The new Sedona II model at Miromar LakesBeach & Golf Club has the same look andluxury as the original Sedona but withoutits top layer. Arthur Rutenberg Homesmade its newest model with only one story
instead of two.Bill Lutz, sales consultant, said by putting the third
bedroom downstairs, where the staircase used to be,and by extending the lanai to give more entertainingspace instead of using the bonus room upstairs, thenew model meets the desires of their clients better.
“The original had a club room upstairs,” he ex-plained. “We took away the club room and by puttingthat space on the lanai it works better. When familycomes down they want to be near the pool. The day ofthe club room or game room is gone. Today everyonewants to be near the kitchen and the pool.”
To give people that extra space, they made the cov-ered area of the lanai extend 20 feet deep. Remotescreens can be put down to block sun and wind when

needed. The covered lanai has a sitting area in
front of a flat-screen television, a largedining table and an outdoor kitchen.Just beyond is the pool with a large sunshelf and spa. A fire pit sits beside thepool with another sitting area.
Lutz said the first Sedona was verysuccessful, so the builder wanted tobuild on that success by making themodel even more attractive to their po-tential buyers.
"That was a very, very successfultwo-story model,so what we did withthis house was put it all on one floor,” hesaid. “Ninety percent of the people wantone floor.”
That is what Scott Stosser wanted. He is having a one-story Sedona builtfor him in Miromar Lakes right now.
“Cost was one thing,” Stosser saidabout opting for the one story model. “Ijust didn’t need the second floor. I justwanted everything on one floor. If youhave a bigger family you could have thatseparation, but I did not really needthat.”
Stosser, who has been a builder inVirginia for 30 years, was living in a con-do in Miromar Lakes, but wanted moreoutdoor space. He spent two years walk-ing around the community looking atmodels before choosing the Sedona.
“Of all the models, there this is theone I like the most because of the way it
extra square footage in the originalmodel was the staircase area.
The home is laid out so the insideflows in a straight line to the outdoors. The kitchen, with its Sub-Zero/Wolf ap-pliance package, leads to an eight-seatdining room table on one side and afamily room on the other. Those areasthen lead to the sliding glass pocketdoors that lead to the lanai.
From the family room, the den looksdoorless. But inside the den is a barndoor that can be closed for privacy. Themaster suite has large picture windowsoverlooking the lanai. Kutz said thosewere used instead of glass doors so theycould be adorned with window treat-ments for privacy. A door between themaster bedroom and bathroom offersaccess to the lanai. The master bath-room has a stand-alone tub and a show-er with floor-to-ceiling glass walls ontwo sides. There is a large walk-in closetwith built-in shelves and drawers.
The two guest bedrooms are suites. The home also has a drop zone near thelaundry room by the garage entry. Al-though the house is one story, the ceil-ings are high. There are 12.8-foot ceil-ings in the master suite, 13-foot ceilingsin the family room and 22-foot ceilingsin the entry way.
The interior design has a coastaltheme with white colors accented byblues and an occasional pop of pink.Pictures of shells and other beachscenes hang on the walls.
The fully furnished model is priced at$1,849,900 and is available for lease-back.
outdoor living is over the top.”The three-bedroom, three-and-a-
half bathroom home spans 2,729 squarefeet under air and a total of 4,150 squarefeet of living space. That is a bit smallerthan the original Sedona that was 3,663square feet under air and 5,123 totalsquare feet, but Lutz said some of that
flowed,” he said. “I like the size of therooms and the choices you can get in thehouse. There is a lot more to it than thefloor plan. I bought it for the outdoor liv-ing. It is like a mini-resort all to yourself. Most homes you either have the biggerlanai and the smaller pool or the biggerpool and smaller lanai. I got both. The
