Panhandle agriculture is a diverse mixture of live-stock and crops. Almost 6,000 farming operations cover 22,000 square miles, generating nearly $2.2 billion in sales, approximately 60 percent from livestock and 40 percent from crops. The Panhandle’s land and water resources are key to the region’s agricultural produc-tivity.
Elevation ranges from 5,400 ft in the southwest to 3,600 ft in the North Platte Valley. The area is classified as semi-arid with 12 to 17 inches of annual precipita-tion.
Reservoirs on the North Platte River in Wyoming cap-ture snowmelt that is delivered to over 350,000 acres of ditch-irrigated land in the valley. An additional 350,000 acres are irrigated with ground water delivered through center pivots.
Corn and hay comprise the majority of over 700,000 irrigated acres. Corn is produced on about 450,000
acres, of which 75% are irrigated. Most of this corn grown in the Panhandle is fed locally to cattle. Corn produced in the Panhandle is also processed into eth-anol. Bridgeport Ethanol can convert about 48,000 bushels of corn into approximately 137,280 gallons eth-anol per day. An important ethanol byproduct for area cattle feeders is wet distillers grains (WDG). Bridgeport Ethanol fills approximately 46 semi-loads a day with WDG for use at area feed yards.
Almost 300,000 acres are devoted to hay in the Panhandle District producing almost 750,000 tons annually. Almost half of this hay production is irrigated.
In addition to corn and hay, a number of specialty crops are grown in the area that are unique to the Panhandle of Nebraska. Sugarbeets are grown on 40-50,000 acres of irrigated Panhandle cropland. The beet crop is pro-cessed by Western Sugar, a grower owned cooperative with a factory in Scottsbluff.

In addition to sugar extraction, the Scottsbluff facility includes an extensive packaging facility and a molasses desugarization plant. Sugar processing in the Panhandle provides over 500 full and part- time jobs.
Approximately 100,000 acres of dry edible beans are produced in the Panhandle. This is another unique crop to Western Nebraska. Dry bean production in the Panhandle represents over 70 percent of the state’s production. Annually, Nebraska ranks first in the U.S. in Great Northern production and second in Pintos. Dry edible beans grown in the region are cleaned and packaged by three major bean processors in the Panhandle. Foreign markets are vital in marketing Nebraska’s dry beans. Over one-half of the Great Northerns and up to one-third of the Pintos are exported.
Although Panhandle potato production is relatively small compared to other specialty crops, potatoes are produced on about 3,000 acres in the Panhandle. Potato production is increasing in recent years.
Over two million Panhandle acres are devoted to dryland agriculture. Given the semi-arid climate, most dryland farmers practice a two or three year crop rota-tion, allowing for a fallow period to conserve moisture prior to wheat planting. The predominant dryland areas
are in the southern Panhandle with some acreage in the central and northern regions.
Hard, red winter wheat dominates the dryland crop-ping system with more than 600,000 acres in produc-tion. Forty-percent of Nebraska’s wheat production occurs in the Panhandle. Winter wheat adapts to vary-ing conditions which gives it the ability to fit into a double-crop and relay-crop rotation systems. Hard red
winter wheat is the mainly used for the produc-tion of loaf bread, hamburger buns and other foods. The average bushel of wheat weighs 60 pounds, can make 64 loaves of bread. As much as 50 percent of Nebraska’s wheat is exported annually to international markets.
Proso Millet is produced on about 100,000 acres. Proso is well adapted to many soils and climatic conditions. It needs very little water
and has a short growing season mak-ing it a perfect crop for this area. Proso is used for bird seed and export markets. It is also sold as health food and due to its lack of gluten and it can be included in the diets of people who cannot tol-erate wheat.
Sunflowers are pro- duced on about 30,000 acres. There are two types of sunflowers, oil and con-fection. The primary use of oil type sunflowers is for edible oil, but are also be used for bird seed.
The livestock industry accounts for 70% of the gross agricultural sales in the Panhandle. Over two-thirds of Panhandle land is available for grazing and supports approximately 250,000 beef cows. Panhandle feedlots finish approximately 600,000 head annually.
Panhandle agriculture is an important, diverse and interesting segment of our economy. The combination of crop and livestock production with extensive pro-cessing facilities provides much of the economic and employment base for the region. Efforts to diversify our economy are important. Land and people, how-ever, will continue to be our most precious resources.

Downtown Scottsbluff has been renovated to exhibit small specialty shops and restau-rants. It has also maintained some of the larger retail stores and family-owned eateries. Gering’s downtown district features shopping opportunities, a convention
center and more great dining experiences. There are abundant businesses and a variety of eating estab-lishments in convenient locations throughout the area including “restaurant row” in the 27th Street District, Beltline Highway, East Overland Drive, Terrytown, Scottsbluff/Gering Highway and Highway 26 corridor where the Monument Mall is located. The Mall was built in 1986 and has more than half a million shoppers each year. M o n u m e n t Mall has added thir-teen new stores in the past year including a new restau-rant, sever-al national retail stores. Plex theater and an arcade. Quality TransporTaTion is a primary consideration with Scottsbluff/Gering serv-ing as an economic hub for the Panhandle. The John McLellan Jr. Expressway is part of the Great Plains Trade Corridor, a major international trade corri-dor stretching from Mexico to Canada. The Expressway opened in 2005, and the connection via Kimball to Interstate 80 is com-pleted. The Donald E. Overman Terminal at Western Nebraska Regional Airport had a $4.3 mil-lion improvement a few years ago which provides cutting edge tech-nology, a wonderful restaurant, and car rental business. Denver Shuttle provides round-trip ser-vice to various destinations in Colorado and Wyoming from Western Nebraska. SkyWest of United provides air service to Denver daily. Regional West Medical Center and Physicians Clinic is the core of the region’s largest medical services facility. This
hospital, along with numerous complimentary businesses, pro-vides the goods and services expected in a comprehensive source of quality health care. The ec o n o m i c ouTlook in the Panhandle is positive. Whereas we feel the recession, our towns continue to grow and prosper. Western Nebraska’s primary trade area, which includes 75,000 poten-tial shoppers, has historically shown stable economic activity and spending patterns. Much of that spending takes place in the Scottsbluff/Gering area, lead-ing to steady growth. This pat-tern of growth has allowed the area’s infrastructure, amenities and quality of life to keep pace, providing residents with oppor-tunities not normally associated with a rural community. The cities of Scottsbluff, Gering and Terrytown are home to a dynamic range of telecommunications providers. These companies include landline telephone carriers, cell carriers and several internet service provid-ers offering cable, DSL and wireless broadband solutions. Mass media communication services blanket the area. The Star-Herald is a local daily newspaper. There are two weekly papers - Business Farmer, and the Gering Courier. KOTA TV provides ABC. KSTF provides CBS and CW. NBC Nebraska provides local news. Program streams are owned by Gray TV and are marketed at the downtown location in Scottsbluff. Action Communications has been a trusted, locally owned and operated internet company for over 30 years. Their service and in-house support stands out above the rest, with the latest and most advanced tech-nology. We give our customers consistent, reliable ser-vice both in town and in rural areas across the Nebraska Panhandle and Eastern Wyoming. We also offer Two-way Radios and Dish Network TV. Allo Communications provides fiber optic Internet, television, and telephone service to Nebraskans across the state since 2002. Charter Communications provides cable tele-vision, internet and phone service for the area through advanced broadband communication. They offer a full array of cable services from Digital/High Definition TV, DVR and Pay-Per-View to High-Speed Internet. Mobius Communications provides telecom ser-vices. The company’s services include Business Phone Systems, networking, security solutions, long distance, dial-up and high-speed Internet, DIRECTV and satellite radio. Vistabeam (http://www.vistabeam.com) pro-vides wireless high speed internet and VOIP services to Western Nebraska, Eastern Wyoming and Northeastern Colorado. Scottsbluff Public Schools emphasize clearly articulated and aligned curricula that carry high expectations for all stu-dents, in all schools, in all classrooms. Named the 2017 Outstanding High School for Career and Technical Education from the Nebraska Department of Education, Scottsbluff High School has partnered with Western Nebraska Community College and other regional partners to establish an unparalleled wall-to-wall Career Academy program housed in a new, state of the art facility. Gering High School passed a $24 million bond issue to addition and renovations which will transform the 104,000 square ft. building. Western Nebraska Community College held a groundbreaking for the $17.33 million renovation project which includes a performing arts center, a new learning center and a student success center.
Educational Service Unit #13 (ESU #13) provides a variety of high quality ser-vices to 21 school districts in Nebraska’s Panhandle. The central office of ESU #13 is located in Scottsbluff with two satellite offices lo-cated in Sidney and Chad-ron. ESU #13 is staffed by a group of over 170 highly qualified professionals and support staff dedicated to meeting the diverse needs of member school districts. As the region’s only tertiary referral medical center and Level II Trauma Center, Regional West offers care that spans more than 32 medical specialties provided by over 28 physician clinics. Its wide array of health care services is unmatched by most rural hospitals and allows area patients to receive the care they need, close to home.
Regional West’s full continuum of care from emergen-cy medicine and critical care, to inpatient and outpatient rehabilitation, is supported by a full complement of sur-gical services − general, vascular, orthopaedic, bariatric, and more − as well as an imaging services department that offers MRI, CT, PET, and nuclear medicine.
Specialized health care services include: cancer treat-ment, interventional radiology, nephrology, neurosur-gery, behavioral health, cardiology, rehabilitation ser-vices, and more. The Medical Center offers the region’s only birthing center staffed by obstetricians, pediatri-cians, and specialty trained nurses, as well as a Newborn Intensive Care Unit.
Regional West Physicians Clinic is western Nebraska and central eastern Wyoming’s largest multispecial-ty medical and surgical group. It is well staffed with dozens of primary care pro-viders specializing in family medicine, internal medicine, and pediatrics.
The Medical Center is a Bariatric Surgery Center of Excellence. It has also received Advanced Certification from the Joint Commission as a Primary Stroke Center. Recent inno-vations include the opening of a dedicated infusion cen-ter and an outpatient antico-agulation clinic.
Regional West offers the region’s most technologi-cally advanced, complete
emergency and trauma care for hundreds of patients annually. The Regional West Air Link program is fully accredited by the Commission on Accreditation of Medical Transport Systems (CAMTS). Air Link pro-vides advanced life support and transportation with both rotor and fixed wing air ambulance capability.
Regional West is proud of the recognition it has received nationally for its quality of care by The Joint Commission, The American College of Surgeons Commission on Cancer, Blue Cross Blue Shield, Healthgrades, The Chartis Center for Rural Health/iVantage Health Analytics, HealthStream, American Hospital Association’s Hospitals & Health Networks and Health Forum, The American Society for Bariatric Surgery, and others.
Regional West has a longstanding tradition of both providing quality health care and reaching out to com-munities to address local and regional health care needs. The Medical Center partners with critical access hospi-tals in support of communities throughout the Nebraska panhandle. Many local providers and staff also travel to regional towns and cities to provide specialty care.

This valley is rich in history, natural beauty and thriving businesses. Centrally located within these fer-tile acres in Western Nebraska are Scottsbluff, Gering, and Terrytown. These cities are separated by the NorthPlatte River - Scottsbluff on the north side and the
cities of Gering and Terrytown are on the south. Scotts Bluff County also includes the cities and communities of Henry, Lyman, Minatare, Morrill and Mitchell. Wildcat Hills has panoramic views sweeping the
North Platte Valley with the North Platte River mean-dering along the north base, and Scotts Bluff National Monument majestic and towering above the lush, green valley dotted by attractive farmsteads. From other perspectives one can see Chimney Rock piercing the eastern sky or Laramie Peak looming 100 miles to the west. The character of this community is what makes this
area prosperous and prepared for growth. It is a charac-ter shaped by a rich heritage in the building of the west. The basis of that heritage is an act of creation, since the area is gifted with a beautiful natural landmark. Because such a landmark exists, it serves as a focal point for human activities, dating back to pre-historic man and extending through the present and into the future. This landmark is Scotts Bluff which is a natural promontory rising 4649’ above sea level. The ghost of Hiram Scott lingers in the name of the
Scotts Bluff National Monument, Scotts Bluff County, and the City of Scottsbluff. Scott’s story has become legendary. According to early historians, Scott, a fur trapper, became ill, deserted by his companions, and somewhere within the shadow of the 800-foot bluff, he died in 1828. Scotts Bluff National Monument was incorporated into the national park system in 1919.
Between 1830 and the late 1860’s, the North Platte River was the median for the two earliest east-west super-highways: The Oregon-California Trail on the south and the Mormon Trail on the North. The Oregon-California Trail penetrated the bluffs through what today is known as Mitchell Pass. After the hundreds of miles of flat prairie to the east, the vision of Scotts Bluff was a welcome sight to the early pioneers as recorded in diaries and sketches and early photographs. Still visible are deep ruts gouged by thousands of hooves of oxen, mules, and horses and wheels of covered wagons carrying emigrants and their limited possessions westward, first to Oregon and later to California where
gold was discovered in 1848. The coming of the railroads became the contributing
factor in establishing the townsites of Scottsbluff and Gering. Gering was named after the town’s first banker, Martin Gering and was established in 1887 at a site based on a survey by the Union Pacific Railroad. The U.P.tracks arrived in 1910. The Scottsbluff townsite was laid out in December 1899, by Lincoln Land company, a Burlington railroad subsidiary, with tracks reaching the site in February 1900. Scottsbluff, Gering, and Terrytown serve as a regional
center for agriculture and livestock production, food processing, manufacturing, finance, health and human resources, retailing, education, tourism, and recreation. The population of the primary and secondary trade area is approximately 100,000 people. Today over 1200 retail businesses and professional services are available.
History

From its early beginnings Scottsbluff and Gering have been progressively looking to the future. Starting in 1828 when frontier trapper, Hiram Scott, died at the base of the bluff which was later to receive his name, the City of Scottsbluff has carried the name of the local monument.
Scottsbluff began in the early 1900’s as a pioneer town with sod and log houses. One of the grand build-ings in Scottsbluff was the Tri-State Land Co. con-
structed in 1907. This company was instrumen-tal in the development of Scottsbluff by bringing industry and people to the area.
Just to the south of the North Platte River lies the City of Gering which was founded in 1887. Gering was named the County Seat of Scotts Bluff County in 1888.
Scottsbluff is a business hub as well as a regional medical center for the outlying areas from Torrington, Wyoming to Alliance and from Kimball to Chadron.
We are the “Best Kept Secret” of the real estate market - a quiet rural community located within a 4-hour drive from Denver’s big city culture and mountains, close to Rapid City’s Mt. Rushmore and Black Hills and Cheyenne’s Frontier Days. We are also within a 1½ hour drive from Lake McConaughy, Ft. Laramie and Ft. Robinson. We enjoy small town living with friendly courteous mer-

The area has grown slow and steady from its com-bined population of almost 11,000 in 1930 to over 24,420 in 2016.
Our community has more to offer now than at any time in its history. The housing market offers a large variety of types and styles of homes in our immediate area and in several surrounding areas and towns.

The senior living needs of our senior citizens are met through abundant services and many senior
housing options. There are several retirement com-munities that provide independent or assisted living plus full-care nursing homes. For those who prefer counTry living we have several subdivisions outside of the city limits as well as acreages with farmhouses. In addition, the Wildcat Hills area offers wonderful homes overlooking the Valley with beautiful scenery and wildlife.
