NEW CORPORATE HEADQUARTERS

Tompkins Financial’s 7-story, 110,000sf office building

brings 300 employees from multiple locations together

under one roof in Ithaca’s downtown. The new state-

of-the-art facility serves as the company’s corporate

headquarters and includes ground floor retail services,

and offices throughout each of the additional six floors.

The stately design blends the tradition and aesthetic of

historic bank buildings with the modern structures of

Ithaca’s downtown.

The project began with an extensive programming

process involving 17 separate departments, each

with their own strategic plans, growth projections, and

organizational structures. HOLT led program interviews

to determine current and future space needs, which

departments could share services, and which would

benefit from planned adjacencies.

TOMPKINS TRUST COMPANY

Information from the interviews was transformed into

a base space program which was layered with each

department’s growth projections, and then evaluated

and refined by Tompkins’ Senior Leadership. HOLT’s

programming process helped determine the right

proportion of cellular to open space, as well as size and

location of offices, conference rooms and shared space.

ELMIRA SAVINGS BANK RENOVATIONELMIRA SAVINGS BANK

Elmira Savings Bank’s renovation transforms a previ-

ously underutilized community brick building into a

renewed and inviting commercial space. Originally built

in the early 1900’s, the building has housed many

businesses. The building was vacant and deteriorating

for years before Elmira Savings Bank purchased and

renovated it, and subsequently transformed a major

downtown Ithaca intersection.

The restoration of the 5,000sf building includes

a renewed entry, upgraded building envelope for

improved energy efficiency, and a 1,600sf brick and

glass addition that brings new life to the historic struc-

ture. The interior features a complete gut and renova-

tion that creates a bright, lively, efficient and engaging

commercial banking and office area. Site work included

improved access, parking, a drive through service

window with new canopy cover, and landscape features

such as shrubs, perennials and ornamental grasses all

around. With a focus on sustainability, the building also

features sun shades, and an all-electric heating/cooling

plant.

NEW TRANSFORMATION CENTERCFCU COMMUNITY CREDIT UNION

HOLT and CFCU Community Credit Union worked

together to transform two stories of an historic bank

building into a vibrant Transformation Center incorpo-

rating retail banking and administrative offices for 35

employees.

The renovation features an exciting new design and

direction for retail banking by strategically selecting and

placing technology and furniture throughout the retail

space, creating an immersive banking experience for all

clients and employees.

Modern design elements, contemporary finishes, light-

ing, bright colors, glazing, and technology-infused client

service areas integrate into and enliven the historic

bank hall.

Support areas flank the great hall and include confer-

ence rooms, offices, collaboration spaces, and an

enclosed outdoor patio. The light-filled mezzanine with

executive offices is open to the bank hall below.

CORPORATE HEADQUARTERSFIRST HERITAGE FEDERAL CREDIT UNION

This 27,680sf, three story, new corporate headquarters

for First Heritage Federal Credit Union offers employees

and members a welcoming, modern, future-oriented,

and flexible new facility.

Visitors enter through a lobby/gallery space that opens

up into a spacious, light-filled, two-story banking hall.

This lounge-like space is full of energy during the day and

glows like a beacon of light and technology as daylight

wains. Offices with glass walls for full transparency flank

the lobby and house universal tellers ready to help

members as they enter the main banking hall.

Private offices, collaborative department spaces,

conference rooms, training rooms, a cafeteria and

impromptu collaboration areas are located throughout

the upper floors.

Strong branding is integrated through colors and

materials to help with wayfinding and supporting the

credit union’s brand throughout the building. The

integration of staff and local community involvement in

the building design and in the artwork to be showcased

in the gallery celebrates this geographic region renown

for the arts.

CFCU SENECA FALLS BRANCH RENOVATIONCFCU COMMUNITY CREDIT UNION

The goal of this project was to create a new small scale

bank branch, with additional leasable office space, that

had a visual impact and was approachable.

HOLT worked closely with the stakeholders at CFCU

Community Credit Union to renovate an existing 3,000 sf

structure that was previously a Tim Hortons / Coldstone

Creamery, and previously to that another small bank

branch. CFCU wanted to expand to into a new geographic

area and this existing building was the right-size and

because of its past use as a banking facility, would be

able to accommodate a similar program again.

HOLT recognizes the importance of strong community

relationships and welcomed the opportunity to team with

a local architect to bring the project through construction

to completion leveraging their local presence and

relationship with CFCU.

Completion Date: August 2020

CFCU tasked HOLT with re-imagining banking to make

the customer experience more fluid. The intention

was to allow the user to have more ownership of their

banking experience, but to also have staff/support

easily accessible. The first big move made as a team

was the idea of a “genius bar”. This can be most easily

compared to Apple stores and how one approaches a

table and interface with an iPad prior to or even in lieu of

an actual associate. We oriented our genius bars at a 45

degree angle throughout the space to create a porosity

which connected the space of the customer and the

staff softening the stark line between front and back of

house (the traditional teller station).

An important component of the approach to designing

for banks is to completely understand all the given

constraints as early as possible in the design process,

for example, security (visual and physical), all the

circulation flows (people, money), and the branding/

marketing moments that the client wants. Identifying

these constraints allow for the designers to leverage and

integrate them seamlessly versus reacting to them later.

Exterior updates make the project inviting during the

day with the bank’s signage and a palette of bright

colors. At night energetic blue site-lighting makes a bold

statement in the local landscape.

In addition to the main renovation, an additional 14,000

sf of leased site was modified to accommodate a new

canopied ATM with teller lanes.

HOLT is working with Elmira Savings Bank to create a

new retail bank branch in Vestal, NY. The three story,

10,000sf building will include retail banking space,

offices, a drive-through, and 5,000sf of net leasable

professional office space for tenants.

The building exterior will be clad in two tones of red/

brown brick, with a highlighted main entrance. A glass

vestibule and open and bright main banking hall with

customer service teller pods welcomes clients and

accentuates the personability of ESB’s brand.

A Customer Service Representative station, Conference

Room, Manager’s Office, Vault Room, three Business

Offices, Business Hub, Lactation Room, an Employee

Break Room with two staff toilets is also included on the

first floor. The second and third floor program includes

open tenant space for a professional office.

The current site will be completely rehabilitated for the

new building. Ingress from the service road and ingress/

egress to and from Plaza Drive will be provided and

signed for wayfinding. Three drive-through lanes will be

provided for bank transactions; two island stations with

pneumatic tube connections to a remote teller and a

night deposit and an ATM station at the building’s west

exterior wall. Parking provided will be adequate for the

business employees and customers.

The brick and glass structure is sited for operational

efficiency, as well as maximizing natural daylight within

the building.

HOLT worked with Community Federal Credit Union to

complete a 10-year Master Plan Study that aligned the

company’s facilities with their vision for the future.

Existing and future space needs and opportunities were

determined from the analysis of CFCU’s strategic plan,

Facilities Assessments for CFCU’s two existing buildings,

and interviews with directors of the 15 CFCU units.

At the time of the Master Plan, CFCU employed 85

persons and had a total existing gross square footage

of 30,500. Projected CFCU growth at the headquarters

complex over 5-10 years, coupled with the addition of

new services showed a net square foot increase of 81%.

The Master Plan also helped identify the need to

consolidate administrative services that were currently

split between two separate buildings, reducing

opportunities for planned and unplanned staff

collaboration and creative team work.

It was determined that a single building headquarters

facility would support long-term organizational cohesion,

cross unit productivity, institutional innovation, and

company growth.

HOLT is currently working with Community Federal

Credit Union transform two stories of a historic bank

building into a new retail branch and administrative

headquarters for 40 employees.

The 1030 Craft Road headquarters facility is a 2-story brick veneer-clad steel frame structure situated in a suburban site surrounded by grassy lawn, forested trees and asphalt park-ing lots.

The facility, built in 1990, comprises 19,818 gross square feet distributed equally over the two floors.

The facility construction and finishes appears to be in generally good condition and, with two exceptions, without serious arch-itectural deficiencies. The structural framing provides flexibility in the interior layout/usage of the floor should that be desired, and major flaws were not noted in fire protection, life safety, accessibility for the disabled or regarding adequacy of plumbing fixtures.

The facility has fire protection sprinklering and enclosed fire exit stairs appropriately located. The upper floor is serviced by a passenger elevator, and the entire facility is considered accessible.

However, there are two considerable concerns: these are the condition of the exterior glazing system and the design functionality of the mechanical heating, ventilation and air conditioning system. The deficiencies noted associated with the glazing system include glazing seals that have complete-ly fallen out of place with numerous dead insects inside the sealed insulated glazing panels. Both of these are clear indications that the units are no longer sealed. The problem appears to exist along the façade facing southeast, indicating a high probability that the seals have failed due to prolonged exposure to ultraviolet radiation. There are no other indica-tions of other types of deterioration noted in the envelope construction and therefore no reason to suspect faulty con-struction rather than product/material degradation. None-theless, it is clear that a large number, if not a majority, of the glazing units no longer act as a reasonable insulated thermal barrier and so need to be replaced. As mentioned above, there are no other remarkable observations with respect to the building envelope. All materials appear to be in sound condition and maintenance, including a new fully-adhered EPDM roof membrane installed in 2011. The membrane had a few isolated entrapped air bubbles, but no evidence of water bubbles was seen, which would indicate failed seams.

The other observation of concern is the wide-spread presence of mold in the Executive offices. This condition is known to the Owner and is in the process of being remediated. Although this was described as having been caused by a roof leak (which has since been taken care of by the new roofing), it was also noted that there was a positive air-borne mold test in the down-stairs bathroom. While this suggests the possibility of a more endemic problem, the most likely cause is an airborne spread of mold spores from the upstairs roof leak to the downstairs bathroom. However, even if this is correct interpretation of events, it is understood that the HVAC system design does not adequate-ly control indoor humidity levels. This is discussed at greater length in the assessment of the building mechanical systems.

CORPORATE OFFICE INTERIORSPARK FOUNDATION

The Park Foundation is a nonprofit foundation founded

in 1966 by the businessman and media mogul Roy H.

Park. The Park Foundation has actively promoted and

supported the pursuit and implementation of educa-

tion, public broadcasting, and sustainable initiatives,

ranging from pursuing educational objectives and

endorsing policy implementation incorporating green

building design and construction practices in specific

projects.

HOLT provided the interior design for their new home

including 13 staff in 11 private offices, a boardroom,

a small conference space, break room, and other col-

laborative areas.

The design concept springs from the mission of the

Park Foundation as well as relating to the beautiful

collection of antique furniture and art in Park’s collec-

tion. Roy Park’s love of the arts and crafts movement,

and the current mission of green and sustainable

design are merged to create a design that is timeless. PROJECT INFORMATION:Project Size: 4,300 GSF

Furthermore, their commitment to sustainable goals

are reflected in the colors and patterns of finishes used

throughout. Nature is reflected in a subtle expression of

warm sages, branches, and earth tones.

Striving towards LEED Platinum for Commercial Interi-

ors, every item in the design was considered for LEED.

Mechanical systems, daylighting, artificial lighting (all

LED), interior finishes, casework, and furniture all comply

for LEED certification and offer LEED points towards our

Platinum goal.

The objective to create a new home for a growing

organization, steeped in rich history with a strong

connection to the past yet a need to look towards the

future of our society. With the goal of celebrating a space

which reflects the holistic approach to philanthropy and

generosity, the Park foundation Offices are born.

The design draws from the past, the character of the foundation itself, but brings the offices into the expansive future.

NET-ZERO OFFICE RENOVATION

When it comes to design, HOLT Architects invests

in each client — taking time to know and appreciate

their background, ideals, environment, goals, and the

future trends of their industry. Stemming from this

deep understanding, the process of designing a project

that accurately celebrates the client’s mission and

vision begins. On the rare occasion when the architect

creates a building of their own, this implementation of

beliefs continues – and in the case of HOLT Architects’

new office in Ithaca, NY -- translates HOLT’s ethos

into a design studio that exemplifies collaboration,

sustainability, and value.

HOLT repurposed a dated, one-story, 7,600 sf

commercial property in Ithaca’s “West End” into a high-

performance, net-zero energy building indicative of the

HOLT culture. At the heart of the new facility is an open

design studio that is inundated with virtual presentation

and communication tools, and surrounded by break-out

spaces for collaboration, thinking, and doing. Designer

workstations are height-adjustable to promote healthy

movement, foster impromptu interactions, and allow

for face-to-face engagement among team members.

HOLT ARCHITECTS

Significant improvements to the thermal envelope

minimize the building’s energy loss. Natural lighting, a

high-efficiency electric-only mechanical system, and

robust lighting and plug-load controls drastically reduce

energy use. Rooftop photovoltaic panels produce the

energy required to sustain HOLT’s design studio within.
