NEO Brussels is a high quality mixed-use project including a shopping centre, leisure, a convention centre and housing which will set a new benchmark in urban redevelopment in Belgium.
This exciting development project on the 68 hectares Heyzel
Plateau site of which 18 hectares will be redeveloped, will create a new
vibrant area serving the local community, business and tourists and
will create new synergy with the existing sport, business, leisure and
tourist attractions such as the Atomium, the exhibition centre, the
Roi Baudoin stadium, a multiplex cinema and the park which already
attract over 3 million people annually.
The existing metro and tramway lines, which provide excellent public
transport from the centre of Brussels will be further improved and
extended to provide first class access into the heart of NEO Brussels.
This ambitious project will significantly increase the attraction of Heyzel
Plateau as a destination visit for Belgian residents and tourists alike.
Alongside the shopping centre, leisure, housing and convention centre
EXCS are exploring installing a Museum of Modern Art.
Phase 1 works will start in 2014 with the convention centre, a
70 000m² GLA shopping centre and around 9 000m² of restaurant
and leisure facilities.

The site is unique, and ideally situated at the heart of Europe.
This is the only project that meets the needs of the people of
Brussels and the residents of the northern suburbs of the City.
The tourist appeal of the Atomium and the business tourism
linked to Brussels Expo both help underpin this splendid
development opportunity. Access to the site by car and public
transport is unrivalled and helps make the site even more
attractive.
The development site belongs to the City of Brussels, which
is strongly backing this scheme, together with the Brussels
authorities who have given their full support to the entire
development project.
No other site has the inherent qualities we have at Heyzel, this
development is central to Brussels, the capital of Europe, and its
local and international development.

The Brussels International
Development Plan adopted by
the Government in 2007 is a
long-term plan of action.
It mainly envisages developing large strategic areas and
setting up international infrastructures.
This flagship project for NEO Brussels seeks to combine
sustainable economic development, tourism development, job
creation, international pull and the well-being of the
inhabitants.
Well-served by the Brussels public transport system and easy
to reach from abroad, this site will host a major congress
centre, a large shopping mall and a theatre, along with new
housing and facilities.
The NEO project seeks to set major urban development
targets for the site that hosted the 1935 and 1958 World Trade
Fairs.

The NEO Brussels development project includes a robust
sustainability strategy encompassing three key criteria: transport,
energy and water.
An integrated approach to sustainability will be implemented. Energy
consumption efficiency will be optimised, running costs minimized,
a sustainable supply chain established and public transport links
strengthened to reduce car pollution.
Throughout the Heyzel development visitors, business and
residents will benefit from increased park and garden areas
incorporating water recovery and management systems, new
buildings will meet the most stringent emission standards and
energy management and recycling best practices will be
implemented throughout the NEO Brussels project.
