Spring is the season of change. Flowers start to blossom, closets are filled with lighter clothes; days become longer and gradu-ally warmer. This change brings with it new ideas and thoughts, which we put all together in this spring edition of the ‘Private Res-idences’. Our country has a large amount of resi-dential stock; however, not every house makes a good home. In this edition we have put together a wide

It cer-tainly gives me plenty of pride and honor to be amongst the first real estate agencies in Malta. In the event of our 30th anniversary, we are going to look back into the

past. We were founded in 1985, coincidentally the same year Back To The Future was released, and in a way the Sara Grech story was like coming right out of an inspirational movie.

This was the best era for property investors in Malta, and is often recognized as the time of opportunity. Following the demise of the British Military Forces in the late 70s, the Land Department experienced a substantial rise in property stock. Furthermore, during the same time, the Government devised social housing programmes for middle class workers which saw the demand for property in Malta increase. As with every other thing in business, change in consumer behaviour is an opportunity from a business perspective.

In the 1980s, the real estate industry in Malta featured only a handful of brokerage companies, one of which was founded by Ms. Sara Grech's

father. This did pave the way for Sara to enter the real estate industry; however, other obstacles where in line. During this time it was unheard of a woman opening a real estate company, and therefore the lack of female presence did make Sara's initial operations more difficult.

Backed with the right education, and market knowledge, Sara's philosophy was that the most important thing about running a company is to remember what it represents: people that need to be brought together as a cohesive team. As a team leader, she needed to be an attentive listener and an inspired motivator and seek the best in people and praise their work. Praise makes people flourish. There is a thin dividing line between success and failure – and you need to stay on the right side of that line. Being aware of this helps you stay in tune. Sara worked to instil one Golden Rule, of treating others the same way she would like to be treated. She also emphasized the importance of respecting the individual, and having a

hands-on and enthusiastic approach.

The Sara Grech Ltd. adventure started off from Sara's home in Naxxar on the 29th March 1985. After a span of 6 months, Ms. Grech rented a second floor apartment in Point Street Sliema, and within a year Sara Grech Ltd. bought their first office in Abate Rigord Street Ta’ Xbiex (pictured above). Ms. Grech is forever thankful to Mr Anthony Borg, who gave her the chance to buy her first office by offering her the time to pay the office and a block of 50 apartments to sell exclusively within 6 months. Ms Grech worked hard and sold the 50 units within 3 months and bought her office outright. Hard work does pay off with innovate ideas and round the clock work. She had only one agent with her. She remembers saying that she lost about 10 kilos during these 3 months because the block had no lift and 3 flights of stairs and 5 blocks. After buying her first office, the whole Sara Grech Ltd. operation took off, and as they say, the rest is history!

An exclusive agreement between a seller and an agent is an effective way to

achieve the highest market value for your property. Properties of the highest quality and demand will fall into our exclusive portfolio but the seller must understand the benefits. This agreement is not always understood fully and many times sellers are reluctant to engage into this type of agreement. Our partners across the E&V network only work with exclusivity, this is normal practice in their market but our local market can be more challenging. Here is how we can improve your entire selling process, and ultimately the value.

Below we have listed the advantages we believe that an exclusive agreement will benefit the sale of your property:

1. Our real estate market is small and we have a large stock of residential property for sale, an exclusive agreement with an agent means that the agent will focus on concluding a sale as these properties take priority in his portfolio.

2. Time is an important factor when trying to sell your home, for many reasons but

each one unique. Exclusive agreement are valid for a period of time normally 6 months, and therefore agents are pressured to get on with what they do best and find that buyer before the agreement ends.

3. Since agents are dealing with many potential buyers with different demands, when a search client expresses an interest the agent can keep track of all offers and honestly advise buyers when offers are less likely to be accepted. This is also important for sellers to secure the highest possible price since other agents cannot rush them into quickly accepting an offer.

4. An exclusive agreement also means that many of a sellers personal demands can be accommodated. When a seller is dealing with multiple agencies it can be a headache to organise appointments, and welcoming many different agents who are not familiar with the property can be detrimental to the sale. From a security perspective it is safer to give out one set of keys, and have limited viewings by qualified buyers. Ultimately all you need is one buyer.

5. A general mandate often has a damaging

effect on the price of a property. In a way this is similar to buying common daily goods, which are available from different stores. In any industry, fluctuations in the price are the consequences of strong competition. The product uniqueness that only comes about with exclusive agreements helps preserve the price, and value of the property.

6. Finally, the marketing plan set for exclusive properties is tailored to the bespoke needs of the seller and the type of property. Agencies invest considerably more in exclusive properties.

I believe the time is upon us for sellers to plan their sale strategy more carefully, and question more the tools available to them by agencies that are continuously investing small fortunes to improve their work force, marketing, and other resources.
