Long-Range Planning Efforts• Tahoe Basin Area Plan

Update of 9 community plans in Basin Focus on environmental enhancement strategy & environmental

redevelopment of Tahoe City & Kings Beach Town Centers Includes a policy document and implementing regulations (zoning) Draft EIR expected early 2016

• Tahoe Parking Study Focus on community-wide solutions to parking within Basin

communities Modernize parking standards & design Study complete; new standards integrated into Area Plan; County

exploring parking in-lieu fee

• Second Unit Zoning Text Amendment & Fee Waiver Program Intended to implement County’s Housing element Encourage construction of second units as a way to increase

affordable housing stock Zoning Text Amendment allows second units on smaller parcels than

otherwise allowed under today’s code (only relates to areas outside of Basin)

Fee Waiver program intended to waive permit impact fees (building, traffic, parks, planning) for second units that are deed restricted for affordability (fee waiver would apply to all areas of the County)

Redevelopment of PlumpJack Squaw Valley Inn with new hotel buildng, underground parking garage, 3 & 4 story residential buildings in Squaw Valley (Draft EIR expected late 2015)

• Truckee River Corridor Access Plan Construction of multi-use trail connecting ~ 9 miles from

Squaw Valley to Town of Truckee along the Truckee River (Currently identifying various alignments & anticipate CEQA review to begin late 2015)

• Village at Squaw Valley Specific Plan Comprehensive plan development of recreation-based, all-

season, resort community consisting of 850 fractional ownership resort residential and guest accommodation units; project includes commercial, retail, and recreational uses; employee housing for up to 300 employees; and restoration of Squaw Creek (Draft EIR release over summer 2015; Final EIR expected early 2016)

• Stanford Chalets Redevelopment of the existing Standford Alpine Chalet

to include 18 half-plexes in Alpine Meadows (Currently undergoing CEQA review)

• Palisades at Squaw Valley 63 single-family and half-plex units on Squaw Valley

Road near Hwy 89 (Draft EIR expected in spring 2016)

• Squaw Creek Restoration Collaborative effort between Friends of Squaw Creek,

the County and potentially Squaw Valley Real Estate; restoration areas considered include areas around the Squaw Valley Real Estate Village and the lower meadow section of the creek (Currently undergoing CEQA review)

Transfer of density from 6,376 acre east parcel to 775 acre west parcel; west parcel proposes 760 residential units & 6.6 acres of commercial; 660 acres of east parcel designated Forest & remaining areas previously slated for density would be retired (Draft EIR expected late 2015)

• Temporary Tahoe Expedition Academy School Use permit to allow temporary private school for up to 50 students on the

previously approved Hopkins Village project site in Martis Valley (Project approved & implementation complete)

• Tahoe City Lodge Redevelopment of former “Henrickson” site & TC Golf Course in Tahoe

City, including 120 hotel units & conference rooms (DEIR expected spring 2016)

• Sun and Sand Redevelopment of existing Sun and Sand in King Beach, including a 3-

story, 26 unit, residential condo project (project approved & demolition initiated)

• Brockway Campground 500 camping units; in initial stages of review

• North Tahoe Housing Study Partnership with Nevada County, Town of Truckee, Placer, Workforce

Housing Association of Truckee-Tahoe, and the Tahoe Truckee Community Foundation  -- study about to be underway late 2015
