The Bishop Centre is now showing itsage and has lost its anchor tenants.We feel that the local area deserves abetter shopping experience.
At present the site comprises:
● 95,000 sq ft of shopping floorspace
● 397 car parking spaces
In 2009, South Bucks District Council grantedplanning permission for the site to contain30,000 sq ft of floorspace to sell food.
They have also granted permission for a newaccess to the site to be provided from theBath Road.

Land Securities has a strong record indelivering and managing high quality,sustainable retail developments. LocalPlanning Policy recently adopted bythe Council recognises the need toredevelop the Bishop Centre, and wewant to bring forward an exciting newscheme including:
● New modern purpose-built retail units,including a new supermarket
● 101,500 sq ft ground floor space and30,000 sq ft mezzanine
● Highways and access improvements,including a new junction onto Bath Road
● Better car parking and dedicated cyclestorage
● High quality landscaping and public art
● Sustainable design features and measuresto improve energy efficiency
● New jobs for local people

New proposals - design
We are committed to delivering anenvironmentally friendly and energyefficient development.
Our proposals have been designed accordingto BREEAM standards for best practice insustainable design, and will meet a “VeryGood” BREEAM rating.
To achieve this, we are considering a range ofmeasures including:
● Collecting rainwater to serve thesupermarket and landscaping
● Photovoltaic (solar) cells to generateclean renewable energy
● Using rooflights and sunpipes to capturenatural light
● Natural ventilation and heat pumps
● Using energy efficient lighting
● Promoting public and sustainabletransport
● Better metering to reduce energy use
● Reducing waste and encouraging recycling

We understand the sensitive locationof our site, and the need for landscapingto be sympathetic to the surroundingGreen Belt land.
Current planting at the Bishop Centre isgenerally of poor quality, and we think wecan offer a much more attractive landscapethat will also provide better natural habitats.We would plant mature trees - fully-sizedfrom day one - using a better range of localspecies.
These images compare the existinglandscaping and our new proposals - pleasetell us what you think, especially if youwould like to suggest any particular tree orplanting species you would like us to include- alternatively if you prefer the existinglandscaping please let us know!

Benefits beyondthe boundary
The Bishop Centre is already well-served by public transport - busroutes 53 and 75 link the Bath Roadwith the local and wider areas, andTaplow railway station is within easywalking distance to the north.
Should we provide an easy pedestrianaccess route through the site to thestation, or should pedestrian access berestricted to the public highway?
We plan to move the existing bus stop onthe north side of the Bath Road to provide abetter link to the new shops, and we’d likeyour views on how this should be designedand improved. Should this include a coveredwalkway to the shops?
Traffic and parking● Planning permission already exists for a
new junction onto the Bath Road - we’dlike to include this in our scheme toimprove access for vehicles, and separatecustomer and service access to improvesafety
● The number of parking spaces willincrease from 397 to 439
● We will also provide 94 new cycle parkingstands
● Should we provide charging points forelectric cars?

Tesco opened the world’s first zerocarbon supermarket inCambridgeshire in 2009, and has anambitious programme of carbonreduction in all their new stores.
The Tesco store will be almost the same sizeas the nearby Sainsbury’s. It will providechoice, competition, great value produce anda pleasant new shopping experience.
Good jobs for local peopleThe new Tesco will create around 220 fulland part-time jobs, boosting the localeconomy.
Tesco always try to employ local people firstwith the help of employment organisationssuch as Job Centre Plus. If you are interestedin job opportunities at the new store, pleaselet us know in your comment card.

Community investmentTesco stores work closely with communitygroups and local and national charities toensure their stores are in touch with localneeds.
Last year across the Buckinghamshire areaalone, Tesco raised over £37,000 for CLICSargent, their Charity of the Year, anddonated nearly £50,000 worth of computerand sports equipment to local schools.

● What do you think of our proposed new landscaping, and are there any particular speciesyou’d like us to plant or should we keep the existing provision?

All the feedback we receive will be carefully analysed and contribute to our final plans. Adetailed planning application will then be submitted to the Council later in the summer andthe Council is likely to make their decision by the end of the year.
