OPPORTUNITIES We have explored some alternative concepts, as shown in this sequence of

illustrations, to assess whether more emphasis can be given to some of the

brief requirements and ultimately more benefit gained.

Through this exercise we believe there is potential for an enhanced “User” and

an enhanced “Customer” experience. The key aspects of these proposals that

contribute to this are:

• Greater access to shared and borrowed daylight

• Greater integration across the space and a reduction in corridors

• A stronger brand identity at arrival on each floor and through the collocation

of meeting facilities around a branded “hub”. This is the place in which most

circulation and cross flow occurs

• Greater social interaction and exchange through the creation of the “hub”

To manage the carbon footprint of this project, our interior design proposals will principally consider the following aspects:

1. Responsible sourcing and specification of material and components

2. Responsible construction and waste management

3. Energy consumption within the completed fit-out

4. Wellbeing

At the inception of the project, we would seek to gain a clear understanding of the base building, its specifications, service provision and general construction. The intention is to maximise the opportunities to make use of the existing condition, particularly daylight, thereby reducing the reliance on lighting, mechanical ventilation and cooling and the consequent generation of CO2.

We take particular care over the selection and specification of materials and components, being conscious of their embodied energy of manufacture and distribution. Where possible, we seek to responsibly source all materials

and components having regard to their embodied energy, CO2 production over their life span, ozone depletion potential, water extraction, mineral resource consumption, ecotoxicity, human toxicity, fossil fuel depletion, acidification and finally their ease of disposal or potential for recycling at the end of the service life.

We actively challenge the construction team in terms of their site operations to minimize waste and maximize recycling of waste, whether arising from enabling works or from site processes (eg. formwork, off-cuts, pallets and other packaging materials etc.). We also encourage them to consider the impacts of site deliveries and other vehicle movements in terms of fossil fuel consumption and CO2 generation and on the local environment generally. We would work closely with our Service Engineer and our Sustainability Consultant, Epoch, to ensure the completed fit-out is as energy efficient as possible, thereby once again minimizing CO2 production.

We would also seek, where possible, to encourage PLC to consider sustainable transport in relation to the use of the building once completed. On our commercial projects this typically takes the form of secure, well lit and easily accessible cycle parking facilities together with shower and changing facilities.

In the last three years the HKS London office has completed or remains actively working on over 20 projects that have been either accredited or are seeking SKA or BREEAM accreditation at a level of either Silver (Very Good) or Excellent.

As a worldwide group, HKS has completed and registered over 130 projects for LEED, the US equivalent of BREEAM, and employs over 300 LEED accredited professionals. HKS also maintains HKS DesignGreen, an in-house consulting studio dedicated to the promotion of sustainability across all the group projects and operations.

HKS is accredited to BS EN ISO 14001 Environmental Management Standard.
