At Homesale, we continue to grow our Internet Marketing Strategies in order to gain more exposure for your listings. One of the ways we have grown is by adding strategic partnerships with the area’s highly visited and respected websites. In 2011 we created exclusive partnerships with PublicOpinion.com, LebanonDailyNews.com, SchuylkillRealEstateJournal.com, and WGAL.com. We also continued partnerships with Realtor.com, YDR.com, Cumberlink.com and more.

These partnerships in conjunction with our search engine strategies have grown the number of visits to PrudentialHomesale.com significantly. As the number of visits has grown, the number of inquiries has also grown. Keep watching for more partnerships throughout 2012!

WHERE DID THE HOMESALE LEADS COME FROM?

In 2011, the highest percentage of Homesale leads came from the internet. An interesting change was in the number of inquiries from yard signs. Yard signs have always been a strong lead source but as the internet has grown we saw these inquiries shrink over the past few years. This year the percentage of inquiries from yard signs has risen back to historical numbers. In addition, we continue to see a downturn in print media inquiries.

Homesale is now the exclusive provider of the real estate search featured on ABC27.com. This addition has allowed us to become the most innovative real estate resource in the marketplace by providing each of our listings increased online exposure and you with another distinctive advantage over the competition!

Homesale continues to discover ways to expose homes to the largest audience possible and at the same time allows buyers to find the home of their dreams.

Our ABC27.com partnership provides:

1. Buyers a quick and easy way to find the most homes for sale in the area

2. Exposure of all of our listings to the largest news viewing audience in the Harrisburg area

ONLINE SELLERADVANTAGE (OSA) HOMESALE HAS

DONE IT AGAIN!Homesale agents are using OSA to keep sellers up to date on what is happening in their neighborhood. The reports that are sent to the seller on a regular basis, informs them about the market stats in their area. The market stats show new listings, price changes, expired listings and listings that went under contract. It is an easy way for the seller to know what is happening with their listing competition.

It also shows the seller how many buyers have searched and viewed their listing on Prudential National’s website. This helps to keep them informed about buyer activity in their price range.

No other company has such a robust reporting system to keep you up to date on your listing.

HOME INFO 24/7 UPDATE

Buyers continue to call “Home Info 24/7” to listen and learn more details about all local listings. In 2011 Homesale received a total of 20,744 phone calls through this system.

Each time one of these 20,000+ calls were made, a Homesale agent received a text/email with the caller’s phone number for easy follow-up. Of those calls, almost 4,000 pressed ‘1’ to be connected live to the listing agent.

This program gives the buyer an easy way to get information about the home from any phone. They are able to use one phone number then listen to the information 24 hours 7 days a week on any home listed in the MLS with any broker. No need for a high tech phone but if they want the information texted to them, they have that option too.

Sellers love that their listing’s recording can be accessed any time and that there is no need to refill an empty brochure box.

For 2012 we have given the program a new look. In order to make the program even more enticing to use, the sign riders have been redesigned to include an explanation of what the consumer will get when calling. In addition, we have also created a small stake sign as an option if the rider spaces are full.
