DESCRIPTIONArkwright Owens have been asked to sell the freeholdof the Old Grammar School with vacant possessionsubject to residential planning consent for five townhouses. The Tenant is leaving the office premiseswithin months and we have received the kind instruction from Hydro-logic Ltd to sell the premiseswith the benefit of the Planning Consent. The premises have been used as Office premises since1996 of about 418 sq.m (4,497 sq.ft) with up to 15car-parking spaces.

LOCATIONThe Property is near the northern edge of Bromyard, a little detached from the business centre of the town,with excellent access to M5 via Droitwich, BirminghamAirport and access to M5 and M42.

ORIGINAL PLANNING CONSENTMalvern Hills District Council Application MH92/0464dated 16th April 1992 is the original planning consentwhich is appended. Since then the Planning Consenthas been updated for another 3 years from 21st December 2016 Application number: 162480.

BUILDING IMPROVEMENTHydro-logic Ltd received a Redundant Building Grantand carried out the conversion of the Old School Buildings. The buildings were weather-proofed withnew roofing, rain water goods and internally the wallswere dry-lined and insulated in accordance with Building Regulation Acts 1984 & 1991. The BuildingRegulation Approval to the works was given 21st Dec1994. The existing layout of the office accommodationwithin the former school is well designed to maximisethe net internal floor areas and therefore the officesare mainly open-plan, which from a residential conversion point of view makes the project simpler toconstruct.

CONTAMINATIONThere is unlikely to be any contamination from an industrial process. In May 2005, Hydro-logic Ltd hadan asbestos report which did not identify any asbestos within the office premises.

EXISTING INTERNAL AREAThe existing office accommodation amounts to a net internal area of 4,497 sq.ft (418 sq.m). The existing building areas do not take account of potential outside space as the only use externally is car-parking.

THE PROPOSED RESIDENTIAL SCHEMEThe proposed residential conversion scheme on agross basis is 5348 sq.ft (597 sq.m). The town houseshave large areas of outside space and terraces.

THE PROPOSED DEVELOPMENTThe proposed development as shown on drawing no. 5785-1-2A stipulates five dwellings of a mix ofone, one bedroom townhouse and four, three bedroom town houses.
