bay garage and is five minutes from the beach at Malua Bay.Bega agent Rod McDonald said the median price in Bega is just under $300,000.In comparing the Bega and Sydney medians, Mr McDonald suggests you could live in one home and rent the other two out.Mr McDonald’s office is working with agents in Sydney on connecting the two markets, and will take a $1.5m horse stud at Cobargo to auction in Sydney early next month.“You go to where the money is,” he said.Monaro - Snowy Mountains agent Don Menchin said investment properties are also part of the city interest.People who won’t or can’t live in the country are spending the money they make from city real estate on cheaper priced country rental properties with better returns.With that in mind, realestate.com.au just named Eden number one on its buyers’ market list.On paper the city-country real estate swap makes sense, but there is more to this equation.Mr Menchin said employment is important if we are to see interest extend beyond retirees.He said country lifestyle and environment are marketed well but suggests more needs to be done around job creation and income.It’s firsthand experience that Chole Owens shared on the ABC South East NSW Facebook page.“We moved away from Sydney and hate it,” she said.“Sure you get a house for less money than you would in the city, but you also get worse employment prospects, took me months to find work, had to work in a supermarket for a while when I’m an experienced registered nurse... and you can’t get

back on the city property train because property here doesn’t appreciate in value like it does in Sydney.”Nicky Harris on Facebook has had a different experience.“We sold our large four bedroom home in suburbia and purchased a four bedroom family home with guest cottage on 100 acres with views to forever for virtually the same money,” she said.“We left south-west Sydney three years ago because the population was about to explode. You couldn’t pay me a million dollars to move back there.”All three south-east agents expect the interest from Sydney to continue as long the bubble doesn’t burst, however Bega’s Rod McDonald warns against getting carried away.“Local sellers shouldn’t expect Sydney buyers to over pay for properties down here,” he said“Whilst it is true they get a lot more for their money, they still do the same research and have to justify the sale price to their lender.”Source: ABC News

Negative gearing: Labor preparing ground for changes as think tank proposal estimates $29.3b savingLabor is considering a proposal to limit home buyers’ use of negative gearing to new properties only, in a move designed to drive the creation of new housing and deliver a $29.3 billion benefit to the budget bottom line over a decade.The proposal is contained in a policy paper by the Labor-aligned McKell Institute and is being released on Thursday as the ALP signals a willingness to reform negative gearing if it wins the next election and as the government is under pressure over property prices.Prime Minister Tony Abbott was forced to defend Joe Hockey on Wednesday after the Treasurer said first home-buyers struggling to enter the heated Sydney market should “get a good job that pays good money”. At the same time, Reserve Bank governor Glenn Stevens said he was “very concerned” about the “crazy” Sydney market.The Switching Gears paper states that limiting negative gearing to new houses would “provide tax incentives for new housing. It is widely recognised that, particularly in certain markets such as Sydney, supply constraints are an important driver of the high housing prices”.“Given the overall magnitude of negative gearing – in 2010-11 there were 1.2 million individuals with negatively geared properties – a shift in tax incentives towards new construction has the potential to have a material impact on housing supply”.Report author Professor Richard Holden also examines the costs and benefits of keeping the existing system in place, ending negative gearing but grandfathering existing properties, allowing new participants to negatively gear up to $1 million of property and abolishing the system entirely.But it is the proposal to allow negative gearing only for new housing construction, while grandfathering existing arrangements, that has excited interest within Labor.Fairfax Media has spoken to several members of the shadow cabinet who confirmed the McKell proposal is on the party’s agenda, though they cautioned that a final decision on whether to adopt the policy could be some months away and was dependent on the timing of the next election.“We need to find structural reforms to bring the budget into structural surplus and this is a big-ticket reform that is both fair and responsible. Chris [Bowen] is determined to be both innovative and brave,” one shadow cabinet member said, and “we are all on the same page”.Another shadow cabinet member said there was considerable sympathy for the proposal and that the party was effectively “testing the idea” with voters at present.The party would not fall into the trap that the Coalition fell into before the last election of ruling out too many economic reforms, that MP added.Publicly, Labor’s economic team of Chris Bowen, Tony Burke and Andrew Leigh have signalled that changes to negative gearing are being considered. They have not ruled out changes to the system as the party readies its policy on housing affordability.Mr Burke said on Wednesday that Labor was “the first opposition in a couple of decades to say we’re willing to include it [negative gearing] in the conversation, we’re willing to include it in the discussion and work our way through on it”.“What we have ruled out is anything that would be retrospective ... and anything that would have an impact on the provision of new housing supply.”Opposition Leader Bill Shorten, however, cautioned on Monday that negative gearing changes were not the immediate focus of the party.Sydney-based Labor MPs, in particular, are determined for Labor to take action on housing affordability and put a major package on the table ahead of the next election. How did you get into real estate? I worked for a fantastic company as an operations manager, but decided that I needed to be doing something that would keep me on my toes and show me something new every day. Real estate is definitely that!

How long have you been in real estate? I’m in my first month, and have been thriving on the person to person nature of the industry.

First sale? I’m looking to close my first sale in the next few days

Most memorable sale? I would think that this first one will remain a memorable one. The vendor insisted upon a sole agency agreement, as the property is a display home, and he felt it only fair that the salesman for the company should also have the opportunity to make the sale. It’s meant a great amount of running around, but when the contracts exchange on Monday, it will feel like a great achievement

What are the current trends in the market? The thriving market in Sydney over the past few years has certainly had a knock on effect here in the Illawarra. There’s plenty of interest locally, as well as investment coming down from the city, so it’s a time to list as much as possible, and give people the opportunity to find their new home

How do you see the market in the next 5 years? There will inevitably be the natural contraction in prices as interest rates move back towards more historically normal levels, but the Illawarra is a region which has a great deal going for it, and there’s no reason why the market shouldn’t continue to be strong into the future

What do you find most challenging about real estate? It’s an industry where time is king, and I can see that the busier I become in the future, the harder it will be to effectively manage my time

What changes would you like to see? I’m hoping to help in continuing to change the public perception of the industry. Clients should be busting to tell their friends about the great experience they had in dealing with agencies, and I hope to be a part of that change

What would you be doing if you weren’t in real estate? I had considered Primary School teaching at one stage, but I know that this is very much the industry for me

Mentors or people you admire? I’m working with Jason Dorling at Raine & Horne Dapto, and the family atmosphere and people before profit attitude that he and head of Property Management Brian Dorling have fostered within the office is a credit to them. I also admire my fiancé Sheree, who also works in a people oriented industry, and day after day shows me just what hard work REALLY is

What is your motto? Leave nothing to chance

Goals? Work my butt off over the next twelve months and make sure I’m in a position to reap the rewards of that hard work as the appraisals and listings start to flow

Interests & hobbies? I’ve played soccer since I was six, and I love cooking for my fiancé, although that isn’t happening quite as often now that I’m working real estate hours

Favourite movie? Django Unchained. Just the right balance of hilarious and disturbing

What type of music do you listen to? I’m a child of the nineties, so anything from that era, or anything that draws inspiration from the bands of that era

Favourite holiday destination? North East NSW and South East QLD are where most of my family are, so that’s where I like to go

Favourite meal? Crumbed lamb cutlets. No contest

Most exciting thing you have done? Get engaged. I’ve jumped out of planes, abseiled from 100 metres and interviewed sports stars, but asking my girl to marry me and hearing her say yes leaves them all in the dust

If you could invite any 3 people to dinner (living or dead), who would you choose? Outside of loved ones, I’d say comedian Bill Murray, his golfing buddy and basketball legend Michael Jordan and author Mark Twain

If you were stuck on a deserted island, what 3 things would you bring? Lots of sunscreen, a very sharp knife and a soccer ball
