Q: I hear friends who recently sold their homes discussing the tedious nature of repair negotiations; some nearly sabotaging the success of the contract itself. Do you have any suggestions on how I might avoid conflict through the inspection phase when my home goes under contract?A: Your question is very timely. An important part of the courtship between REALTOR and prospective Seller is the ability to explain management of expectations from the outset. This requires candid discussions about the reality of a Buyers’ Market and the ease with which a Seller can make their home stand apart from the competition. I suggest that you look at one of my websites: www.certifiedwiserhome.com for details about this program. One important element in my W.I.S.E.R. program is a seller-paid general home inspection by a credible inspector to reveal anything a Buyer might want remedied. Once the report is complete, call a handyman and other qualified vendors to repair those items. Get the A/C inspected and serviced. Have the pool inspected and repaired. Have a landscaper fine tune the watering system. Have a roofer go over any roof repairs that might be required. All of these things should be part of routine annual homeowner maintenance. If your home hasn’t had the maintenance it should have, these issues can’t be ignored when it’s time to sell. So, get them taken care of up front before your home goes on the market. Have the inspection report and repair invoices available for a prospective Buyer to review. That alone might elicit a quick offer. Will the Buyer do their own inspection? Of course, and you want them to. However, when you get the report results, take the list of repair recommendations and work your way through it from top to bottom, before the repair request hits your desk. The overriding theme is very straight forward: Ask yourself, am I leaving this home in the same condition that I, as the Buyer, would want to receive it? If the answer is yes, then you know you have done the right thing. Why argue over $1,500 worth of repairs? As I have asked my Sellers with convincing results: Where do you want to be at the end of the day? Do you want to feel “you are right” and for the $1,500 cost of repairs buy your house back? Or, do you want to get your home sold and get on with your life? And, oh by the way, should you end up with a cancelled contract and your home back on the market, you will now need to disclose those repair issues that were revealed in the inspection to the next prospective Buyer.Henderson consistently ranks among the top ten individual RE/MAX agents in Arizona and is a recipient of the Business Journal Real Estate Leadership Award for 2005. As lending guidelines have become much more stringent, it’s important to keep your loan application process as clean and smooth as possible. Imagine sitting at the title company, ready to sign your loan documents and take your new house keys only to find out that your loan will not fund due to one of these common mistakes:

1. Don’t Pack Or Ship Important Paperwork. Documents that should be accessible during the loan process, such as your W-2 forms and tax returns, are best kept with you. If you’re preparing to move and are packing or shipping items, take care that these are not included. If you needed to obtain duplicate copies, it could delay or stall the loan closing.

2. Don’t Move Assets Around. As part of the loan application process, lenders need to track and review all deposits to all of your bank accounts. If you are moving money around or opening up new accounts, it greatly adds to the amount of information you will be

asked to provide. Keep it simple to minimize the headaches. You can consolidate your accounts after your loan has closed if you need to.

3. Don’t Buy Or Lease A New Car. One of the most important indicators to a lender is your debt-to-income ratio. If you qualified for a home loan based upon your current situation, a new car loan or lease payment could adversely affect your ratio and prevent you from obtaining your new home loan when it comes down to the closing table.

4. Don’t Start Making Large Purchases For Your New Home. Although tempting, avoid buying furniture, new appliances or any other purchases that will either drain money from your bank accounts, or if financed, show up as a new monthly debt. As soon as your loan funds and you have the keys to your new home, go ahead and make those purchases you had planned upon.

5. Don’t Change Jobs. Employment stability is of vital importance to a mortgage lender. You will want to be on your current job for at least 30 days before applying for a mortgage. Most lenders verify your employment again on the day of funding. A change such as your employment may disrupt your loan closing, cause stressful delays or even ruin your chances of obtaining the loan.

6. Limit Credit Report Pulls. Every time a company pulls your credit, the resulting inquiry will lower your credit score for a few months.

If you were shopping for a mortgage with five companies and they all pulled your credit, you could see a substantial drop in your credit score. And that resulting drop in your credit score could cause you to miss qualifying for the best available interest rate. Mortgage companies don’t need to pull your credit score in order to quote you a rate and loan fees. The advice is to pull credit on yourself at a source such as www.freecreditreport.com. Then, when shopping for rates, just share your score with each lender. Don’t let anyone else pull your credit until you have committed to one lender for your new mortgage.

Remove and place on baking sheet, bones down. Heavily coat racks with mustard mixture then herbed crumbs and place in a 350 degree oven approximately 10 minutes for medium rare.

Scalloped Potatoes4 medium potatoes, peeled and thinly sliced (1/16” to 1/8”) 2 cloves garlic, minced3 minced shallots1/3 gallon heavy cream2 Tbsp. unsalted buttersalt and pepper to tasteLightly butter pan before beginning the layering of potatoes. Apply layers of garlic, shallots, heavy cream, salt and pepper between potato layers. Bake covered at 350 degrees for 45 minutes then uncovered for 15 minutes until golden brown.Yield: 4 servings

Most markets begin their season in October and now is the perfect time to jaunt over and spend a sunny morning stocking up on loads of goodies. Most of the produce you’ll find is locally grown, vine-ripened, organic and pesticide-free. In addition to farm-grown produce, most of the markets also have a large variety of locally made salsas, dips, jams & jellies, tapenades, herbs and baked goods. Often you might run across a chef demonstration or wine tasting as well. So go ahead — make a return to your favorite market or check out a new one! As times and dates can change, it’s advised to call ahead to confirm before you go.

Q: I hear friends who recently sold their homes discussing the tedious nature of repair negotiations; some nearly sabotaging the success of the contract itself. Do you have any suggestions on how I might avoid conflict through the inspection phase when my home goes under contract?A: Your question is very timely. An important part of the courtship between REALTOR and prospective Seller is the ability to explain management of expectations from the outset. This requires candid discussions about the reality of a Buyers’ Market and the ease with which a Seller can make their home stand apart from the competition. One important element in my W.I.S.E.R. program is a seller-paid general home inspection by a credible inspector to reveal anything a Buyer might want remedied. Once the report is complete, call a handyman and other qualified vendors to repair those items. Get the A/C inspected and serviced. Have the pool inspected and repaired. Have a landscaper fine tune the watering system. Have a roofer go over any roof repairs that might be required. All of these things should be part of routine annual homeowner maintenance. If your home hasn’t had the maintenance it should have, these issues can’t be ignored when it’s time to sell. So, get them taken care of up front before your home goes on the market. Have the inspection report and repair invoices available for a prospective Buyer to review. That alone might elicit a quick offer. Will the Buyer do their own inspection? Of course, and you want them to. However, when you get the report results, take the list of repair recommendations and work your way through it from top to bottom, before the repair request hits your desk. The overriding theme is very straight forward: Ask yourself, am I leaving this home in the same condition that I, as the Buyer, would want to receive it? If the answer is yes, then you know you have done the right thing. Why argue over $1,500 worth of repairs? As I have asked my Sellers with convincing results: Where do you want to be at the end of the day? Do you want to feel “you are right” and for the $1,500 cost of repairs buy your house back? Or, do you want to get your home sold and get on with your life? And, oh by the way, should you end up with a cancelled contract and your home back on the market, you will now need to disclose those repair issues that were revealed in the inspection to the next prospective Buyer.Henderson consistently ranks among the top ten individual RE/MAX agents in Arizona and is a recipient of the Business Journal Real Estate Leadership Award for 2005.
