CONSTRUCTION AND FEATURESFarmhouse. Constructed using traditional techniquesand materials with original oak trusses and renewedgreen oak purlins. The roof is finished in reconstructedstone Flaggs with diminishing courses (BradstoneMoordale). Windows to the rear and west elevationsare high quality double glazed casements in hardwood(Sepele) by Mumford & Wood. The front elevationfeatures traditional high quality hardwood doubleglazed sliding sash (brass pulleys and lead weights)windows to the first floor and ground floor bays; againby Mumford & Wood. The roof lights by Velux. Thebays are constructed and finished in Iroko timber andhave a zinc sheet finish to the roof. The first floor is acombination of original oak joists and their exposedsupporting beams, strengthened with matchingsection new oak beams. There are many substantialperiod features. Exposed oak roof trusses, beams andlintels, stone fire places, solid timber panelled doorsthroughout with heavy architraves and skirtings. Oakdoor and floor trims to the loft along with an oak stair.

The kitchen features, along with exposed beams, asolid French pippy (or cat's paw) oak floor, an electricprogrammable four oven Aga (Millennium limitededition) with massive sandstone surround and hearthalong with Black African granite worktops onhandmade units with built in Miele appliances andDorn Bracht taps. The dining section has an open firewith stone surround and hearth.

.The sitting room features, along with exposed beams,the original large open fire place with stone surroundand hearth with an inset Rayburn open fire..With the exception of the kitchen/dining, keepingcellar and bathrooms, a high quality neutral colouredfitted carpet unifies all floors, hallways and stairs.

.The Barn. Constructed as the Farmhouse with sameroof covering and finish to the stone work. The highquality double glazed casement windows in the south,east and west walls are again by Mumford & Wood,including those in the arched doorway and all matchand complement those of the Farmhouse and Smithy.The arch doorway is framed in heavy section Irokotimber along with up and over door. The ground flooris concrete, and whilst unplastered, the building haspower, lighting, water, a WC and sink unit with waterheater along with four aluminium outside lanternswith a timer control.

.Carriage House. Construction matches andcomplements the techniques and materials of the

The floor is a continuation of theyard. Water, power sockets and lighting are providedalong with surface water drainage and a smokelessfuel store box. The internal lighting can be controlledfrom the Farmhouse.

.Smithy. Walls, roof, windows and door are all asdescribed for the Barn and Farmhouse. It has a stoneflagged floor, painted walls, open fire place andSmith's Hearth, power sockets, lighting, electricheaters, water stop cock and drainage installed to thesouth gable. There are three medium size outsidelanterns matching those on the barn again with timercontrol. The internal lights can be controlled from theFarmhouse.

.Yard. Paved with concrete blocks. The walls to thegarden to the west and north behind the barn areconstructed in coursed sandstone with stone flaggedcopings.

.Gates. In Iroko by Oak Leaf Gates Ltd including electromechanical underground activation units. Ashlar stonewalls with reinforced concrete structural cores andfoundations support the gates. Drainage to theactivator boxes is provided along with electricalpower.The external "turn in" features sandstones kerbs andYork cobbles with massive original boundary stonesforming the crossover. The entrance transfer slab isfinished in resin bound gravel up to the block paving.

.Drainage. Originally to a septic tank, it was replaced(2013) with a new system beneath the yard andthrough the entrance to the new mains sewer(constructed by Yorkshire Water) in Boggard Lane.
