    Putting your home on the market for a succesfulsale requires navigating what we call the ThreePs - Presentation, Positioning, and Price.

    Presentation refers to the subjective nature ofhow the home is shown. How does it look in print, on the web, and in person. It has to showwell and the agent representing you has to show it even better. The words we use to describeit and the accompanying images have to entice buyers and their agents to not just like the

    home but absolutely want it.

    Positioning is how the home shows up in searches objectively. Be realistic and never mincewords for the sake of a false promotion. This is key to attracting the right potential buyers whocome and have their expectations blown away by what they experience. To do anythingelse risks disappointment in promises that failed to deliver. Remember, you only need oneright buyer.

    Pricing relates very much to Positioning and this is where you need a representative who deep-ly understands the local market. Price it too high and youre bound to sit in disappointment asbuyers pursue other options. Those options may be to purchase your neighbours home or towait for a better opportunity. Negotiation will help to get you the best price possible but only ifyour initial asking price is close to what the market perceives as good value. You do not wantyour home to be seen as expensive for that means that the buyers do not see the value init. The key to driving home a great selling price is to present it, position it, and price it right, rightfrom the start, attracting buyers who have been looking for a wonderful home just like yours.
