Blackpools Illuminations season is
under way after a star-studded weekend
of entertainment featuring legendary
Hollywood director, Tim Burton, and a host
of musical and comedy talent.
Burton, a self-confessed fan of Britains best-loved
seaside resort, lmed his latest project MissPeregrines Homefor PeculiarChildren, in the townearlier this year and, to say thank you,VisitBlackpoolbosses gave him their highest honour the chanceto ick the famous switch!
He said: When they asked me about icking theswitch I felt like Dr Frankenstein icking on theelectricity so its pretty cool.
I love Blackpool, Id love to do another lm here.Its an amazing place.
The Friday night switch-on concert,at the BlackpoolTower Festival Headland Arena, featured some ofthe biggest names in British music, including The
Vamps,Lawson and Professor Green.
They were followed up with two fantastic events onSaturday the live lming of CBBCs Saturday ShoutOut show live and an evening concert featuring ahost of vintage pop acts.
Then on Sunday night, ticket holders were treated
to a side-splitting comedy extravaganza hosted byAlMurray The Pub Landlord.
Around 30,000 people attended the events acrossthe weekend.
The concert marks the start of the 2015Illuminations season, with the world famous lightsnow shining bright every night until 8 November,which this year features the start of Blackpoolsnew 2.4m Lightpool project funded by theCoastal Communities Fund, Blackpool Council andLeftCoast.
Coastal Communities Minister, Mark Francois, said:I am delighted we have been able to support

Tower.

A sculpture in honour of artist LS Lowry hasbeen ofcially unveiled on the seafront atKnott End.
Supported by Wyre Councils Shaping YourNeighbourhood initiative, it celebrates Lowryslinks with the village as depicted in his paintingTheJetty at Knott End, near Fleetwood and portrays amatchstick man and dog from the artwork.
The Lancashire artist often visited Knott End in the1940s and 1950s and painted a number of seafrontscenes illustrating the Fleetwood ferry and peoplewaiting on the jetty.The sculpture is located in thespot next to the jetty where the artist was knownto stand and sketch.
The project has been jointly funded by a 2,000ShapingYour Neighbourhood grant and 3,500 fromPreesall Town Council, and forms part of a widerplan by Fleetwoods Charity School in Preesall toimprove the area around the jetty and celebrateOver Wyres arts heritage.
Councillor Vivien Taylor, Cabinet member withresponsibility for community engagement at WyreCouncil, said at the unveiling:Wyre Council is very
proud to co-fund the project with Preesall TownCouncil through ShapingYour Neighbourhood.
As a child, I had the privilege of watching Lowryundertake some of his sketches at this spot, so I amthrilled that weve been able to create this lastingreminder of his work. Im also delighted that thechildren who rst considered celebrating the artistwere able to take their ideas and put them intoaction.
The Mayor of Preesall, Councillor PhilipOrme, added:Celebrating Lowrys linkstoKnottEndis a meansof attracting morevisitors to the area and the sculpture willhopefully help put the village on the map.
Created by WEC Group Ltd in Darwenand fabricated by rst year apprenticesfrom its Welding and Engineering TrainingAcademy, the sculpture is made ofstainless steel and took 500 hours tocomplete.
In August, local children took part in artworkshops, drawing pictures of localscenes using Lowrys iconic stick gure
style and colour pallet before creating a grmural with the help of a professional artist.Findmore

Eqpmet: In order to get a complete workout, you will need machines that work yourheart (cardiovascular) as well as those whichstrengthen and tone your muscles. Good cardiomachines include treadmills, exercise bikes
and rowing machines. SceneLEGAL ADVICECOMMERCIAL LEASES - DISREPAIRCommercial tenants need to beaware that when they take a lease
of a commercial property suffering
frominherentdefects oris ina state
of disrepair, they may be taking on
the responsibility to rectify such
issues.
Leases often require tenants to keep the
property in repair but such an obligation
carries with it an implied obligation to put
the property in repair unless the relevant
clause is drafted in such a way as to exclude
any existing defects. The principle of buyer
beware applies equally to commercial
lettings as it does to residential purchases;
a prudent tenant should always consider
having a survey undertaken to identify anyexisting issues.
A landlord can rely on a standard repair
obligation in a lease to require a tenant to
remedy inherent defects, which will often
come as a nasty surprise to the tenant if any
such defects come to light during the term of
the lease.Whilst it may be possible to argue
that the tenant should not be liable because
the necessary remedial works go beyond
the meaning of repair,it does not necessarilymean that the landlord must remedy the
defect. This potential gap in the parties
obligations can lead to disputes and have a
detrimental effect on tenants business if the
defects are serious.
Prospective tenants need to be especially
cautious when taking over a property
from an existing tenant by way of a lease
assignment. Unless otherwise agreed, the
new tenant will inherit liability to remedy
any existing disrepair at the property.
If these issues are considered before the
grant of a new lease then it may be possible
to agree a schedule of condition with the
landlord in order to limit the repair obligation
and/or to expressly require the landlord toremedy inherent defects (without being able
to charge back the cost to the tenant). In
the case of assignments, it may be possible
to split the liability with the outgoing tenant
or agree a cash payment to deal with any
existing disrepair. At the very least tenants
need to understand the full extent of their
obligations before taking on a commercial
property lease.
