Private Housing
More than 30,000 households in Birmingham rent their homes from a privately. The most common
method of locating a private rent is via internet searches and high street letting agents.
Social Housing Social housing is also known as affordable housing. The biggest landlord is Birmingham City
Council who manage their lettings through the Home Choice Lettings system. Birmingham also has
a vast number of Social Housing Landlords (Housing Associations) ranging from those that rent out
a few dwellings to some that rent out thousands. Most are required to let a minimum of 50% of their
properties via Birmingham City Councils Home Choice Lettings system.
Some Housing Associations give 100% of their lettings to the Home Choice system and other
Housing Associations allocate the remaining 50% of new lettings via in house waiting lists or waiting
lists they share with other Housing Associations.
Some specialist Housing Associations allocate 100% of their properties via their own waiting list.
You will find examples of all these within this directory.
A number of Housing Associations allocate properties via the Homes Direct website which is
located at: www.homesdirect.org.uk
Some Social Landlords offer Shared Ownership properties. This allows you to purchase a
percentage of the property. You will need to pay rent on the remaining percentage. You can over
time staircase your percentage to own 100% of the property.
If you are already a tenant of a social landlord you are likely to have the option of a mutual
exchange. This is a home swap with another Council or Housing Association tenant. Subject to
conditions you can swap with another tenant anywhere in the UK.
