The two-storey buildingwith about 340sq m of letta-ble area at Lot 4/5 Gibson Rd,Noosaville, was sold to localinvestors by Ray White Com-mercial Noosa’s Paul Forrestand John Petralia on behalfof a local investor.

Mr Petralia said the pro-perty attracted strong inter-est and continues a run ofRay White Commercial Noo-sa’s auction properties sell-ing above the reserve.

“There was keen competi-tion for the property which is40% leased to Jetts FitnessNoosa, with the remainingspace home to a professional

centre tenanted by a numberof medical and allied healthprofessionals,” he said.

“The net rent from thismulti tenanted property is

approximately $135,802 perannum plus outgoings andGST.”

A NATIONAL data hard-ware distributor has se-cured an office/warehouseat Tingalpa in the Aus-tralian TradeCoast pre-cinct in Brisbane’s eastthrough Ray White Com-mercial.

The property at 2/31 Mil-lennium Place, Tingalpa,was leased in a deal nego-tiated by Jack Gwyn andJared Doyle of Ray WhiteCommercial Brisbane Tra-deCoast on behalf of Millen-nium Raceway.

Mr Gwyn said the new te-nant needed a larger ware-house for their growing bu-siness.

“They were impressedwith the internal presenta-tion of the facility, whichcomprises an approximate-ly 628sq m warehousewhich has been fully paint-ed internally to minimisedust and there is also a108sq m office space,” hesaid.

“With the consent of theowner, the tenants intend

to boost the office area byapproximately 144sq m ov-er two levels.”

Mr Doyle said the own-ers, who operated a remotecontrol car racing facility inthe same complex, werepleased to see a new tenantin a seamless transitionfrom their previous lessee.

“This is a great commer-cial building which offersdual container height rollerdoors in the warehouse aswell as three-phase powerand fantastic natural light,”he said.

“The office is fully data-cabled and the unit has itsown bathroom and kitchenfacilities as well as ampleon-site car parking.”

The unit has been leasedfor three years at a net ren-tal of $101,200 per annum,which was negotiated upfrom $88,320 per annum netwith the condition that theoffice be extended.
