Our Ref 1979E/P56-1ds1.17 Contact David Stirling 20 January 2017 Kelwin Gray Cardno Construction Sciences E: [email protected] Dear Kel STABILITY OF RESIDENTIAL DEVELOPMENT LOT 27 REDDACLIFFE DVE, THE LEAP It is understood that following our report (ref: 5676/P/1912 dated 20 April 2015), it has been proposed by the owner to move the proposed house location closer to the road. The residence has a proposed effluent disposal area plan already provided. As such, Council have requested a letter by an RPEQ that moving the residence will not affect the stability of the land and will have a low level of landslide risk. The house is currently situated upslope of the effluent system and moving the house closer to the road will be further upslope. The proposed change of the house position will not impact where the effluent disposal area is to be situated in relation to the house. The effluent disposal area must remain downslope of the house and at least 10m from the proposed house position. The effluent disposal assessment will not be affected by the change in house position and the slope stability of the house and the lot will not change from our original report. Thus, as per our previous report, the proposed residential development on the allotment has a long term stability assessment of ‘low’ provided the recommendation in our report are adhered to, and adequate civil/hydraulic and structural issues are addressed. The residence has a proposed effluent disposal area plan already provided. As such, Council have requested a letter by an RPEQ that moving the residence will not affect the stability of the land and will have a low level of landslide risk. The house is currently situated upslope of the effluent system and moving the house closer to the road will be further upslope. The proposed change of the house position will not impact where the effluent disposal area is to be situated in relation to the house. The effluent disposal area must remain downslope of the house and at least 10m from the proposed house position. The effluent disposal assessment will not be affected by the change in house position and the slope stability of the house and the lot will not change from our original report. Thus, as per our previous report, the proposed residential development on the allotment has a long term stability assessment of ‘low’ provided the recommendation in our report are adhered to, and adequate civil/hydraulic and structural issues are addressed.
