‘Simple’ like a SMILE

India one of the most preferred realestate markets in Asia Pacific

The Indian real estate market has won back favour among foreigninvestors to become one of the most preferred destinations in the AsiaPacific, according to a report by PricewaterhouseCoopers (PwC) India.

Overseas funds accounted for more than 50% of all investment activityin India in the last one year, compared with just 26% for the whole of 2013,the consultancy firm said in a report titled Emerging Trends in Real EstateAsia Pacific 2016 released recently.

“Flows of foreign capital to India began increasing dramatically at theend of 2014, with the amount invested growing almost 200% year-on-yearby the middle of 2015,” the report said, citing data by Real Capital Analyticsthat provides information on commercial property.

Brighter days ahead for thereal estate sector

Indian real estate market is expected to witness an upswing in the year2016. Several policy reforms by the central government coupled with grow-ing GDP, controlled inflation, low fiscal deficit and improving liquidity areexpected to bring some good news for the industry.

The Indian real estate market has been in a state of inertia with lowsales volume and prodigious demand-supply mismatch for the last fouryears now. The years 2013-15 were particularly very non-productive forthe sector with unsold inventory in all top metros hitting the roof and sellersfinding a hard time to get good buyers. While factors like artificial inflation ofresidential inventory in certain cities, and crumbling infrastructure in othersare to be blamed; pan-India factors like a change of government in 2014and falling GDP prior to that also acted as major spoilers.

New investor-friendly rules towoo foreign funds

India's recent move to ease foreign investment norms in real estate willlikely boost overseas fund flows into a sector struggling with project delaysand weak demand, as the rule changes have by far been the most investorfriendly since the industry was opened up about a decade ago.

The new rules that became effective on Nov. 24 abolished the needfor a minimum prescribed project size and did away with a regulation thatstipulated foreign entities could only invest in the so-called "greenfield"projects. Fitch Ratings says the move would help double annual foreigninvestments into Indian real estate to $1.5 billion over the next two to threeyears. Investors have been shying away from Indian real estate as theindustry is grappling with project delays amid a labyrinthine approval pro-cess involving numerous authorities. That led to a slump in demand, asbuyers were worried about their investments getting stuck in stalled projects.A surge in interest rates till the middle of this year also hurt prospectiveinvestors as well as builders.

November, 2015 representing an increase of 1.0 per cent over the same period last year, whichwas pegged at Rs 1,11,889 crore. The Indian tourism industry has won accolades across theworld this year with the country also climbing 13 positions-from 65th to 52nd rank-in the tourismand travel competitive index, according to a World Economic Forum report.

India witnessed a large number of foreign tourist arrivals. "Foreign tourist arrivals fromJanuary to November, 2015 were 7.10 million, representing an increase of 4.5 per cent over thesame period of the previous year, which was 6.79 million. The government launched the e-Tourist visa initiative in November, 2014, which has nowenabled prospective visitors to apply for an Indian visa online from his/her country withoutvisiting the Indian Mission and also paying for the visa online. Orlando Bloom Deported By IndianGovernment AFTER Being Hired ToPromote Tourism In The Country!

Orlando Bloom was brought to India by some of theirgovernment officials to promote tourism to the country -only when he arrived late Saturday night, the actor wasimmediately deported. Apparently Bloom, 38, tried to enterthe country in Delhi without a valid visa, and Indian cus-toms officials promptly put him on a flight right back toBritain! The Pirates of the Caribbean star was allowedaccess to the country shortly after, though, when India'sExternal Affairs Minister Sushma Swaraj granted him alegal visa. The actor flew back Sunday evening - and gotin! Politician Amar Singh, who initially brought Bloom to thecountry for the tourism project, explained what happenedwith the deportation:

"He had applied for an e-visa and didn't get a reply. Hisoffice thought that he would get the visa on arrival." At least one good thing will come of this:in addition to promoting tourism to India, Bloom is now a walking, talking example of howtourists should handle the visa process before they visit! Despite the deportation denial andmulti-flight hiccup, here's to a great trip to India, Orlando!

Tourism could be India’s largestemployer and reduce genderimbalance: Vasundhara Raje

The most challenging question during our recent ResurgentRajasthan Summit was why India gets fewer tourists than a singlemuseum (the Louvre and Rajasthan gets less tourists than asingle monument (Angkor Wat in Cambodia). This question isimportant. Tourism is the world's biggest industry, it takes jobs topeople rather than people to jobs, requires less capital per jobcreated than most other industries, is more likely to employ womenthan men, and preserves culture in ways that the state nevercan. In the long term, tourism spurs dialogue between culturesand enhances world peace. Tourists bring the global to the local;the global outpouring of affection towards Paris is partly becauseit attracts more tourists than any other city. When you visit a city, state, or country, you become a stakeholder in its destiny.

The multiplier effects on jobs, poverty and inclusion of raisingIndia's current 7 million annual foreign tourists to 50 million are

immense yet hardly impossible - Malaysia gets 30 million and France 70 million. As a state whichoften gets the compliment of being "India's largest open-air museum", Rajasthan aims to contrib-ute to this target by raising our 1 million annual foreign tourists to 5 million in the next five years.

India's 240 million farm workers generate only 15% of our GDP; the Make in India mission willoffer them the choice of higher productivity by creating 100 million new manufacturing jobs. A VisitIndia mission - aimed at attracting 50 million annual foreign tourists - would create a similarnumber of new service jobs.

Telangana: A potential newtourism destination

The formation of Telangana has certainly improvedthe prospects of Adilabad emerging as a prime touristdestination in the near future. Telangana is a landlockedstate in South India and one of the 29 states in India. Anincreased number of visitors during the Christmas va-cation is a strong indicator to this. Though adventuresports enthusiasts were the first to come to the districtsome four years ago, it did not catch the imagination ofmany.

Adilabad has so far turned out to be an excellentplace for both leisure and adventure tourism, within theambit of eco-tourism and village tourism.

Nature and culture are possibly two genres thatwould be of interest to photographers. The government should promote nature tourism and toursto interior tribal villages like Jodeghat during the Adivasi festival season. The government shouldplan the development of tourism, keeping in view the fragility of the environment and interests ofthe locals. Tribal people living close to eco-tourism spots could help to offer accommodation totourists. It would generate income and make this new region sustainable in tourism.

Spotlight on Goa amidsttourism crisis in Russia

When Dattaram Sawant, General Manager of Goa Tourism Development Corporation(GTDC) was in New Delhi receiving an award for Goa being voted ‘Favourite Leisure Desti-nation in India’ at the 5th Condé Nast Traveller Readers' Travel Awards 2015, nobody antici-pated a coming storm.

Four days later, a report by one of the newspaper stating that Russia “struck India off itssafe travel destinations list” saw hundreds of publications with misleading headlines in themedia. It was later confirmed that the report had misinterpreted a statement by a non-profitorganisation ‘Russian information centre’(RIC) operating in Goa.

After a prompt clarification by the ‘RIC,’ the Embassy of Russia in India and the ConsulateGeneral in Mumbai, the media published disclaimers and the turmoil has turned positive forGoa. More than 400 publications stating Goa is safe for Russian tourists appeared in theRussian media in the following days.

Spontaneous publicity, even for a wrong reason, brought Goa to the spotlight of discus-sions in both Russia and India. “After such destinations as Egypt and Turkey popular amongRussian tourists got closed for geopolitical reasons, the question now is how Goa can makegood use of the current situation and pull over the tourist flow from closed destinations”,Ekaterina Belyakova from the ‘RIC’ told RIR.

Both Turkey and Egypt attracted around seven million Russian tourists last year, Russiatourism (Federal Agency for Tourism) figures state. India, in contrast, received only around205,000 Russian tourists in 2014. In the first six months of 2015, Turkey and Egypt registered1.3 million and 1.2 million Russian tourists respectively, placing them third and fifth in the list ofcountries most visited by Russians. China and Thailand were 10th and 11th in the list whileIsrael and Vietnam occupied 22nd and 23rd positions respectively. India was not even on thelist of 25 most visited destinations for that period.

A Mixed Bag for Odisha TourismIt was a year of proposals for

Odisha's tourism sector. Even as theTourism Department focused on ag-gressive branding and marketing ofthe State's products within India andabroad, Odisha got little in terms ofinvestment in the sector.

Some ambitious proposals thatwere made last year could not beimplemented but Nabakalebara RathYatra of the Holy Trinity saw Puri being

included under the Central Government's Pilgrimage Rejuvenation and Spirituality Augmenta-tion Drive (PRASAD) scheme. Similarly, Bhubaneswar was included in the tentative list ofWorld Heritage Sites in April this year by a permanent delegation of India to UNESCO. On thecontrary, Odisha's Buddhist Circuit did not find place in Centre's 'Swadesh Darshan' projectthat aims at increasing tourist footfall in tourism circuits across the country.
