Proposed New Residence at 34A Hill St, Daylesford, 3460.

Heritage Overlay and Schedule

The proposed design for the house is a light open form, using finishes that are consistent with the traditional materials of the area: vertical boarding for the wall cladding on the façade facing the Street (the only one visible from the street, given the long setback from the street) and profiled steel sheeting for the roof. There is a complexity to the form, so that elements project out from the main body of the house (eg. window seat from the living area) and there is an openness with the northern-side roof projecting out from the side of the house to provide shelter for the deck area on this side of the house, allowing the roof edge to slope down with the gradient of the land. The lower floor of the house also has indentations (or setbacks) on the street side for the garage door and for the front door. These elements help break up the overall mass of the house. There is minimal tree or other plan removal. Where possible trees and shrubs have been retained in order to soften the visual impact of the proposed house. Three trees are proposed for removal (see existing site plan) since these would directly impinge on the house itself.

Environmental Significance Overlay

. All new waste water will be discharged to a reticulated sewerage system

• In order to achieve a level surface for the location of the ground floor of the house, a site cut is proposed towards the southeast corner of the site. This will be almost 200 sqm in area and increase to a maximum of 1.6m in depth towards the southeast corner.

• The removal of three trees is proposed. These are located close to the house edges and removal is necessary for construction - refer existing site plan.
