Notes from the Supervisor’s Offi ceAs the cold, snowy weather continues, I would like fi rst and

foremost to remind our residents to be careful of yourselves, your homes, and your pets in the severe conditions we have experienced lately. Also, this is an important time to be a good neighbor and look in on any elderly or infi rm neighbors you may have, just to be sure that they are getting through this bitter winter weather safely.

Th e winter weather always increases the workload for Our Guilderland Highway Department staff . As many of you have probably heard by now, Todd Giff ord, Guilderland’s long-time Highway Superintendent, retired at the end of 2010. However, due to the fact that we have an experienced workforce and competent day-to-day supervision, all developed during Superintendent Giff ord’s time in offi ce, the Highway Department has been able to successfully deal with everything that this winter season has thrown at us so far. We are grateful for the excellent work they are accomplishing. Th e Town Board is currently interviewing candidates for the position of Highway Superintendent, and hopes to make an appointment to the position in the near future.

Th e Town of Guilderland was listed in a recent report from the New York State Department of Labor as the community of over 25,000 people with the lowest (5%) unemployment rate in New York State. It is gratifying to learn that our community is doing better than most on the employment front. I would attribute this to the long-term stability of Guilderland’s real estate market and our extremely strong Town fi nances, as well as to the presence of a vibrant local business community that employs a great many Town residents. We must make no mistake about it, though- the national and state economies are still in tough shape, and those problems trickle down to the local level in the form of limited regional employment opportunities and diminished sales tax revenue. We continue to monitor and manage Town fi nances very closely, and believe that these eff orts are more important

for our residents than media reports, however favorable they may be.

For those residents who do enjoy getting outdoors in the winter, Guilderland does off er a variety of options. Cross-country skiers can enjoy groomed trails on the Western Turnpike Golf Course, or try the more challenging experience of skiing on ungroomed surfaces on the trail network in Tawasentha Park and the Winter Recreation Area. Ski rentals are available for $7 on weekends at the Pro Shop at Western Turnpike Golf Course. Snowshoers have several miles of trails through open and wooded terrain available for use at Tawasentha Park. Our Parks Department has a limited number of rental snowshoes available for $5 at the Parks Offi ce on Route 146 across from the Tawasentha Park entrance. Also, the sledding hill in the Winter Recreation Area has been getting plenty of use with the frequent snowfalls so far this winter. Please check the Town website for updated information on activities, or call the Parks Department at 456-3150 during the week, or the Western Turnpike Pro Shop at 456-0786 on the weekend for information on what activities are currently available.

Finally, as you make your way around Guilderland in these wintry conditions, please be sure to drive carefully. Driving conditions at this time of year can be diffi cult, and safety should be a focus for all of us on the roads. Stay warm!

HAS THE GUILDERLAND REAL ESTATE MARKET STABILIZED?

It seems like everyone today has questions about the currentstate of the Guilderland real estate market. How are values?

Are homes selling? How long will it take to sell my home? These are questions that I hear almost every day. When I started in thebusiness 20 years ago, a real estate agent’s primary evaluation toolwas a CMA or Comparative Market Analysis. Using this method an agent would evaluate prior closed, pending, and active listings in an area to derive an estimated value for a property. This method is still used by many agents today. However, to really know whatis going on in a real estate market in general, a more detailed statistical analysis is required.

Based on recent Multiple Listing Service Data here is what ishappening in Guilderland as of January 31,2011. There are roughly 114 existing single family homes listed for sale with anaverage list price of $296,298. In 2010, 253 existing singlefamily homes were sold in Guilderland for an average sale price of$256,958 and an average reported marketing time of about 66 days. Homes are selling for 96.13% of list price on average.On the surface these numbers are somewhat deceiving. A closer look indicates that 23% of homes listed for sale in 2010 expired unsold which skews the days on market numbers. Based on the current absorption rate in homes under $400,000, Guilderland has about a 6 month supply of homes on the market. As a general rule of thumb, a 6 month supply of homes is considered to be a balanced market. When the inventory of homes is greater then6 months it is considered a buyer’s market. A supply less then 6 months will tend to indicate the market favors sellers. These are general numbers and serve as a guideline only. Each neighborhood and price range within the town will vary from the averages andeach home should be evaluated individually to draw accurate valuation and marketing conclusions.

Integrity

Integrity is the foundation of excellent character. When I work with students daily at the white board discussing

great character, it is always my favorite word to discuss. Each of the children knows what it means. Oft en they will raise their hand and say: “Doing the right thing even when no one is watching.” Th ey are not even aware of the hundred’s of people who write about integrity like Th omas Macaulay who wrote: “Th e measure of a man’s real character is what he would do if he knew he never would be found out.” But they know what it means, and they feel what it means.

Th ey understand integrity well, and feel it because they experience it and they see others experience it. At some point in their lives, they have all been caught, just like all of us, doing something they probably should not have been doing. Th is allows them, even at a very young age, to be capable of understanding that a person’s integrity is the foundation of great character. I hope to give my students the feeling of integrity, for I believe it will make them successful in their lives through success in their relationships, their careers and their personal pursuits. Seeing success in students in any area of their lives is one of the greatest pleasures and rewards of being a teacher. Just ask any of my fabulous colleagues at the high school!

Integrity is not just about behavior when unobserved, it is also about observed behavior and caring about what impact you have or what people think about you. It is also about honesty. Th e greatest leaders of business in our history may have been craft y, they may even have been demanding, but they had character with great integrity and honesty. “…fi rst honesty, then industry, then concentration.”, Andrew Carnegie. Great integrity and honesty make great followers and great followers make great leaders. Let’s continue to work together to give our children the character that will make them the leaders of our future, and give them successful lives. I believe in the importance of this for us, for our children and as part of our natural evolution.

A. Our offi ce opened in the Fall of 2000.

Q. Where are you located?

A. We are located at 3905 Carman Road, near the intersection of Western Ave (Route 20) and Carman Road (Route 146).

Q. What hours are you open?

A. We are open Monday, Wednesday, and Th ursdays from 7:30 am – 4:00 pm and Tuesdays 10:30 am – 6:30 pm.

Q. What got you interested in Dentistry?

A. Dentistry has always been a passion of mine since I was a little kid. I have always enjoyed working closely with people, and growing up I excelled with artistic projects and other hands on activities.

Q. What makes your practice diff erent from the other offi ces in the surrounding area?

A. Lets face it, going to the dentist is not everyone’s favorite thing to do – but we strive hard to make it a fun and enjoyable experience. By carefully listening to our patients needs, reviewing their medical and dental histories and using our microscope to examine their teeth, we are not only being thorough, but this allows us to customize a treatment plan for each individual patient.

Q. What do you love most about your practice?

A. I love the fact that I can treat my patients as an extension of my family and not just another patient in the practice. Over time, I have enjoyed building relationships with each and every one of my patients, and getting to know them and their families on a more personal level.

Q. Are you known for anything special?

A. Continuing education has always and will continue to be of utmost importance to me. I regularly study at world-renowned dental education centers such as the Kois Center. All members of our dental team participate in continuing education courses to enhance their knowledge of dentistry. As a result, we are able to help you understand the problems you may be experiencing, their causes, and options to remedy them.

Our services include all phases of cosmetic dentistry (veneers, whitening, tooth colored fi llings, implants, crowns and bridges) preventative care (cleanings and sealants) starting with children’s exams at age 3, extractions, root canals, and denture work.

Q. What technology have you incorporated into your offi ce since you opened?

A. In dentistry technology is always changing and you have to stay current with the newest techniques and materials. I have researched all the products that I use in my offi ce to ensure that I consistently produce high quality dental work. During all of our initial exams, I do an oral cancer exam with the velscope (oral cancer screening device), and use a microscope to examine each patient’s mouth and teeth. Th rough digital photography, each patient is able to see their teeth and any fi ndings on my computer. We are really excited and looking forward to be incorporating digital x-rays into the offi ce this year, along with an intra-oral camera.

Q. Do you work with any local organizations?

A. I support Community Caregivers, local schools, fi re and police departments. My volunteer work includes Habitat for Humanity, Freihofers Run for Women, and visiting local schools during dental health month.

Q. When is dental health month?

A. Dental health month is during the month of February. During this month, my staff and I volunteer our time to visit local schools such as St. Madeline Sophie’s and Pinebush Elementary. At each school, we educate children from ages 5-8 about the importance of good oral health, so they can maintain their teeth for a lifetime.

Q. What do you want the community to know about you?

A. In addition to my private practice, I am an adjunct faculty member at Hudson Valley Community College in the dental hygiene department. I am an active member of the American Dental Association, Academy of General Dentistry, Th ird District Dental Society, and the Schenectady County Dental Society.

My interests include sports, working out, traveling, and attending concerts. I play in soccer leagues year round, enjoy cycling on and off road, and skiing in the winter. I also enjoy gourmet cooking and began taking some courses at the Culinary Institute of America.

Q. Dr. Oshins, what are dental sealants, who should use them,

and how long do they last?

A. Sealants are a thin, plastic coating that are meticulously placed on the

chewing surfaces of teeth – usually the back teeth (the pre-molars and molars)

– to prevent tooth decay. The liquid sealant quickly bonds into the depressions

and grooves of the teeth forming a protective shield over the enamel of each

With all the snow and ice storms this month I can’t help but imagine the numbers

of people in our area suff ering right now from whiplash injuries. Whiplash is an injury of the neck caused by sudden movements forward and back or side to side.

To realize the impact of this type of injury, it helps to understand that the mechanical relationship

between the head and the neck can be crudely compared to a brick attached to the top of a fl exible rod. Th is makes the neck highly prone to injury. Whether from a car accident, sports, or an accident at work, whiplash or other neck injuries warrant a thorough chiropractic check-up. Th e tricky thing about whiplash injuries is that the symptoms can take months or years to develop. Too oft en people don’t seek treatment until more serious complications develop. Don’t make this mistake! You could pay for it with chronic pain and irreversible damage. Seek chiropractic care immediately. Whiplash injuries can present as neck pain, shoulder pain, dizziness, headaches and even arm tingling. Th e sudden motion can disrupt crucial joint alignment, tear soft tissue, bulge discs and infl ame nerves among other things. In a series of recent human volunteer crash tests of low speed rear impact collisions, it was reported that the threshold for cervical spine soft tissue injury was only 5 mph!Here at the Spinal Wellness Center, I employ a number of gentle and eff ective techniques

for whiplash victims including non-force joint and soft tissue mobilization, cold laser therapy and the “Arthro-stim” neuro-kinetic technique.
