Consider temporary storage for bulky items of furniture or any other large items you don’t need Invest in a new doormat A complete spring clean - scrub walls, skirting boards, floors, tiles, windows, light switches, fixtures and fittings Check doors, windows, awnings and blinds all open and shut properly Use your best linen on the beds and best towels in the bathroom Ensure all light globes are in working order Have all carpets, lounges and curtains professionally cleaned Check for any signs of insects or rodents Eliminate odours with fresh flowers, fruit or cakes/cookies placed in plain sight in the kitchen. Avoid air fresheners which only mask household smells Paint walls with neutral colours in order to appeal to the largest audience INSIDE . . . . . . . . . . . Keep the lawn cut and edges trimmedRemove all weeds and add fresh mulch or turn over the soilTrim back trees and any overhanging plantsPlant new flowers to add colour to the garden (try to match flowers to colour theme of house)Pot plants or tubs strategically placed around the house (on the veranda or patio) can look amazing Repair any damaged fencesRemove oil spills from the drivewayRemove any garden clippings and rubbish

THE GARDEN........Place furniture to maximise the space, light and flow of each roomSTYLING YOUR HOME

Keep all curtains and bedroom doors open maximizing natural lightGive each room a final check, empty bins and vacuum or sweep where necessaryUtilise lamps and flowers to create a homely, welcoming atmosphereManage the temperature of the rooms if possible - cool in summer, warm in winterRemove your valuables from the house Keep pets out of the house and if possible out of the gardenLeave the property during the inspection – the meet and greet should be left up to the real estate agent who will take down the details of everyone that visits the home and follow up later.
