The number of newly issued buildingpermits in March shrank by 5.7% fromFebruary, raising the question of whethernew construction will fill the housinginventory void this year — but experts saidthere's no reason to panic.

According to the U.S. CommerceDepartment, homebuilders were granteda seasonally adjusted 1,039,000 permitsin March, down from 1,102,000 in Febru­ary. Permits are a leading indicator of thehealth of the new-construction industry.Homebuilders are not building specula­tive housing — they are waiting for asigned contract and hefty earnest moneydeposit before applying for a buildingpermit to then start construction.

Monthly declines aside, permits areup 2.9% from March 2014 to March 2015,according to the report.

"One month does not make a trend,"said Jed Smith, managing director ofquantitative research at the National

Association of Realtors®."There is acontinuing underperformance of the new­construction market, but it's still betterthan where we were."

Smith says many small homebuildershave gone out ofbusiness since the hous­ing bust. The remaining small builders, hesays, suffer from lack of access to credit,lack of skilled workers, and lack ofbuild­

The average 30-year fixed-rate mort­gage dipped to 3.66% this week, downfrom 3.7% last week, and new-construc­tion home buyers lapped up the savings.

Mortgage applications rose 17% inMarch from February, according to theMortgage Bankers Association BuilderApplication Survey.

"Overall, applications for new-homepurchases during the first quarter of 2015increased 20% relative to the first quarteroflast year," Lynn Fisher, MBA's vicepresident of research and economics, saidin a statement."Continued strength inbuilder applications raises the likelihoodthat housing starts will be strong over thenext few months."

"Housing starts" is industry lingo forwhen a builder actually breaks ground on

a new home. It's a good measure of wherethe new-homes market is headed, since ittakes months to go from groundbreakingto completion.

New-construction home sales are up asbuyers opt to wait for a home to be builtrather than compete in existing-home bid­ding wars. Buyer demand is driving priceshigher across the board. The average loansize of a new-construction home increasedto $314,394 in March &om $311,379 inFebruary, according to the MBA.

Still, mortgage rates fell as a resultof lower-than-expected jobs numbers.The economy added 126,000 new jobs inMarch, well below market expectations of247,000 jobs, according to the Bureau ofLabor Statistics. The unemployment rateremained at 5.5%.

Your next new home is less likely tohave a whirlpool bathtub, or even a linencloset.

What it might have are energy-efficien­cy features, even if you don't necessarilynotice them. And it's still hard to find anew home that doesn't include a walk-incloset in the master bedroom.

The whirlpool tub in the master bath­room makes the list of the 10 featuresbuilders are least likely to include in ahome built this year, according to a recentsurvey from the National Associationof Home Builders. And its popularity, atleast among builders, has dropped since2012, the first time this survey was done.

Admittedly, it isn't the least likely ame­nity — that would be an outdoor kitchen,complete with cooking, refrigeration andsink. But that one, unlike a whirlpool, isactually a touch more likely to be includedthis year than in 2012.

The average house hunter is probablynot going around with Janet Yellen on thebrain — but he should. Yellen, chairwomanof the Federal Reserve, is the single mostimportant person in the financial worldwhen it comes to interest rates. What shesays, and doesn't say, affects not only whatyou pay for your mortgage, but also howmuch home you can afford.

Yellen removed one little word,"pa­tient," from her statement after the Fed­eral Reserve Board's two-day meeting onWednesday. Without the word indicatingthat the Federal Reserve will continue tokeep interest rates at zero, m arket volatil­ity is inevitable, and that's not good.

But the Fed wasn't saying that changewould come overnight.

"The Committee anticipates that it will

release.The Fed has been propping up the

economy since the economy collapsed intorecession at the end of 2008 by providingnear guarantees that interest rates wouldremain low. Now with low unemployment

rates, and a stronger economy, the Fed iseyeing interest rates. While many econo­m ists have been predicting 2015 to be the

year when rates would inch up, this newdevelopment is a clear signal rates willmove more than an inch.

"I would expect that we will likely see40 to 80 basis-point increases in longer­term rates like the 30-year fixed over thenext six to nine months," said JonathanSmoke, chief economist at realtor.com®.Changes in rates are often described inbasis points — 100 basis points equal 1percentage point.

Determining the selling price of yourhome, most likely your single largestinvestment, can be tricky. There is nopredetermined formula to give you theprice a buyer is willing to pay, while at thesame time giving you the largest possibleprofit. However, through diligent marketresearch, you may be successful at reach­ing an optimum price.

The right price will attract the interestofbuyers and real estate agents alike. Itwill also generate showings and offerswhich could produce a sale in record time.Many factors influence a homebuyer

when it comes to viewing houses. Loca­tion, neighborhood and the number ofbedrooms are important. The most im­portant factor, however, is price. The rightprice will determine who chooses to viewyour home and who doesn't.

Most homeowners know it may takemonths to sell their home iaverage timeis 90 days), but many don't realize thatfrom the time they put the "For-Sale"sign in the yard, most activity will takeplace within the next 15 — 20 days. Thisis the time that most serious buyers willwalk through your door. People who havelooked at all the available homes rush tosee anything new on the market as soonas it appears. Homes that are priced rightcreate a sense of urgency in prospectivebuyers. They know a house priced rightwon't be on the market for long.

Let's look at the most obvious mistakeshomeowners make when pricing theirhome:In an effort to get the highest possible

price, homeowners often overprice theirhomes. Many try to compensate for im­provements by raising the asking price tomore than what the market will bear. Forexample, the addition of a 30-foot deck onthe back of the house is a luxury item po­tential buyers may not want and may notbe willing to pay extra for having. Gener­ally speaking, homeowners only recoupa percentage of their remodeling costs.According to experts, the most profitablehome improvements include moderatekitchen improvements and bathroomremodels. Homeowners may be able torecoup approximately 80% of a kitchen re­model project and slightly less for a bath

remodel. Any other home improvementswill reap a much lower return.

Another mistake homeowners oftenmake is to intentionally start the sellingprocess with a higher asking price thanwhat is reasonable because they thinkit will give them room to negotiate. Thisis a false assumption. Most buyers willassume you're looking for a full price offeror close to it. Consequently, most won'tbother making an offer. By pricing it rightyou'll encourage full price offers.

Additionally a price that is too high willgive the impression that you don't reallywant to sell and serious buyers will passyou by, so will real estate agents who havea prospective client.

The correct price will draw buyers toyour home. Once word gets out that yourhome is on the market and priced right,buyers will flock to your door and so willreal estate agents. Some agents may havean interested buyer and ask if you'd be

As the seller, there are no surefire waysto predict the optimum price, but thereare steps you can take to help you get inthe ballpark. Researching the marketis key. By viewing similar homes in theneighborhood or surrounding area, you'llbe able to find a basic starting point.From there, increase or decrease the ask­ing price of your home accordingly. Don'thesitate to ask the owners of those otherhomes for sale how they arrived at theirprice. Their experiences can often loweryour learning curve when arriving at theright price.Before you arrive at a price, ask a local

Concrete is no longer the drab, graybuilding material it once was. Manufac­tured by Lafarge, Ductal, which has beenon the market for a few years now, castslike concrete and feels like concrete butbehaves like metal once cured. It is fivetimes stronger than regular concretethanks to the small fibers of steel orpolymer dispersed throughout the matrix.Ductal costs about as much as traditionalconcrete and steel and comes in customrecast shapes. It has been used in severalpedestrian bridges around the world anda light rail transit station in Calgary.

Similar to Ductal, bendable concreteresists cracking 500 times more than tra­ditional concrete, weighs less and requires

fewer joints and reinforcements. Bend­able concrete uses synthetic fibers, whichare placed in the mix with traditionalconstruction equipment and techniques.It has been used in projects in Australia,Japan, Korea and Switzerland.

A small German company has devel­oped LiTraCon, a translucent concretecontaining glass optical fibers as thick asa human hair. To make sure each fibermakes contact with surfaces on both sides,the blocks are built in stages. A thin layerof concrete is poured into a long, narrowm old; this process is repeated until along beam is formed, which is then cutinto short, rectangular building blocks.These are riddled with thin, light pipesthat transmit light from one side of thematerial to the other. Through the use ofdifferent diameters itwo microns to twomillimetersl, diferent illumination effectscan be achieved. The size of the block hasno effect on the illumination of the fibers.

Although it is not available on the mar­ket, SmartWrap, a thin material madefrom the same plastic as soda bottlesand pressed into rolls, is strong enoughto provide protection from a Category3 hurricane. An organic light-emittingdiode technology of organic moleculesis deposited onto the plastic film. Thisemits light when an electric current isapplied, providing lightning protection.Microcapsules of change-phase materialsare embedded in the film, absorbing heatin the summer and releasing heat in thewinter, thereby controlling the climate inthe building. Organic photovoltaic cellsare also embedded in the film to absorbsunlight and produce power.

There are some wildly different prod­ucts out there for house designers to use,including glass and paint that can cleanthemselves. Some materials are easierto find than others, but all are definitelyunique.

Bricks are made &om clay in two ways:by pressing or by extruding. In pressing,large high-pressure presses compressclay into brick moulds, while in extruding,water is added to the clay mixture andextruded through a die under extremepressure. Bricks come in two types: face orbuilding. Face bricks are uniform in sizeand color and are used for most buildingprojects, while building bricks are slightlyimperfect and off-grade and are used forless important projects.
