NOTES:
1. AN APPROVED SEISMIC GAS SHUTOFF VALVE WILL BE INSTALL ON THE FUEL GAS LINE ON THE DOWN STREAM SIDE OF THEUTILITY METER AND THE RIGIDLY CONNECTED TO THE EXTERIOR OF THE BUILDING OR STRUCTURE CONTAINING THE FUEL GAS PIPING(PER ORDINANCE 170.158)
2. PLUMBING FIXTURES ARE REQUIRED TO BE CONNECTED TO A SANITARY SEWER OR TO AN APPROVED SEWAGE DISPOSALSYSTEM.

5.PROVIDE 70 INCH HIGH MON ABSORBENT WALL ADJACENT TO SHOWER AND APPROVED SHATTER-RESISTANT MATERIALS FORSHOWERS ENCLOSURE.
6.WATER HEATER MUST BE STRAPPED TO WALL.
7.FOR EXISTING POLL ON SITE, PROVIDE AN ALARM DOOR DOORS TO THE DWELLING THAT FORM A PART OF THE POOL ENCLOSURE.THE ALARM SHALL SOUND CONTINUOUSLY FOR A MIN. OF 30 SECONDS WHEN THE DOOR IS OPENED. IT SHALL AUTOMATICALLYRESET AND BE EQUIPPED WITH A MANUAL MEANS TO DEACTIVATE (FOR 15 SECS. MAX,) FOR A SINGLE OPENING. THEDEACTIVATION SWITCH SHALL BE AT LEAST 54" ABOVE THE FLOOR.
8.SMOKE DETECTORS SHALL BE PROVIDED FOR ALL DWELLING UNITS INTENDED FOR HUMAN OCCUPANCY, UPON THE OWNERSAPPLICATION FOR A PERMIT FOR ALTERATIONS, REPAIRS, OR ADDITIONS EXCEEDING ONE THOUSAND DOLLARS ($1000).
10.WHERE A PERMIT IS REQUIRED FOR ALTERATIONS, REPAIRS FOR ADDITIONS EXCEEDING ONE THOUSAND DOLLARS ($1000)EXISTING DWELLING OR SLEEPING UNITS THAT HAVE ATTACHED GARAGES OR FUEL BURNING APPLIANCES SHALL BE PROVIDED WITHA CARBON MONOXIDE ALARM IN ACCORDANCE WITH SECTION R315.1. CARBON MONOXIDE ALARMS SHALL ONLY BE REQUIRED INSPECIFIC DWELLING UNIT OR SLEEPING UNIT FOR WHICH THE PERMIT WAS OBTAIN.
11.A COPY OF EVALUATION REPORT AND/OR CONDITIONS OF LISTING SHALL BE MADE AVAILABLE AT THE JOB SITE.
12.AN APPROVED SMOKE ALARM SHALL BE INSTALLED IN EACH SLEEPING ROOM AND ON EACH STORY AND BASEMENT FORDWELLING WITH MORE THAN ONE STORY. SMOKE ALARMS SHALL BE INTERCONNECTED SO THAT ACTUATION OF ONE ALARM WILLACTIVATE ALL THE ALARMS WITHIN THE INDIVIDUAL UNIT. IN NEW CONSTRUCTION SMOKE ALARMS SHALL RECEIVE THEIR PRIMARYPOWER SOURCE FROM THE BUILDING WIRING AND SHALL BE EQUIPPED WITH BATTERY BACKUP AND LOW BATTERY SIGNAL.
13.AN APPROVED CARBON MONOXIDE ALARM SHALL BE INSTALLED IN DWELLING UNITS AND IN SLEEPING UNITS WITHIN WHICHFUEL-BURNING APPLIANCES ARE INSTALLED AND IN DWELLING UNITS THAT HAVE ATTACHED GARAGES. CARBON MONOXIDE ALARMSHALL BE PROVIDED OUTSIDE OF EACH SEPARATE DWELLING UNIT SLEEPING AREA IN THE IMMEDIATE VICINITY OF THE BEDROOMSAND OR ON EVERY LEVEL OF A DWELLING UNIT INCLUDING BASEMENTS.
14.NEWLY INSTALL BATHROOM EXHAUST FANS SHALL COMPLY WITH THE FOLLOWING:
A. EXHAUST FANS SHALL BE ENERGY STAR COMPLIANT AND BE DUCTED TO TERMINATE TO THE OUTSIDE OF THE BUILDING.B. EXHAUST FANS, NOT FUNCTIONING AS A COMPONENT OF A WHOLE HOUSE VENTILATION SYSTEM, MUST BE CONTROLLED BY AHUMIDISTAT WHICH SHALL BE READILY ACCESSIBLE.
15. THE CONSTRUCTION SHALL NOT BE RESTRICT A FIVE-FOOT CLEAR AND UNOBSTRUCTED ACCESS TO ANY WATER OR POWERDISTRIBUTION FACILITIES (POWER POLES, PULL BOXES, TRANSFORMERS, VAULTS, PUMPS, VALVES, METERS, APPURTENANCES,ETC.) OR TO THE LOCATION OF A HOOK-UP. THE CONSTRUCTION SHALL NOT BE WITHIN TEN FEET OF ANY POWER LINES-WHETER ORNOT THE LINES ARE LOCATED ON THE PROPERTY. 19. A. HEATING AND COOLING

D. LIGHTING:
1)GENERAL LIGHTING IN KITCHENS AND BATHS SHALL HAVE AN EFFICIENCY OF NOT LESS THAN 25 LUMENS PER WATT, EXCEPT THAT LUMINARIES USED AS THE ONLY LIGHTING IN BATHS ARE EXEMPT FROM THIS REQUIREMENT.

2)RAPID FIT WASTE AND OVERFLOW FITTINGS SHALL BE USE IN LIEU OF ACCESS PANEL AS PER I.A.P.M.O. FILE NO. 966.
GENERAL REQUIREMENTS:
1. ALL WORK SHALL CONFORM TO THE MINIMUM STANDARDS OF THE LATEST EDITION OF THE california BUILDING CODE AND SUCH OTHER REGULATING AGENCIES EXERCISING AUTHORITY OVER ANY PORTION OF THE WORK.
2. THE CONTRACTOR SHALL VERIFY AND BE RESPONSIBLE FOR ALL DIMENSIONS AND CONDITIONS AT THE SITE AND SHALL NOTIFY THE ARCHITECT OR DESIGNER OF DISCREPANCIES BETWEEN THE ACTUAL CONDITIONS AND INFORMATION SHOWN ON DRAWINGS BEFORE PROCEEDING WITH THE WORK.
3. CONTRACTOR SHALL CONSULT ALL REPRESENTATIVES OF CITY, GAS,LIGHT, WATER, POWER AND PHONE COMPANIES CONCERNING AVAILABLE FACILITIES, REPORT COMMENCING WORK OR CONNECTING FACILITIES.
4. THE CONTRACT DOCUMENTS CONSISTS OF THE AGREEMENT, THE GENERAL CONDITIONS OF THE CONTRACT, THE DRAWINGS AND SPECIFICATIONS, INCLUDING ALL MODIFICATIONS THEREOF INCORPORATED IN THE DOCUMENTS BEFORE EXECUTION.
5. THE SUB-LETTING OF THE WORK BY THE CONTRACTOR SHALL NOT IN ANY WAY RELIEVE HIM OF ANY RESPONSIBILITY OR OBLIGATION TO THE OWNER, ARCHITECT OR DESIGNER, OR THE CONTRACT.
6. CONSTRUCTION AND STORAGE OPERATIONS SHALL BE KEPT WITHIN THE AREAS DESIGNED BY THE OWNER. NO MATERIAL OR EQUIPMENT SHALL BE STORED IN OTHER AREAS.
7. THE GENERAL CONTRACTOR AND EACH SUB-CONTRACTOR SHALL CARRY INSURANCE TO COVER THE PUBLIC AND WORKMAN'S COMPENSATION DURING THE ENTIRE JOB. CERTIFICATE OF SAME SHALL BE FILED WITH THE OWNER.
8. THE CONTRACTOR SHALL EXECUTE THE WORK WITH THE UTMOST DISPATCH. BAILING IN THIS, OWNER SHALL HAVE THE RIGHT, UPON FIVE DAYS WRITTEN NOTICE, TO PURCHASE MATERIALS AND TO EMPLOY MEN TO EXECUTE THE WORK, AND THE COST OF SAID MATERIALS AND LABOR SHALL BE DONE BY THE CONTRACTOR.
9. CLEAN UP;
a) PERIODIC CLEAN-UP: EMPTY ALL REFUSE BARRELS AND CANS AND REMOVE RUBBISH AND DEBRIS FROM THE SITE AT LEAST ONCE EVERY WEEK DURING THE CONSTRUCTION PERIOD.
b) COMPLETION: UPON COMPLETION OF THE WORK, REMOVE THE RUBBISH FROM OR ABOUT THE BUILDING AS WELL AS ALL TOOLS, SCAFFOLDING, AND SURPLUS MATERIALS. IN CASE OF DISPUTE BETWEEN THE CONTRACTOR AND OTHER CONTRACTORS, AS TO RESPONSIBILITY FOR REMOVAL OR RUBBISH, ETC., OR IN CASE RUBBISH, ETC., IS NOT PROMPTLY REMOVED. THE OWNER MAY REMOVE RUBBISH, ETC., AND CHARGE THE COST TO THE CONTRACTOR.
c) FINAL CLEANING: IMMEDIATELY PRIOR TO FINAL INSPECTION, GIVE THE ENTIRE BUILDING A FINAL CLEANING, INCLUDING REMOVAL OF THE PROTECTIVE COVERING MATERIALS APPLIED TO ALUMINUM AND OTHER MATERIALS, REMOVAL OF LABELS, WASHING GLASS, FLOORS AND TILE SURFACES, WAXING RESILIENT FLOORING, CLEANING AND POLISHING PLUMBING FIXTURES, HARDWARE, AND OTHER METAL, CLEANING EQUIPMENT, AND REMOVAL OF ALL TOOLS, EQUIPMENT, DEBRIS, TEMPORARY FACILITIES, ETC. AS REQUIRED TO PREPARE THE BUILDING FOR OCCUPANCY.
10.ALL CONDITIONS NOTED AS EXISTING OR SHOWN AS EXISTING ARE BASED ON THE BEST INFORMATION AVAILABLE AT THE TIME OF PREPARATION OF THE DRAWINGS. NO WARRANTY IS IMPLIED AS TO THE ACCURACY OF THE ITEMS REFERRED AS EXISTING.
SITE WORK:
1. THERE SHALL BE NO TRENCHES OR EXCAVATIONS 5 FEET OR MORE IN THE DEPTH INTO WHICH APERSON IS REQUIRED TO DESCEND.
2.UNDERGROUND UTILITIES: THE CONTRACTOR SHALL VERIFY THE LOCATION OF ALLUNDERGROUND UTILITIES PRIOR TO COMMENCING DEMOLITION, EXCAVATIONS, OR GRADING.DISCONNECT AND CAP OR PROTECT AS REQUIRED.
3. GRADE SITE TO ELEVATIONS FROM ON GRADING PLAN. CUT OR FILL AS REQUIRED. ALLPORTIONS OF THE SITE, INCLUDING YARDS, ARRAYS, COURTYARDS AND PASSAGEWAYS SHALL BEPROPERLY GRADED SO THAT WATER DRAINS AWAY FROM THE BUILDINGS.
4. ALL EXCESS DIRT AND TRASH ARE TO BE REMOVED FROM SITE.
5.ALL GRADING TO BE PERFORMED I ACCORDANCE WITH ALL APPLICABLE CODES AND LOCAL ORORDINANCES AND THE APPROVED SOILS AND/OR GEOLOGY REPORT.
6. UPON COMPLETION ALL WOOD, PLASTER, OR OTHER DEBRIS SHALL BE CLEARED FROM THE SITE.GRADING SHALL BE PREFORMED SO THAT ALL SURFACE WATER DRAINS RAPIDLY AWAY FROM THESTRUCTURE AND THEN PROPERLY TO THE DRAINAGE DEVICES OR THE STREET.
FOUNDATIONS:
1.FOUNDATION SHALL BEAR AS DETAILED ON THE PLANS AND/OR INDICATED IN THE SOIL REPORT.
2.DESIGN SOIL BEARING PRESSURE INDICATED IN THE STRUCTURAL CALCS.
3.FOOTING ELEVATIONS SHOWN ON THE PLANS ARE FOR ESTIMATING PURPOSES ONLY AND SHALL BE VERIFIED IN THE FIELD.
4.EXCAVATIONS ADJACENT TO EXISTING BUILDINGS OR WALLS SHALL NOT EXTEND BELOW AN ANGLE OF 45 DEGREES FROM THE BOTTOMS OF THE FOOTINGS OF THESE ADJACENT STRUCTURES, OR THE CONTRACTOR SHALL PROVIDE ADEQUATE SHORING FOR THE EXCAVATIONS.
