We’re updating the policies that guide development-
related decisions in Palermo Village, including lands on
the north side of Dundas Street.
This workshop is focused on “Palermo Village North.”

• Palermo Village on the south side of Dundas Street is a
growth area. The existing policies are based on a 2003
land use study.
• The Urban Centre land use designation permits:
• high density mixed use development along the “main
street” of Old Bronte Road / Khalsa Gate
• buildings up to 8 storeys in height, or up to 10
storeys on corner sites

• All of the lands within the proposed “Palermo Village
North” area are subject to long-standing appeals at the
Local Planning Appeal Tribunal (LPAT).
• The Employment and Natural Heritage System
designations on the west side of Bronte Road are not
in effect.
• The Palermo Village North Urban Core Area
designation and policies originally proposed for the
Special Study Area (OPA 306) are not in effect either.

• In 2011, Council approved OPA 306 to introduce a new
Palermo Village North Urban Core Area designation
and policies for the Special Study Area.
• It addressed the area’s cultural heritage resources and
allowed for mixed use development consistent with the
Urban Centre designation south of Dundas Street.
• OPA 306 is now the basis for updated policies to
support the creation of a larger node on the north side
of Dundas Street, as identified by the urban structure.

• input from an inter-departmental working group

• Development would be focused on the intersection of
Bronte Road and Dundas Street.
• The Mixed Use area would allow retail, office and high
density residential uses, as well as a transit terminal,
community centre and library.
• The Residential area north of William Halton Parkway
would allow a range of housing types.
• The Natural Heritage System would provide a buffer
from surrounding employment uses.

• Mixed use buildings, 8-10 storeys in height, along
Dundas Street, Bronte Road and Old Bronte Road
• Ground floor retail uses at Bronte Road and Dundas
Street, and along the south end of Old Bronte Road
• Transit terminal (“T”) with access to Dundas Street
• Community centre and library (“cc & l”) next to a park
• Heritage buildings, office uses and townhouses
