Welcome to another edition of the ‘Private Residences – Malta’. Autumn is the season where routines are reverted back to norm. Children return to school, and families pack everything from their vacation homes and head back to their hectic working life.

Although our business has no seasons, this fall is quite different. Our move to the new Market Centre in Mriehel marks the start of a new era for our company and for real estate in Malta. Inside this publication one may find an overview detailing the Company’s

origins together with our vision for the future.

Furthermore, one may find a detailed article on the team working behind the scenes towards the success of the company. Although agents are the front-liners of any brokerage firm, much unnoticed work in particular from the Sales Directors and the administration team help to ensure a premium quality service.

For exactly 50 years, my family has been at the forefront of the real estate industry on the island. The precursor was my grandfather Alexander Grech, whose company, Grech Alexander, was one of, if not the first real estate agency in Malta. The flame was then passed on to my mother Sara, whose name is famous in real estate circles and beyond.

The company recently joined forces with the privately-owned, German estate agency, Engel & Völkers. We are now part of an international network, with partners from 36 different countries. It is the manner in which we operate that makes us completely unique. Engel & Völkers Sara Grech is, in fact, renowned for its unique set up, particularly when it comes to its estate agents and team members. Each agent is responsible for a specific zone within an even larger zone and each of these agents is a licensed partner of the brand. This means that each agent has more

detailed knowledge about their licensed area, which, in the end, offers buyers, sellers, landlords and tenants better service. We’re talking about sales professionals here, rather than estate agents and we’re investing a lot in the platform offering, their training and the set-up as a whole.

Currently, Engel & Völkers Sara Grech has offices in St Paul’s Bay, Fgura, Attard, Portomaso and Sliema – with their headquarters located in the latter. Now, newly drawn expansion plans will see the company opening three new offices, including one in Gozo, and moving their headquarters into a seven-floor, 1,000sqm premises in Mriehel. We want to give our agents a base and somewhere central where they can start their day, collect material, have meetings, meet top management, the admin, marketing and legal teams, and other licensed agents. At the same time, the eight sub-bases will give them a landmark to meet

clients and a place to work before or after a viewing in the nearby area.

The market in Malta, in terms of property, is a considerable one whereby clients have a lot of choice and our responsibility is to present a portfolio that gives them the best quality and value. On the one hand, I believe that the buyer must be guided through what’s available on the market and given expert advice about his purchase. On the other hand, the seller needs to get the right market price for his property. Because we work in a way in which each specific sub-location is under one agent, we cover the whole island in a manner that gives each of our licensed agents the ability to know his assigned location inside-out. This gives them the right tools to be able to help all our clients, who, ultimately, are who we serve.

The reputation the Company enjoys today was brought up mainly from the excellent property brokerage service which has evolved and developed constantly during the past 30 years. However, something did remain the same, which is Sara Grech’s approach to business, and which she is now passing on to her three children.

Together with Benjamin (Managing Director), Semira (HR Director) and Hannah (Wellbeing & Fitness Mentor), the company works with a flat structure which is formed up of different Sales Directors each focusing on different areas and brokerage services (sales, lettings and commercial), a fully-fledged Marketing Team and a Legal Team.

“We are committed to providing the best work experience one could have. Those people who spend their time working and do the work they love to do are usually the ones enjoying life the most. We have moved away from the traditional concept of Real Estate and have changed the services we offer to the agents, which goes beyond the

customary offering. Our marketing team is dynamic and work closely together to help the agents’ requests instantly. Property cannot be taken to a potential client, therefore we rely on imagery and visuals, which are essential for the success of our agents. Our legal team makes certain that both the seller and the buyer have a smooth transaction from the start upon signing the promise of sale agreement right up to the signing of the final deed. They also keep the agents abreast of all property related news and new government notices. ” Benjamin Grech says.

HR director, Semira Grech expresses herself by saying “The way our brand works is very simple. We listen, we learn, and leverage ourselves in exceeding people’s expectations.”

Benjamin works closely with the Team leaders who manage the agents’ performance. These are true managers and not sales agents. Gone are the days where top management and management work in competition with their own agents. That is not an agent

platform. We are in the business of providing a service platform; the agents are in the business of selling property. The Team Assistants’ to the Team leaders contribute daily to the performance of the agents. Well versed on drawing up and updating property descriptions, organising meetings and working closely with the agents.

Life and work balance is one of the most important aspects that people find difficult to manage. Hannah Grech is dedicated to helping the agents achieve this and has selected top of the range gym equipment to help the agents achieve a healthy lifestyle. She starts the day with healthy juices and food tips. Hannah’s goal is to help create a healthier, more vibrant and vital life because it is the small decisions along the way that can cause people to fail or succeed, it does not happen overnight.

Benjamin Grech goes on to say link together the aspirations of discerning individuals around the world, be it in a private or business context – with total passion. And this is only the beginning.
