Kim has worked in a variety of real estate related fields for 25 years and has five years’ experience working in flexmls Web. She is excited to be part of our MLS conversion to flexmls Web and strongly believes in the quality of the product. She will be working closely with brokerages and licensees as the conversion process takes place.

Kim and her husband Jerry of thirty years have been vacationing in Florida for over five years. They are originally from Seattle, Washington, but most recently hail from Sandpoint, Idaho; a small resort town situated on the shores of North Idaho’s Lake Pend Oreille.

RASL is excited about the upcoming MLS conversion to flexmls Web and is looking forward to providing members with in-house Multiple Listing Service. We would like to take this oppor-tunity to update you on anticipated processes and time frames. As with all conversions, sched-ules are subject to change; we will keep you posted throughout the process.

All Fla. Form Simplicity docs work on mobile devices

ORLANDO, Fla. – Jan. 25, 2013 – All Florida Realtors forms available through Form Simplicity – the as-sociation’s form management platform – can now be created, accessed and edited on any mobile device, including iPads and smartphones. Form Simplicity is a Florida Realtors’ member benefit. The initial phase of the rollout occurred on Oct. 30, 2012, but included only Florida Realtors most popular forms in the CRSP group. Effective yesterday, all forms created by Florida Realtors can be accessed and edited on mobile devices. Technology behind the change To work on mobile devices, all forms had to be adapted from their current PDF format to a web-friendly HTML version, but the two different styles work invisibly in the background. Realtors can create and edit a form on a computer or mobile device in either format; and they can go back-and-forth from computer to mobile device as the transaction progresses. Two new tabs are key to creating and editing on a mobile device: Users can choose how they wish to view a form – PDF or HTML. Mobile users could always view the PDF version but they could not edit it. By click-ing the HTML tab, however, members can create and edit the forms on mobile devices. (Note: Android users don’t see a PDF version.) The forms themselves – whether viewed in HTML of PDF – have not changed legally, though they do look different in HTML to make it easier to edit. When emailed, eSigned or faxed, however, the PDF and HTML forms look alike. The mobile Form Simplicity application doesn’t require an app download; instead, it works like any other website accessed through a browser, such as Safari, Firefox or Windows. New transactions All forms created after today can be started and edited on either a computer or mobile device. Existing transactions For many Realtors, it will be easier to complete an existing transaction on a computer since the mobile pro-gram doesn’t automatically update older data to the HTML format. A how-to instruction guide for using the new mobile forms has been posted online. Florida Realtors® Education Foundation Inc., a not-for-profit corporation, was established to provide real estate-related educational scholarships and grants. Who can apply for the student scholarship program? Florida high school sen-iors who will be attending an undergraduate college or university; students cur-rently enrolled in an undergraduate college or university; and students pursu-ing graduate studies. Scholarships to be awarded may range from $1,000 and above. Criteria to be considered include, but aren’t limited to: academic achievements, financial need, relationship to the Realtor family, and contributions to family, school and community. The Foundation’s board of directors has “sole and absolute discre-tion” over all decisions as to whether an applicant qualifies.

Pending Home Sales Down in December but Remain on Uptrend

WASHINGTON (January 28, 2013) - Pending home sales declined in December but have stayed above year-ago levels for 20 consecutive months, according to the National Association of Realtors®.

The Pending Home Sales Index,* a forward-looking indicator based on contract signings, fell 4.3 percent to 101.7 in De-cember from 106.3 in November but is 6.9 percent higher than December 2011 when it was 95.1. The data reflect con-tracts but not closings.

Lawrence Yun , NAR chief economist, said there is an uneven uptrend. "The supply limitation appears to be the main factor holding back contract signings in the past month. Still, contract activity has risen for 20 straight months on a year-over-year basis," he said. "Buyer interest remains solid, as evidenced by a separate Realtor® survey which shows that buyer foot traffic is easily outpacing seller traffic."

Yun said shortages of available inventory are limiting sales in some areas. "Supplies of homes costing less than $100,000 are tight in much of the country, especially in the West, so first-time buyers have fewer options," he said. "We expect a seasonal rise of inventory in the spring to help, but a seller's market may be developing. Much of the West is already a seller's market for homes priced under a million dollars, but conditions are much more balanced in the Northeast."

Even with tighter inventory, a pent-up demand and favorable affordability conditions bode well for the market. Yun ex-pects existing-home sales to increase another 9 percent in 2013, following a 9 percent rise in 2012.

The PHSI in the Northeast fell 5.4 percent to 78.8 in December but is 8.4 percent higher than December 2011. In the Midwest the index rose 0.9 percent to 104.8 in December and is 14.4 percent above a year ago. Pending home sales in the South declined 4.5 percent to an index of 111.5 in December but are 10.1 percent higher December 2011. In the West the index fell 8.2 percent in December to 101.0 and is 5.3 percent below a year ago.

Pending Home Sales Index is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed, though the sale usually is final-

ized within one or two months of signing.

The index is based on a large national sample, typically representing about 20 percent of transactions for existing-home sales. In developing the model for the index, it was demonstrated that the level of monthly sales-contract activity parallels the level of closed existing-home sales in the following two months.

An index of 100 is equal to the average level of contract activity during 2001, which was the first year to be examined. By coincidence, the volume of existing-home sales in 2001 fell within the range of 5.0 to 5.5 million, which is considered normal for the current U.S. population.
