We are delighted to tell you that at the East Midlands in Bloom Award Ceremony held at Spalding Festival Gardens on 12 th September, the in-bloom team from Sutton Bridge picked up a Silver Award in the Small Town Category. This award means a lot to the in-bloom team since we have battled against the odds this year to make sure that our town looked top notch both leading up to the judging and for the remainder of the season.

Teresa and Anita collecting the Silver Award on 12th September

A tremendous amount of work goes into the preparation of the village for judging. It all starts late the previous year when decisions are made as to colour schemes and types of plants required. Careful consideration is given to the types of plants chosen – what may do well in one position will not necessarily do well in another. All businesses are contacted early the following year to ascertain whether they are willing to sponsor a hanging basket or planter at their premises. Once all the replies are received, these are collated and decisions made as to the number of plants required. We then place our order. This is then, the beginning of a massive exercise – getting the baskets erected and the containers planted up. The watering and maintenance carry on throughout the season. All of this (together with the other tasks which the in-bloom undertake); with a volunteer force totalling only 10 willing souls is, in the view of the writer, pretty darn marvellous!!

Of course, it doesn’t just stop once the judging is over and the awards collected. The in-bloom carry on working throughout the year to do their best for the village and to try and ensure that where possible, planters and garden areas are kept clean and tidy and when funds allow, planted with winter pansies to give colour over the dark days of winter.

Fundraiser – May 2012 The fundraiser held at St. Matthews Church on 26th May was very successful for the team. All of our stalls did well and the overall total made on the day and with additional sales gave us a fantastic total of £567. This is a wonderful result and is a great boost to our funds.

Artwork at Memorial Park Entrance Visitors to the Memorial Park cannot have failed to notice the two marvellous paintings which have been erected this year. The first is a montage to commemorate the Queen’s Diamond Jubilee and the other, another montage depicting The London Olympic Games – both major events in this celebratory year 2012. Our grateful thanks to Mark Reynolds, Art Teacher at The Peele Community College, who took on board the ideas of the in-bloom team and together with his students, transformed those ideas into the artwork which you see today. Another fine example of local entities working together for the good of the community.

Work on the garden with the Diamond Jubilee painting (The Diamond Jubilee Garden), has already started and there are now the beginnings of a permanent planting scheme at the garden. Further work and planting will take place during the autumn. The Olympic Garden has yet to be started, but an outline planting scheme has been drawn up and there are also plans for a hard landscaping area and seating within that garden.

All in all, it has been a very good year for the in-bloom team. We have achieved an enormous amount for Sutton Bridge, although sadly, all too often our efforts go unnoticed by much of the community.

It is difficult to believe that in a community exceeding 4000 people, we can only muster up a total of 10 volunteers for the in-bloom group. If you can help us in any way, please do contact us (as below). We cannot continue to expand unless more people come forward to volunteer. If you wish to help the Bloomers then please e-mail us at [email protected]. You don’t need to become a member, you can just volunteer your time as and when you feel like it.

ooffff 66 iinn 1100 hhoommee hhuunntteerrss By Miles Shipside, Director, Rightmove.

Sellers are being warned not to risk over-pricing during the autumn market, following new research from Rightmove which finds that 62% of home-hunters state they will not carry out a viewing on a property they consider to be over-priced, even if the property ticks all the boxes on their wish-list.

Rightmove’s research, carried out as part of its Market Intelligence campaign, finds that only 38% of home-movers would actually go and view a property they consider to be over-priced before deciding whether to put in a lower offer, even though sellers often price with a view to negotiating downwards.

Rightmove director Miles Shipside advises: “It can be tempting for sellers to price high on the assumption that they are giving themselves room for negotiation. However, our findings indicate that this can be a risky business and is likely to deter some six in ten potential buyers who might otherwise have visited the property without hesitation. Price is obviously a critical issue for both buyers and sellers in the current market, but it’s much harder for a potential buyer to fall in love with a property if the asking price deters them from even setting foot through the front door.”

Among the 62% of respondents who would not go and view a property they felt was over-priced, 20% stated they would make an enquiry to the estate agent to find out if the vendor would accept offers under. This would indicate that, for sellers, prior discussion with your agent about how much you are prepared to negotiate is important.

Shipside adds: “Pricing appropriately for your target market is a major part of the equation when it comes to enticing buyers in. We urge sellers to do their homework and research comparable house prices so they have all the intel before they come to sell. Sellers are also advised to remember that the property must also be presented to showcase its full potential and to work with their agent to promote it well to attract as much interest as possible.”

Rightmove is currently running a campaign aimed at providing sellers with the right market intelligence to price appropriately for their local market. The Market Intelligence campaign takes users on an interactive tour of their local area, using a feed from Google Street View and the latest property market trends, data and prices.

LLiisstteedd bbuuiillddiinngg.. By Anna Hall, Ward Gethin Archer Solicitors

Finding that the historic property that you have fallen in love with is listed can be off putting. Costly repairs and heavy restrictions are what first spring to mind. The listing system was introduced in 1947. There are approximately 374,081 Listed Building entries in England. The purpose of the listing system is to help understand and recognise our history and celebrate the special architectural significance some buildings have. Older buildings are more likely to be listed. All buildings which were built before 1700 and which are in anyway like their original condition are listed. More modern buildings tend to need to be especially important to be listed. There are three categories of listing: Grade I – this is the most rare and accounts for only 2.5% of the listings. These buildings are of exceptional importance and sometimes considered to be of international importance. Locally this includes the Custom House in King’s Lynn and Nelson’s Monument. Grade II* - These are buildings of particular importance and make up 5.5% of the listings Grade II – Buildings of national Importance and special interest. These make up 92% of the listings. The listing is not intended to preserve the building in time. The building itself should be enjoyed whilst being preserved for future generation. The system of listing helps protect important features and characteristics of buildings whilst balancing the needs of current ownership and occupation. It is possible to make structural changes to a Listed Building. Planning permission and Building Regulation consents are required as they normally would be but changes to a Listed Building need further “Listed Building Consent” from the Local Authority. Consent can be required to replace windows, build extensions and even to paint the exterior. Any contemplated works should be discussed with the relevant Local Authority. Proceeding without consent can constitute a Criminal Offence if the changes affect the character and appearance of the building. At the time of your purchase you should speak to your Conveyancer about any plans you have for the property. They will be able to direct you to the relevant requirements. Grants for required works are also available and there are specialist insurance policies that will help give you peace of mind. Owning a Listed Building is like owning a piece of history and should be a delight. With some advance planning and helpful advice from your Conveyancer your “new” old home should be the dream home you fell in love with.

For any further information please contact Anna Hall at Ward Gethin Archer on 01553 660033.

When not at work some of you will know i’m passionate about my dog and photography often getting out walking in the area, so thought sharing a few of our special ‘places’ may be of interest to like minded readers & especially those moving into the area.

SIR PETER SCOTT WALK, EAST BANK, SUTTON BRIDGE: The full walk is approx. 10 miles long between East Lighthouse and Kings Lynn – but I haven’t done the full walk! We parked in the car park and picnic area and went through the gate onto the bank next to East Lighthouse. Geese along the waters edge watched us walking up onto the bank. A couple of wooden benches are handily placed for those who want to sit and admire the views. At the corner of the bank looking out we could see the outer trial bank islands (made in the 1970s as a test to see if a tidal barrage fresh water reservoir could be established, later abandoned – they are now used as a nesting ground for seabirds within the National Nature Reserve.) A couple of boats made their way out into The Wash estuary, with larger ships/boats visible in the distance. Curlews, Oyster Catches, Ducks, Geese & Seagulls dotted the air and marshes around us. Looking back inland we could see both the East & West lighthouses and the power station towers in the distance with nothing but the sound of the wind, birds and crickets around you.

MARSH BANK, GEDNEY DROVE END: A nature rich marsh bank adjoining The Wash inlet area. Dragonflies were dancing along the bank amongst the wild flowers. The marsh itself abundant with Samphire with tiny fish caught in the pools. In the distance are RAF Holbeach practice bombing range towers, cows grazing along the bank and the outer trial bank islands. Heading down onto the marsh towards The Wash, was amusing because every now and then your foot sank into the mud – so wear your wellies! We didn’t quite get to the waters edge (bit too boggy), but enjoyed the photography and watching the odd boat as it went on its travels.

BAWSEY PITS, (OFF THE B1145), BAWSEY, KINGS LYNN: A series of disused sand pits/quarries within woodland which is now opened up as a country park with free car parking (a bit bumpy). This area changes so much depending on what time of day/year you visit. At this time of year I can’t get enough of the place, the leaves are all the colours of the autumn spectrum, wild heathers are everywhere and there are that many varieties of mushrooms I lost count. The wild ducks, geese & seagulls fill the air and waters. Popular with families, dog walkers, walkers & off road cyclists who enjoy all the wildlife and scenery - plus of course the rope swing (can you find it?)

Non standard construction

Flood history risk & Subsidence which is particularly good for this area
