Newbury & Pangbourne
Autumn 2012
12_Newbury_and_Pangbourne_v2.indd 1 17/09/2012 13:51
The best phrase to sum up the current market in Newbury and Pangbourne is ‘tricky but tradeable’. There is no doubt that there is an appetite to buy – as long as the property is well-presented and sensibly priced – and over the past six months we have agreed an impressive list of sales.
Reluctance to plump for a house towards the top end of the market is probably driven by uncertainty surrounding the eurozone. But, although no rapid recovery is forecast, we hope that as the situation becomes clearer this excuse will evaporate, bolstering the number of agreed sales.
As a national firm, Strutt & Parker attracts buyers from all over the UK and, increasingly, from overseas – not just from London. We know our marketplace, and target buyers who we believe will be suitable for a property. In fact, we recently agreed the private sale of an attractive period property in Whitchurch-on-Thames after a speculative, but purposeful, phone call to a cash buyer from London. Forging an ongoing relationship with a trusted
estate agent in advance of making the final
decision to sell will open up opportunities that might otherwise be missed.

Horsemoor House, HorsemoorWest Berkshire RG20
An immaculate seven-bedroom house on the edge of the village, which dates from the late 17th century with 18th-century additions, set in over three acres of gardens and grounds with a tennis court. The present owners have undertaken an extensive programme of refurbishment and extension, and added a fabulous and spacious
kitchen at the heart of the home, which opens on to the garden terrace with views across the grounds.

‘The 12-month outlook for the UK property market is muddled. It’s key for mortgage providers to support the main “engines” of the market – first-time buyers and mid-market – through greater liquidity and affordability. Our view is that, although personal debt needs to be contained and reduced, the lending costs that are currently throttling the market will start to soften.’Stephanie McMahon, Head of Research

If you could live anywhere
in your area, where
would it be? Either one of the Hungerford villages like Shalbourne, or East Garston in the Lambourn Valley. For me, it’s all about the stunning coutryside and the village community… and a good pub is always a bonus! What’s your top tip for
making a property stand
out? First impressions really count so think about your exterior, especially the window colour and paint work. Render or paint out ugly brickwork and transform dark wood windows with heritage paint tones. If I could have a super
power, it would be... to be like Madam Pop-o (from Rent a Ghost) and have the ability to sneeze and be instantly transported to anywhere I needed to be. It would mean that I could get a lot more appointments in my diary!
James Theunissen Negotiator
Which is the best house
you’ve sold this year? As a keen golfer, I would have to say Yew Tree Cottage, a Grade II Listed house on one of the best courses in the area with views over lakes from the front and to Donnington Castle from the rear.
Richard Harding Associate
What’s the best way to
spend a Sunday afternoon
in your area? Strolling through the tranquil woodland at Ashdown House on the Berkshire Downs, and watching the deer. There are three herds on the estate – Muntjac, Roe and Fallow – so there are always plenty around to see.
James Shaw Partner
What’s the best way
to spend a Sunday
afternoon in your area?
We’re spoilt for choice but, aside from drinking and dining, an afternoon of shooting clays at The Royal Berkshire Shooting School gets my vote.If you could live anywhere
in your area, where
would it be? I would love to move my family to Stanford Dingley – a pretty village with two lovely pubs. What’s your top tip
for making a property
stand out? Considering the current economic climate, I would strongly advise people to carry out the niggling jobs that often get forgotten prior to sale. Remember, fi rst impressions count. If I could have a super
power, it would be... to be able to infl uence clients’ and purchasers’ choice of solicitors. It’s not exciting but it would make my life easier.
Alex Barton Partner in Charge
Which is the best house
you’ve sold this year?
‘Best’ can mean di erent things to di erent people, but Mallory House in Goring Heath was a wonderful house that exuded comfort and style with no obvious drawbacks. What’s the best way to
spend a Sunday afternoon
in your area? This part of Oxfordshire and Berkshire is dotted with great gastro pubs and restaurants for a long Sunday lunch, followed by a walk along the bridleways and footpaths that weave around the River Thames. If you could live anywhere
in your area, where would
it be? If a charming house that I could a ord came up somewhere near Hungerford Common, I would be tempted to move. What’s your top tip for
making a property stand
out? People always underestimate how good gardens can set o top-end property.
