It’s boomers and their babies that are going to have major impact on U.S. housing over the next 20 years, according to

new report from the Bipartisan Policy Center titled “Demographic Challenges and Opportunities for U.S. Housing Markets.”

Over the next two decades, the aging baby boomer demographic will boost the nation’s senior population by 30 million, according to Census Bureau projections. The demographic shift likely boost the supply of housing, since people over age 65 typically release more housing than they absorb.

This creates a huge opportunity for the echo boom generation – the nearly 65 million born between 1981 and 1995. This group has been hit hard by recession at the same they’ve

entered independent adulthood. Reduced employment and income has limited their ability to form households and attain homeownership.

The increased supply could mean additional buying opportunities for the echo boomers, according to Lawrence Yun, chief economist for the National Association of Realtors. Yun notes echo boomers could absorb 75 to 80 percent of the available inventory of owner-occupied housing by 2020.

The current market continues to favor homeowners, as rental-housing vacancy rates have declined over the past two years, and rents have been increasing, according to the report.

Homeowners who love their lawns often dread the arrival of summer. High temperatures and endless hours of sun can take their toll on

a lawn, especially if a drought occurs and water restrictions are put in place.

For homeowners who don’t want to sacrifi ce their lawns to summer heat waves, there are a few watering strategies that can help the lawn withstand the harsh and unrelenting dog days of summer.

• Water before the temperatures peak. It might seem like your lawn needs watering most when the temperature is at its highest, but that’s not really the case. Water attracts the sun, so homeowners who water their lawns when temperatures peak are likely to burn the lawn. Watering is best done when the temperatures are at their coolest, such as in early morning or during the twilight hours in the evening. Watering during these hours also ensures the water won’t evaporate as quickly, allowing the lawn to retain more water, which it will need to make it through a hot summer day.

• One size does not fi t all. A typical landscape has a lawn and likely a handful of trees and shrubs. Homeowners should know that each of these different plants needs different amounts of water. Deep-rooted plants, which includes trees and shrubs, don’t need to be watered as frequently, but homeowners should spend more time watering them when the time comes. Shallow-rooted plants, however, will need to be watered more frequently but for much shorter intervals. Homeowners who aren’t sure just how much time to spend watering the plants around their property should consult a local landscaper or gardening center for advice.

• Don’t forget to mulch. Mulch is benefi cial in many ways, one of which is due to its ability to retain moisture. Because mulch can ef-fectively retain moisture even on hot summer days, this can reduce a homeowner’s need to water, which can be especially valuable if a water restriction has been put into effect. Mulch also prevents weed germination and growth, saving homeowners from the annoying task of removing weeds on hot summer afternoons.

• Carefully place and time sprinklers. Sprinkler placement is important during the summer months, especially for homeowners who live in areas where water restrictions are common. Strategically locate sprinklers so no water is being wasted on sidewalks and driveways. In addition, if the forecast calls for rain, turn the sprinklers off and let nature do the work for you. Some sprinkler systems even come with a rain sensor that automatically turns the water off when it starts to rain. If less rain falls that the forecasters predicted, you can always water when you arrive home at night.

• Give problem areas special attention. During the dog days of sum-mer, nearly every lawn will have one or two areas that are suffering more than the rest of the lawn. These areas might be entirely devoid of shade and, as a result, are quicker to succumb to summer heat. Water such areas by hand to ensure they’re getting enough water to help them avoid turning brown or yellow.

Getting your lawn through a stretch of summer heat won’t always be easy, but a few strategies can help the lawn withstand even the harshest heat wave.

Homeowners spend a lot of time and money making their homes comfortable, inviting places to live. But if you’re not putting

some of that effort into what’s behind the walls, you could be missing out on comfort and savings.

Insulation is KeyHeat naturally fl ows from warmer spaces to cooler spaces. Proper

insulation decreases the heat fl ow and helps you keep your home at a comfortable temperature. “Good insulation can do a lot for your home and your family,” said Ed Reeves, building scientist with Icynene, makers of spray foam insulation. “It can improve indoor air quality, protect your home from winter damage, and, ultimately, save you money.”

Reeves says that proper insulation can help with:• Indoor air quality - Moisture can build up in your walls, causing

the interior to slowly rot. Not all insulations can prevent mold, however. Spray foam insulation forms an air barrier, which protects your walls against moisture.

• Protection from ice dams in winter - In winter, as warm air from your home comes in contact with the inside edge of your roof, snow melts on that section. As it slowly trickles down, it refreezes, causing ice to build up. Water can then leak into your home, causing damage. Closing any insulation gaps with the right insulation can prevent ice dams from forming.

• Saving money - Air leakage can run up your energy bills signifi cantly. Making sure you close air leaks with weather stripping, caulking and insulation helps reduce your heating and cooling bills. The U.S. Department of Energy says that fl oors, walls and ceilings account for 31 percent of the air leakage in most homes. So good insulation is a must for lower energy bills.

Choosing InsulationThere are a number of different insulation types to choose

from. They all have what’s known as an R-value, which is the measurement of insulations resistance to heat fl ow. The higher the R-value, the more effective the insulation.

Older insulation types such as fi berglass can settle or compact over time, decreasing their insulation properties. Compressed insulation won’t keep its full R-value.

“Spray foam insulation such as Icynene has great long-term benefi ts,” says Reeves. “The others may have a cheaper up-front cost, but in the long run, spray foam protects better, lasts longer, and can reduce your energy bill by up to half as much as with older insulations.”

Reeves recommends asking these questions to make sure you have the right insulation for your home.

• How well does the insulation control air leakage without the use of extra fi nishing materials (tape, gaskets, plastic wrap) and labor?

• How quickly will the insulation pay for itself? Could the monthly savings outweigh the monthly cost of fi nancing?

• How does it compare in reducing air leakage in hard-to-insulate areas without extra materials?

• Will it improve the air quality in your home by minimizing air infi ltration to help keep out allergens, dust and other outdoor pollutants?

• Can the insulation shift with the home as it settles and lose its R-value?

• What happens if it gets wet? How well will the insulation dry out? Will it keep its insulating properties?

• Can it help make your home quieter, suppressing plumbing, between-room and street noise?

Outdoor living spaces have become increasingly popular over the last several years. The home improvement boom has shown

many homeowners just how easy it can be to transform a home into a private sanctuary that caters to the personalities of the home’s residents.

Outdoor living areas have become an extension of the home’s interior, with many homeowners creating outdoor living rooms and dining areas so they can relax and eat meals outside just as they do indoors. But homeowners thinking of creating outdoor living spaces should consider a few tricks of the trade before beginning their projects.

• Strategically place the space. Property often dictates where the outdoor living space will go, but it helps to keep in mind that the outdoor space is more likely to be used if it’s easily accessible from the inside of the home. For instance, if residents need to walk out the front door to access an outdoor living space in the backyard, then residents might fi nd the area is too inconveniently located and they won’t make

the most of the space. Whenever possible, plan the outdoor living space so it’s easily accessible from the home’s interior, preferably from the kitchen so it will be easier to carry meals outdoors when dining outside.

• Emphasize comfort. Many homeowners look at their outdoor living areas as places to kick their feet up and relax, so comfort should take precedence when planning the space. Forgo the plastic patio chairs of yesteryear for furniture that’s more sturdy and roomy so you won’t feel cramped or sweaty on warm summer evenings and afternoons. In addition, don’t forget to shade the area. Some homeowners choose to build pergolas, but oftentimes an umbrella or two can do the trick at a fraction of the cost. If the outdoor living area is near trees, they might provide suffi cient shade from the often blistering summer sun. But keep a few umbrellas in the garage just in case.

• Illuminate the area. Summer nights spent relaxing in the outdoor living area make for great memories. But such nights are nearly impossible if the area doesn’t have some lighting. Tiki torches might do

FHA lump-sum mortgage insurance premium I paid at closing if I refi nance my FHA mortgage to a conventional loan? Will I get back the money I paid up front?

a partial refund because the FHA program was regarded as a “mutual” insurance plan, and borrowers were essentially program shareholders. the system changed in 2004, and the ability to get back premium money has generally disappeared.

The best way to do that is to keep the designs of both living spaces consistent.

The term LEED is often bandied about when conversations shift to the environment. A term used when discussing

building certification, LEED stands for Leadership in Energy and Environmental Design. It is an internationally recognized green building certification system that was developed by the U.S. Green Building Council 12 years ago. The system provides building owners and those who operate businesses with a distinct framework of guidelines that identify practical and measurable green design, construction, operation, and maintenance solutions.

In order to be fair, LEED uses a rating system that is developed through a collaboration by LEED committees. Committees are groups of volunteers who represent a variety of building and construction industry subsets.

Some of the things that LEED will measure through its rating system include: • energy and atmosphere solutions • water efficiency • sustainable sites selection • sustainable materials and waste reduction • indoor environmental quality

Organizations that are seeking LEED certification for a building must earn a minimum number of “points” to reach certification. The maximum number of points offered is 110, which includes 10 bonus points. Most buildings are eligible for certification, but it’s best to check with the LEED.
