rDesk CRM CMA & Buyer’s Tour (Agent)
rDesk CRM CMA allows you to create a Comparable Market Analysis report geared towards
sellers which can be a valuable tool in securing a listing. It will allow you to present to your client
valuable information on the current market and suggested price points for their home. The
Buyer’s Tour allows you to create a list of properties to show your buyer, along with closing
costs and loan estimates in a similar report format.

Agent Setup
1) If this is your first CMA, go to Agent Setup
a. Each section has these buttons to assist in your edits
i. Restore to Default will revert any revisions
ii. Return to Start will take you back to the Start tab
b. In the Letter tab, review and edit the pre-written introductory letter
c. In the Story tab, review and edit the pre-written story of your company
d. In the Explanation tab, review and edit the explanation of the CMA
i. Click Apply Changes
e. In the Resume tab, review and edit your credentials
i. Click Apply Changes
Note: You will have the option to include/exclude these documents when you finalize the report.
f. Click the Netsheet tab,
i. Make changes to existing items and equations
ii. Add a new Item and Equation
iii. Click Apply Changes
iv. Click Recalculate to see the results of changes to the equations

g. Click the Costs tab,
i. Make changes to existing items and equations

ii. Add a new Item and Equation
iii. Click Apply Changes
iv. Click Recalculate to see the results of change to equations
h. Click the Colors tab, if using the Classic Theme report
i. Click Change
ii. Enter the color number, click Set
iii. Enter the RGB, click Set
iv. Click Apply Changes
i. Click My Reports,
i. To add a new page,
1. Browse to find the page on your computer
2. Click Upload
a. If your uploaded document is not a PDF and over 500KB in
size, you will receive the following message

ii. To remove a report,
1. Under Edit Your Current Reports, click the dropdown list
2. Click on the report
3. Click Remove
4. Click Return to Start to go back to the Start tab
Creating a CMA
1) Click Create New CMA
a. Enter a name in the Create a New CMA window
b. Select the property from the MLS by choosing by connecting to the
MLS OR from scratch
c. Click Create

d. The Sub Prop (Subject property) tab displays
e. Click Lookup Contact to look up contact in rDesk CRM OR enter
Client Name

f. Enter required fields
g. Click the Change Photo link to change the property image
h. Enter any notes that will appear on the cover page
i. Click Generate Easy CMA, the system will automatically search for
comparable listings
To configure the default Easy CMA parameters, go to your Personal Profile CMA tab.

j. OR Click Search for Properties button, to select listings to use in the
CMA
i. Select the MLS Number Search link to search by MLS
number
ii. Select the Property Type from the dropdown list
iii. Choose and select the remaining criteria in the sections below
iv. Click the Additional Search Criteria dropdown to add
additional fields
v. Click New Search
A summary of the selected criteria appears in the text box below
vi. You can highlight a criteria and click Remove Selected
vii. Click Save View to save the search
viii. You can select Primary Picture (recommended) or All
Pictures
ix. Click Count to see the number of properties for the criteria
selected
x. Click Display Map to display the search result listings on a
map
xi. Click Display List to display a list of search result listings
xii. To use a previously saved search, select from the Saved
Searches dropdown list
xiii. Click Last Search to re-run the previous search

k. The Summary Information will display (Map or List based on previous
selected view)
i. To change view, click the Map or List tab

ii. Select the Filter By Property Status dropdown list to filter by status

iii. Click the Summary Stats to view a recap of statistics for the
selected listings
iv. Click Select all or Unselect all to include/exclude from CMA
v. Click Import Listings to add listings from,
1. An existing CMA
2. The search screen
3. Previous import results
vi. Click Revise Search to make changes to the search criteria
vii. For the Map view,
1. Map controls can be hidden by clicking the arrows
2. Click Road (default) or Aerial as view options
3. Click Labels to remove road labels from aerial view
4. Use the + and – magnifying glass icons to zoom
5. Hover over the house icon to display listings details
a. Click Bird’s Eye View to see an overhead view
of the property
6. Check the Include box (default) to include in CMA
viii. For the List view,
1. A column can be moved by clicking the header, red
arrows indicate where it can be positioned
2. A column can be sorted by clicking the header and
moving to the sort bar
3. An individual row can be moved up or down by clicking
the row and moving (“drag and drop”)
4. You can check or uncheck a row to include (default) or
exclude from the CMA

ix. Click on the Edit tab,
1. From the dropdown, select the listing
2. Click the Map link to view points of interest
3. Click Add Listing to add another listing to the CMA
4. Click Apply Changes to save edited information

5. Click Adjustments to make changes to sold listings
6. Click Edit Listing to return to the Edit tab

l. Click the Report tab,
i. Click the Options tab,
1. Click the Current Theme dropdown to select for the
CMA
2. Check or uncheck the pages you want to include in the
CMA
3. Click Preview/Print to view and print
4. Click Email to email the CMA

ii. Click the Print tab,
1. You can click the disc icon to save the report
2. You can click the printer icon to print the report

3. You can click the envelope to email the report OR
iii. Click the Email tab to email the report
m. Click the Advanced tab,
i. Click the Net Sheet tab, to see the net amount to be received
by the seller
1. Click Recalculate Formulas to recalculate formulas
used
2. Click Edit Formulas to go back to the Agent Set-up to
edit formulas

Note: This is based on the equations entered above and calculates based on the property price.
ii. Click the Smart Price tab,
1. Check the Price Range checkbox to calculate the
property price based on a percentage below low and
high
Note: To use Smart Price the total square feet for the subject property must be entered on the
Sub Prop tab.

iii. Click the Planner tab,
1. Select the listing date by clicking the calendar icon
2. Click Apply

3. Click Add New Task
a. Add Task window appears, enter name, click
Edit List OR
i. Enter the name of the new task, click
Add
ii. Click OK
b. Click Change Item to select a task from the list
4. Click Sel for the task you want to edit, it will be
highlighted in yellow
a. Click Edit Selected to open the Edit Task
window
i. Make revisions, select Apply
b. Click Remove Selected to remove the task
5. Click Restore Default to restore system defaults
6. Click the Options tab (same as Configure EasyCMA
Settings above)

Buyer’s Tour 1) To create a Buyers Tour report,
a. Click Create New BT
a. Enter a name in the Create a new Buyers Tour window
b. Select the property from the MLS by choosing by connecting to the MLS OR
from scratch
c. Click Create

d. On the Search tab,
i. Select the MLS Number Search link to search by MLS number
ii. Enter the MLS Numbers
iii. Select the Property Type from the dropdown list
iv. You can select Primary Picture (recommended) or All Pictures
v. Click the Search link OR
vi. Enter required fields
vii. Continue to refine the search to reduce the count of items that will
display
viii. Click Display Map or Display List
e. The Summary Information will display (Map or List based on previous selected
view)

g. Click on the Client tab enter client information

h. Click the Loan tab ,
a. Enter Loan Type and options
i. Click the Costs tab,
a. Click on Recalculate Formulas to recalculate if formulas have changed
b. Click Restore Defaults to restore system defaults
c. Click Recalculate Totals to recalculate totals if costs have changed

j. Click the Options tab,
