Re: Planning Application Pl29N.PA0043, StJames Hospital, D 8.

Dear Sir I Madam,

Garret Brady,

525 South Circular Rd,

Kilmainham,

Dublin OS.

Mobile: 087 9194321.

Email: [email protected]

As you can see I live very close to the proposed development of StJames Hospital as the future

National Childrens Hospital.

This proposal has numerous flaws.

The site Is extremely small and confined for such a huge development.

The access routes /roads are all narrow residential roads that are already at their maximum capacity.

This will lead to huge problems during the proposed long development period and If it was to

succeed would pose great difficulties to any person or Indeed Ambulance trying to access the site.

The Issue of Parking 1 both at the site itself and adjacent residential areas, now and in the future

design is utterly inadequate. We have had Disc parking in this area for over 15 years. I have been

clamped 3 times in the last 6 years 1 as a resident with a valid Permit, for parking in adjacent streets

when no spots were available on our road. I dread the chaos that would ensue if the proposal

succeeds.

The notion that the large trucks necessary for such a development will be trundling passed my house

every few minutes , 5 days a week for up to 5 years is preposterous. The danger to residents and

my children , the noise ,the pollution/dirt ,the vibration damage to the century old houses in the

area cannot be over emphasized .

The design itself is not suitable for a site adjacent to a historic residential area. It is too high , too

cluttered and out of scale with its surroundings.

I work at Dublin airport and during busy traffic periods allow, 1 hour 15 minutes to get to work for a

journey that takes 20 minutes at off peak times. I dread my travel time If the proposal succeeds.

Page 7: PA0043 SUB GARRET BRADY.pdf

This proposal is for a "National" Chlldrens Hospital • This site is not suitable for the Inevitable

expansion of such an institution as our population grows.

I am fully aware of the need for a National Childrens Hospital and the controversies that have

preceded this proposal. I don't want to be dismissed as a "nlmby" (not In my back yard). I believe my

objections and concerns are objective and realistic.

My personal preference would be for what seems obvious to most people, a green field site that

borders the MSO and all of the advantages that entails.

Yours faithfully,

Garret Brady.
