The Palm Island Villas: 1885 Nos. (61 types) Luxury Villas on Palm Jumeirah, Dubai

The Palm Island, hailed as the 8th wonder of the world is land reclaimed from the Ocean using rainbow dredgers guided a complex DGPS system. 1885 luxury villas were built on the fronds consisting of 61 different types of designs and variations. Designed to resist the harsh weather of the ocean, each of the villas have a private beach and fresh water swimming pool with temperature control. The villas are broadly categorized according to size and facilities as Signature Villas, Garden Homes and Town houses. The design and documentation takes into account the logistics of large scale repetition and delegation to the 3 main contractors and numerous sub-contractors involved in the construction. Precast GRP external design features and Composite internal walls in polystyrene and concrete enable quick and lightweight construction and save time on the program. Job Role: Resident Site Architect responsible for monitoring and reporting progress of each of the villas, site inspection, solving site issues, liaison with contractors and suppliers, progress meeting attendance; Working with a team of over 40 site engineers to ensure information is efficiently managed and coordinated. Also worked on the master plan coordinates to enable site marking using satellites and DGPS. The project is currently complete and occupied. The proposed mixed use development on Plot A69 is located in the centre of crescent A to the south west of Palm Jebel Ali. The plot has a long beachside frontage to the lagoon as well as a large frontage to the main access highway, it is intended to maintain a view corridor across the crescent through the centre of plot A69 and it’s counterpart across the highway. Plot A69 is part of Crescent A’s central hub and as such is a mixed use site containing both retail and residential components. The proposed building consists of two residential towers (LG+UG+36 and LG+UG+42), that sit at each end of a two storey retail podium. In the centre between the two residential towers, at the central plaza is a 10 storey public observation tower to offer amazing views over the palm even for non residents. Each of the residential towers contains a mix of 1, 2, 3, 4 and 6 bedrooms apartments, Tower 1, the taller of the two as well contains a public rooftop restaurant on its last floor. The required parking spaces for retail clients and residents are provided in two basement levels. Services such as a tennis court and a pool deck area are provided for each tower on the podium, along with a resident’s only gymnasium. Job Role: Responsible for Design Development and coordination; conduct & record weekly coordination meetings with external consultants; Client progress meeting attendance; liaison with statutory authorities to comply with building regulations & obtain permits; Produce working drawings & details; Prepare Specification & Finishes Schedules; Tender & construction documentation; Document Client changes & variations. Construction of the project was stalled after excavation & test piles when dredging and reclamation of the Island was stopped in 2009

LEED Gold certification was a primary requirement of the design. The building is designed to be the community hub of Crescent A on Palm Island Jebel Ali. The Mixed Use development consisting of Residential, Retail, Recreational & Public incorporates Solar Power supply, Wind Turbine and Water recycling plants and is also connected to the public transportation network. Specifications included FSC certified timber, Low energy electrical fixtures with home automation, Sanitary fixtures with low water consumption & locally sourced stone & other building materials.

Al Tayer Motors : Car Showroom & Workshop, Sharjah

Car Showroom & Workshop for Land Rover, Jaguar, Lincoln, Mercury and Ford cars. Brand new and Pre-owned Cars Sales and Service. Al Tayer Motors’ Largest display of cars and service facility in the Middle East, it is being built along the major highway connecting the Emirates. Designed to incorporate the Client’s corporate identity with improvised facade and seamless & flexible internal spaces to serve with higher efficiency. Each brand Entrance portals is designed to meet their respective guidelines. The showroom also provides external display areas on the sides that can be enclosed during the planned future expansion. Glazing and apertures on the façade are modulated such that it can seamlessly incorporate future expansion. The internal spaces are purpose built and arranged such that the management can have an overview of the facility from the central offices in the mezzanine floor. Job Role: Team Leader with complete responsibility of running the project & daily point of contact for Client, Engineers and Contractors; Hands-on involvement in Design; Detailing; Production of working drawings & Specification; Documentation, Coordination; Client interaction; Weekly progress meeting attendance & recording; Reporting Client Changes; Obtaining statutory approvals & permits; Tender and Award of contract. The project is currently under construction.

The Building is primarily a Steel Structure, designed on a regular grid, consisting of a Space-Frame roof to the Showroom and Large-Span Portal Frames to the Workshop. It also incorporates a concrete multi-storeyed car park. The Showroom and workshop are fully air-conditioned and natural light is provided from the roof using Nanogel for insulation. The large-span spaces and structure, Aluminium Sandwich Panel Skin and Double Glazing along with the electromechanical services work together to provide state of the art facility that is flexible without compromising air-tightness and also adheres to building and fire regulations.

The Building on a prominent triangular corner plot consists on 4 basements to accommodate the parking requirements of the Ground+ 12 storey office building. The composite structure with deck slabs and steel columns encased in concrete are supported on a raft and friction piles to balance the uplift from the high water table. The 12 storey high Oval Atrium is naturally lit from the façade and skylight. Carefully segmented double glazing helped achieve the curved façade saving cost and time. The Main Column in the front splits at the base to enable a driveway in the car park below – thus serving a purpose whilst adding to the aesthetic appeal.

Job Role: Project Architect fully responsible for running the project and daily point of contact for Client, Consultants and Contractors. Brief Interpretation; Space Planning; Design Development and coordination; conduct & record weekly coordination meetings with engineers; Weekly Client progress meeting attendance and recording; liaison with statutory authorities to comply with building regulations & obtain permits; Produce construction documents. Contract Administration; Site inspection; Negotiating Variations and EOT with contractor. The Mixed Use Office &residential Building is situated along 3 roads on the North, West and South sides of the plot. The Ground floor provides separate entrances to 4 Offices floors and 6 Residential floors of the building. 4 levels of car park accommodate the required cars for residents and visitors. Recreational facilities like Heath club and Swimming pool are situated on the Roof. The Façade of the parking levels, office floors & residential levels above are treated differently, thus providing natural ventilation to the car park, sufficient natural light in the offices and usable balconies to the residences.

Utmost Residential Building: 1B + G + 8 Floors, Dubai

Floor Plan – 1 to 7 Floors

This Residential Building consists of 1, 2 and 3 bedroom luxury apartments on the typical floors and 4 and 5 bedroom luxury apartments on the 8th floor. The recreational facilities are situated on the Roof level and consists of a gym, steam & sauna and separate kids & adults swimming pools with temperature control. A squash court is also situated in the Basement The Large central landscaped courtyard at the first floor level is provided with abundant natural light from the sky light above which also lights up the internal corridors and lobbies. The facades have deep balconies and the glazing is minimised to reduce internal heat gain and hence reduce air conditioning loads and energy expenses. Parking is provided in the basement and ground levels

Banyan Tree Resort: Luxury desert resort, Ras Al Khaimah

Designed in collaboration with BTR in-house architects to meet stringent client requirements and hospitality standards, the project is spread over 2 acres of desert that is also part of the conserved area. The master plan ensures the catchment areas and the scarce flora and fauna are preserved. The design consists of a mix of traditional block villas and lightweight tent structures – all fully air conditioned to suit the desert climate.

Job Role: Design development and Detailing; Design meeting attendance and coordination with consultants; materials selection; Produce detailed design documents.
