Overall design and layout of the added courts is quite good.
Renovations to the TC , with the exception of the viewing deck extension, are outside the scope of the renovation.
Satisfactory ease of access from TC to RCC dining & bar area still requires work.

Banks Eng./Grady Minor options…. Verify acceptability of general layout...Issues regarding grading, permitting, moving utility lines, etc. that would have cost and timeline ramifications.

Subcommittee ContinueFitness & Wellness Center----Bill DeRose
Current gym has about 2,700 sq ft of usable space. The new gym will be 5,200 sq ft. This allows for the type of equipment we currently have plus plenty of space for functional fitness. (TRX, medicine
balls, kettle bells, etc.)
Current upstairs yoga room is 1050 sq ft. With the old KEB building and expansion the new multi purpose room will be 2,150 sq ft. almost doubling current size
Technology is a growing part of the fitness experience. Work with a gym consultant on bringing the new wellness center up to date with the latest fitness technology
Finance---Harvey Fontaine
Financing Options: We have bank term sheets from (3) banks and the committee will review and work with Frank Percuoco to determine the best fit with our project.
Project Design Funding: The MHOA Board has approved $100,000 for design development and marketing leading up to project approval. It has not been established at this point where these funds
will come from. The Committee will review options. All subcommittees must obtain project coordinator’s approval to commit funds and the Finance Committee must be informed of the amount
and authorization.
Impact on Operating Expenses: The committee will estimate and report through coordinator to the board the estimated impact of the project on future ongoing operating expenses….(Important)
Schedule Recap-- 1 ½-2 Year Program
January/ February 2019: receive details from subcommittees; finalize specs/renderings/costs; prepare a presentation/promotional brochure for marketing within our community. Humphrey
provided sample promotional pieces from other communities for our information.
March 2019: plan for homeowner presentations/promotion, and approval
April-June 2019: Site and civil work/construction drawings and necessary approvals/permits
Spring/Summer 2019: Work to commence on tennis building, deck and cover extension, and additional tennis, pickleball, and bocce courts. Work to be completed October, 2019.
Fall/Winter 2019/2020: Work to start on new exercise/wellness center including KEB building (This will not interfere with other in-season activities) Completion by May 2020
Spring/Summer 2020: Off season work to start on RCC Kitchen/Dining/Bar areas, etc. Completion Fall 2020

Posters presented today for review and display in RCC Lobby…..More changes will occur
