One of my fondest childhood summertime memo-ries is lying in the grass, staring at the black background of the night sky, decorated with embellishments of twin-kling lights, feeling as if time had completely stood still as it waited to grant another of my childhood wishes. In early July that sky was the background for the annual hometown fireworks display, an event celebrated in conjunction with a daytime barbecue. I can still smell the circling sweet smoke from the coals after roast-ing hot dogs and savoring homemade ice-cream. It’s easy to remember those carefree days when I stretched lazily with our family’s canine companion, sharing those meaningful, one-sided conversations that were sealed in agreement by a wet lick on the cheek or a simple wag of his tail.

Now that I’m all grown-up, I find that the seemingly endless scorching days of summer can create a challenge for maintaining adequate activity. Truth-be-told, I think Fido’s got a point in the areas of loyalty and content-ment, but sometimes he’s just plain lazy. In August, it’s easy for me to follow in his foot (paw) steps.

In hopes of assisting you as you cope with some of

the hottest, most sultry days of the year, we’re providing information and tips this month about health and home, as well as cool city and community activities, which might invite you to create your own trips down memory lane in the future. We’ve invited you into the kitchen of a local chef, Terri Campbell, for a review of her sizzling’ lun-cheon recipes, featuring her home-based business, Meals in Motion. Of course, we’ve included scrumptious recipes from Kim Onstott, Your Place Gourmet Personal Chef Service, who is dedicated to helping simplify those busy work and school weeks ahead. As we prepare to switch gears from the lazy days of summer into a new school year, you won’t want to miss reading our mini-refresher article on pedestrian safety. And youngsters will enjoy a children’s book, Jake the Bombed Out Bomb Dog, from local authors John and Ashleen Rowan providing moti-vational messages, featuring Dachshund Jake.

I hope you’re enjoying the longer days of sunlight this summer. I’m convinced if your dog, or mine, could talk, he would remind us to run, romp and play hard daily, despite the dog days of summer!

Pedestrian safety in estrella

As the community of Estrella opens local school doors this month for the fall 2010 season, and the long-awaited Market Place on the corner of Elliot and Estrella Parkway opens new stores, please be reminded of the increase in pedestrian traffic throughout the community. It doesn’t take much effort to yield to pedestrians; it is a common courtesy that any of us would appreciate when walking or riding a bicycle. After all, this com-munity and its trails, parks, and amenities are often within walking distance from home - a common reason we share in chosing to live here in Estrella. Safety for drivers and those walking and riding bikes in our neighborhood is necessary and it’s everyone’s business.

information:

We believe our community is unique. Unique in the sense of who we are, where we are located, and how we all come together to support one another and look out for each other... except for when it comes to the roads! There is one intersection and one road I wish to address. The intersection of par-ticular concern is the cross walk directly in front of the Starpointe Residents Club. This particular intersection is a two-way stop, one from Starpointe and the other from San Gabriel. During the busier parts of the day, morn-ing and evening commuters are in a hurry to get in and out of Estrella. It has become increasingly more difficult to get across this crosswalk as the community has grown. There are four actual lanes and a median that a pedestrian has to trek to get across the street. I enjoy taking my children up to the boat house to feed the ducks in the mornings or evenings just after dinner. There have been several near misses at this intersection and even more times where I have been forced to stop, in the middle, because a car failed to yield to me while I was in the crosswalk. This becomes extremely dangerous when you are toting your two little ones in a bike trailer behind you that extends quite far into the roadway.

According to http://www.pagnet.org/Default.aspx?tabid=489, the current Arizona laws state the following:

28-792. right-of-way at crosswalk

A. Except as provided in section 28-793, subsection B, if traffic control signals are not in place or are not in operation, the driver of a vehicle shall yield the right-of-way, slowing down or stopping if need be in order to yield, to a pedestrian crossing the roadway within a cross-walk when the pedestrian is on the half of the roadway on which the vehicle is traveling or when the pedestrian is approaching so closely from the opposite half of the roadway as to be in danger. A pedestrian shall not suddenly leave any curb or other place of safety and walk or run into the path of a vehicle that is so close that it is impossible for the driver to yield.

B. If a vehicle is stopped at a marked crosswalk or at an unmarked cross-walk at an intersection to permit a pedestrian to cross the roadway, the driver of another vehicle approaching from the rear shall not overtake and pass the stopped vehicle.

Another area of concern is San Gabriel St., although I am sure this happens all over Estrella. I don’t know what it is about this street, but people seem to think it’s the highway! There is one particular curve where you’re forced to use every intuition and sense you have to get across the street. I literally have

to tell my kids to quiet down so I can hear if there are cars coming. Without fail, the second I begin to cross the street, here comes a car, howling around the corner and, again, we are forced to either back up in a hurry or run and stop in the middle of the road!

So, there we are, with my son in his stroller, daughter walking her bike, and two dogs at toe, standing there, in the middle of the road, car zooming by us from the front and behind with my dogs freaking out like

bucking broncos because they don’t know what’s going on. It becomes quite terrifying because I have to let go of the stroller to contain the dogs and there have been times when the stroller just continues to roll!

Now I understand that I am not in a crosswalk, so I am to yield to the cars. However, when you’ve made certain that it’s safe to go and we start going, it’s up to the drivers to slow down because we are in the street.

The current laws for crossing outside of a cross walk are as follows:

28-793. crossing at other than crosswalk

A. A pedestrian crossing a roadway at any point other than within a marked crosswalk or within an unmarked crosswalk at an intersection shall yield the right-of-way to all vehicles on the roadway.

B. A pedestrian crossing a roadway at a point where a pedestrian tunnel or overhead pedestrian crossing has been provided shall yield the right-of-way to all vehicles on the roadway.

C. Between adjacent intersections at which traffic control signals are in operation, pedestrians shall not cross at any place except in a marked crosswalk.

Ultimately, what it comes down to is that our community is like its own little town with that small town feel. Let’s not bring the “Big City” onto our small town roads. We can maintain that small town feel by driving with more courtesy and thoughtfulness for one another.

Estrella Foothills High School has been named an “Excelling” school by the Arizona Department of Education and serves approximately 1100 students from grades 9-12. The first school bell will ring on Wednesday, August 4 at 7:30 a.m., marking the first period of the first semester for fall 2010. Students and parents will also want to save two additional dates on their calendars: Wednesday, August 11 for Meet the Teacher Night and Friday, August 20 for Student Picture Day. Back to school - times and Dates

Strength or resistance training is an integral component of healthy weight loss. Without it, you will be losing lean tissue (muscle) along with fat and this will ultimately slow your metabolic rate down even more. You can actually increase your muscle mass while decreasing body fat percent. Sarcopenia (loss of muscle) occurs naturally at around age 40 for women and 50 for men and then accelerates even more in our later years. Strength training can increase metabolic rate and help you increase/maintain bone density. It is recommended that you strength train 2-3 times per week on non-consecutive days. For healthy adults, generally start out with light/moderate intensity: 10-15 reps for 1-2 sets (increase later to 2-3 sets of 8-12 reps to illicit a greater response). It is recommended that you get proper instruction from a certified trainer in order to decrease risk of injury, espe-cially if you have any health issues like osteoporosis, arthritis, heart disease, or any other health concerns.

Eating healthy and exercise are paramount in living a healthy and vital life. Exercise is truly medicine! There is a campaign instituted by the ACSM encouraging physicians to prescribe more exercise to their patients rather than prescribing more medicine. Choosing to be a proactive partici-pant in your well-being can be truly transformational. You have an amazing opportunity to tune into the power of lifestyle medicine, lead a life that is vital and realize your highest potential - now! My advice to my clients is to “exercise only on the days that you eat.”

Local Estrella Chef, Terri Campbell of Meals in Motion, invited me to dine among several members of the Estrella Business Networking Group, in her home, for what I would call a midsummer afternoon’s dream luncheon. The combination of tasteful cuisine coupled with her masterful culinary workstation was an immediate giveaway of her passion for preparing excel-lent dishes.

Upon entry, I quickly forgot about the blazes of Mother Nature’s sum-mer outdoor furnace and began soaking in the ambiance of the cool colorful atmosphere. I quickly made mental notes about disposing of all of the jars of pre-made white cream sauce and boxes of suddenly salad taking up the space in my own cupboard before ever letting Terri into my kitchen!

The afternoon dining experience began with a relaxed background of smooth jazz music, which complimented the menu of Shrimp Louie Salad, creamy brie cheese triangles with crisp sea-salted bagel chips, fresh-plump strawberries, iced-tea with a hint of black currant and a grand finale dessert; a luscious triple layered carrot cake - all served on crisp white plates, which complimented the colorful, bold pattern of Sarika Spring Floral cloth place-mats and napkins. I felt like I was beachside.

For starters, the crunchy, crisp bagel crackers with just a hint of salt fla-vor were a complement to the soft, creamy cow’s milk cheese triangle of brie, named after the French province in which it was originated. Add one plump,

ripe, sweet summer strawberry and Yum!

Bring on the Shrimp Louie Salad, which was a delicate mixture of spring greens, peeled shrimp, and ripe tomatoes on the vine and perfectly shaped crescent moon avocado wedges. (I couldn’t help but take note of the technique for obtaining the uniform slices of avocado, quite contrasting to my own method, which ends up looking more like guacamole!) This heav-enly salad was drizzled with a spicy shrimp-colored dressing with a hint of zesty tang. Its creamy consistency made this course a meal.

Last, but certainly not least, the ultra-moist triple layer carrot cake, filled with pineapple, shredded carrot, applesauce and golden raisins. This delicacy was topped with a smooth, light cream cheese frosting, its sides wrapped in toasted pecans.

It took some creative thinking on the part of New York police detective, John Rowan, to find a way to distract his 10-year old daughter, Ashleen, from the events of the morn-ing of September 11, 2001. It was a distraction that not only Ashleen needed, but was also a basis of gaining strength for a father needing to move forward from the tragedy that wasn’t just a one day event, but a devastation that continues to haunt our entire nation. It took John and his daughter just a few weeks of working together to organize the creative story of Jake the Bombed Out Bomb Dog, but a lengthy nine years to get the story published. “No one wanted to touch it for quite sometime,” recalls Rowan. “For years it was brushed aside, due to the sen-sitive nature of its relation to the events of 9/11.” After all, the nation was still mourning and no one wanted to touch a fictional children’s book with a positive message, which so deeply contrasted the factual, real-life devastation.

The months that followed the 9/11 terrorist attacks, displaced John, Ashleen and Jake from a destroyed neighborhood, placing a new set of road-blocks in their path. The Rowans quickly learned that their new temporary apartment didn’t allow pets, thus began the basis for Jake’s newly proclaimed position as a police “Bomb Dog,” followed by a desire to connect with his daughter, keeping their path to recovery a positive one.

“Jake the Bombed Out Bomb Dog” is a fictional story that takes children through some dog waggin’ circumstances that result in Jake’s loss of his sense of smell. It takes a deeply personal story of tragedy that we have all been touched with to varying degrees, and combines it with a desire to move forward when facing moments in life that just aren’t easy. It gives children encouragement, just as John Rowan gave his daughter Ashleen encouragement as they moved forward with determination to overcome a catastrophic set of circumstances.

John Rowan has been an Arizona resident, since 2003. He currently works as an assistant to the Goodyear Chief

of Police. John’s daughter, Ashleen, has recently graduated from high school in the State of New York and is pursuing a college education in theatre. The beloved, Jake the Dachshund, passed away in 2005 from cancer, but his legacy continues through the inspirational children’s book, “Jake the Bombed Out Bomb Dog,” which encourages children with limitations and disabilities to push forward and remain positive. “Just because you have a limitation, doesn’t mean you don’t have other gifts to offer,” says Rowan.

Local business owners Ken Tran and JC Meyers have big plans to revo-lutionize an industry and maybe even change the world…one floor at a time. Their company is called Flash UV, and it offers a system of floor finishing that utilizes an ultra-violet curing technology for increased finish clarity and no down time: there is no wait for the finish to dry! In addition, this technology exceeds the standards of safety and is eco-friendly with very low VOC’s and an almost non-existent odor. How does this work? Ken Tran explains that UVA technology is used everywhere, all around us: on our cell phones, furniture, and appliances—everywhere. However; Flash UV is the first company to have ever perfected the technology so that it may be suc-cessfully applied in the field.

How does it work on a floor? The steps are relatively simple. First, the floor is prepared, much as you would before refinishing. Then, the specially formulated Flash coating is applied and allowed to settle. Now comes the amazing part: a machine, not much larger than a lawn mower, equipped with a high power, ultra-violet light, is moved across the surface. Once exposed to the high level of UV light, the photo-initiators in the coating create a photochemical reaction and cross-linking process that hardens the finish instantly. How does this technical jargon translate to the consumer? It means that there is no waiting for the finish to dry: it cures instantly! You are right back on your floor, period. Kids, pets and heavy traffic are no longer a concern, either, as the finish and curing process offer outstanding durability and scratch resistance.

Just last month, RadTech, the association for UV and EB technologies, recognized several organizations on the cutting-edge of this technology. The award winners are top examples of product and manufacturing break-throughs using UV technology that offer high value, rapid processes and the virtual elimination of harmful emissions (VOC’s) compared with traditional methods. One of the big winners this year was Johnson County School District, I in Wyoming for their field applied Flash UV cured gym floor finish. JC Meyers explains that school gymnasiums are traditionally recoated every year due to the excessive wear they receive. This process usually takes

place in the summer months because the students are out of school. There is more downtime available for the curing and drying time of the finish, and also this helps avoid human exposure to dangerous VOCs and high odor. The curing process for an oil-based finish is typically two weeks or more. A water-based finish requires a week or more. Using the Flash UV product and system, this award-winning high school in Wyoming was able to use their floor immediately after the finish was applied. The VOCs and odor were also far below the federal guidelines accepted in all fifty states for optimal safety. Initial results show that the durability of the Flash UV product will outlast typical fin-ish, thus eliminating costly, yearly recoating, saving the district time and money.

The common cause: lack of dampers in the duct work

Interestingly, Arizona building codes do not require dampers in the duct work when a house is built. Other parts of the country require damp-ers as a way to balance airflow. This means you will not have the situation where some rooms get all the “cooled” or “heated” air leaving other rooms with little airflow. Generally, without dampers, the rooms closest to the air handler blower get a higher percentage of the cooled or heated air. As the air has to travel farther and farther away, the lack of dampers to manage the distribution of airflow causes those rooms to get the least amount of air.

Dampers are devices that are strategically placed in the ductwork throughout a home. They are adjusted to provide airflow that is evenly distributed throughout the house so that your airflow and temperatures will be balanced throughout the home.

When you, your organization or business adopts a park, the City posts a sign prominently display-ing your group’s logo and other details. The names of the individuals and/or organiza-tions and their logos will be included on the City’s park information webpage. The Adopt a Park program involves a one-year commitment. Volunteers agree to visit their parks once a month to pick up trash, rake sand, pull weeds, remove graffiti and make lists of any broken equipment. Some groups that have already adopted parks include Cactus Patch Girl Scouts, Estrella Mountain Elementary School PTO, Goodyear Firefighters Local 4005, Palm Valley Church, Pioneer Ford, Phoenix Military Entrance Processing Station, Refinery Christian Church, Super TARGET, and the YMCA Teen Action Council. Now’s your chance to encourage your service organizations, youth groups, church groups, clubs, neighborhoods and even extended families to sign on for a meaningful activity that really makes a difference in your community. goodyear adopts Budget, reduces property tax

Goodyear City Council has approved a $255 million budget that includes a cut in city property taxes. The final budget for fiscal year 2010-11, adopted recently by council, reduced the property tax rate to about $1.42 from the $1.60 limit per $100 of assessed valuation for the city’s share of the property tax collected by Maricopa County. The new $1.42 rate will result in a $0.76 primary rate and a $0.66 secondary rate. The change will reduce property taxes for residents without impacting the city’s ability to continue delivering programs and services, as any shortfalls will be paid from a reserve account in the City’s Enterprise Fund. The $255 million budget approved represents a 32 percent decrease from the previous year’s budget, with the lion’s share of cuts coming from reductions in the city’s capital improve-ment plan, or CIP. The approved budget includes an operating budget of $70.8 million, a 2.8 percent decrease from the 2009-10 budgets of $73 mil-lion. The budget was arrived at after city staff dedicated long hours to find-ing ways to do more with less, while continuing to provide the high level of service that is vital to the quality of life for Goodyear residents. The budget also reflects contributions from our citizens, many of whom generously offered their time and energy serving on the Citizens Budget Committee and attending many meetings over the course of the past several months. Council members provided the policy direction and feedback needed to ensure that outstanding services continue to be provided and vital commu-nity needs are met.

Samantha Jo, known as “Sammie” or “Jo Jo” by her family and friends, will walk through the doors of Estrella Foothills High School as a fresh-man this month, bringing her love for photography into the new school year. She hopes to become a part of the yearbook staff in high school, so that she might bring her creative ideas to the publication’s table. Sammie is also wisely anticipating her future, as she dreams about turning her love of creative photography into a forensic science and forensic photography career someday.

Sammie graduated from Estrella Elementary School last spring. The incoming freshman is a native of Arizona and has lived at her home in Estrella with her family since the second grade. Her mom, Patricia, is an Independent Volunteering Animal Rescuer who networks with fellow res-cuers throughout the Valley. Mom’s volunteer work requires lots of time and organization skills and is done solely for her passion to save animals. Sammie’s dad, Billy, is the General Manager of Special Operations for Pulte Homes. Dad also runs his own painting company and has operated that business for over eighteen years. Her eight year old brother, Billy, is con-sidered the little athlete of the family. He is preparing to enter his second season of tackle football and won the BMX Nationals at the ripe age of five, right here in Arizona.

Like most teens, Sammie Jo Doherty enjoys hanging out with her friends. On any given summer day, she and a small group of her friends are known to walk a considerable distance from their homes to the Starpointe Residents Club for a dip in the pool. Those walks often boost creative outdoor photography opportunities along the way. With cell phone cam-era in hand, Sammie sometimes captures an occasional rainbow or other unique piece of nature. “My favorite things to take pictures of are sunsets and unusual things,” says Samantha, who always has her eyes peeled for that perfect photo moment. Recently, Sammie submitted some scenic shots from around our community, which we will share with you in this publication.

Described by her family and friends as a unique and joyous individual, Sammie seems to have a talent for making others laugh. Her friend Nicole

calls her trustworthy and true to herself. Friends, Chantel and Ashley, agree that a combination of a good sense of humor along with her encouraging spirit to motivate others to do their best, are qualities that will help Sammie be successful with friendships and with her future career dreams.

Sammie will kick off the school year with fond memories of a recent annual family trip to Mom’s native upstate New York, visiting extended family and the traditional Harborfest celebration over the Independence holiday weekend. “It’s a trip we take every year,” she says. “It was a lot of fun to visit the Farmer’s Market on the Pier and shop for unique items, like hair accessories.”

Thank you Sammie, for contributing your unique photos and for shar-ing a little about yourself with this community. My Hometown Estrella wishes you the best of luck in the upcoming school year as a high school freshman and with your pursuit of a career in photography.

As you approach an intersection, you need to have a clear view of approaching vehi-

cles, pedestrians and any other obstacle in the area. DLC Resources, Inc., your community’s landscape management provider, assesses the intersections weekly for common area land-scape material that might affect visibility at intersections. If a tree or shrub affects visibility from the ground to approximately 10 feet in height, DLC prunes or removes the plant as necessary. This helps maintain sight line visi-bility at all the intersections in your community and makes the community safer. Additionally, DLC and the Community Management consider common area landscape material that encroaches on bike lanes and sidewalks hazardous for residents. These plants are also trimmed and removed as necessary to keep pathways clear for resident use.

As the growing season accelerates with the arrival of hot temperatures, assess the area around your home for possible sight line obstructions. Plant

material should be kept off of sidewalks and walkways in order to prevent slip-ping and to prevent people from walking into the street to avoid the plant. Also, check the height of your tree’s branches. Tree branches over streets, sidewalks and driveways should be no less than seven feet above the ground so bicyclists and vehicles can easily pass under the branches. Additionally, review the density and height of plant material at the end of your drive-way. Ideally, plants should be no more than two feet tall so you are able to clearly see

pedestrians and vehicles coming down the street. Maintaining sight line visibility is critical to ensuring your community’s intersections are as safe as possible for you and your family as you walk, bike and drive around this summer.

Saving Money with Boxed LunchesThe first week of August is back-to-school for students in Estrella.

While school lunches have come a long way in the last 30 years, some kids (and parents) prefer to pack their own. Many families choose to pack their own lunches as a money-saving measure, although when purchasing convenience items and pre-packaged snacks, the savings disappears. With food costs climbing at a shocking pace, it pays to take a bit more care shop-ping and preparing meals. Spending a little extra time can save a family hundreds of dollars per year.

Reusable containers save money and energy. Instead of using zip bags for sandwiches, try the reusable storage containers with lids. These contain-ers come in all shapes and sizes that are perfect for boxed lunches. With sandwich sized zip bags costing five to ten cents each, the savings add up.

Instead of individually packaged snacks, fruit cups, and yogurts, pur-chase the family size containers and spoon portions into small containers when packing lunches. A 6oz (one serving) container of yogurt costs $0.75. You can purchase a 32oz (over five servings) container for approximately $2.00. That’s a savings of nearly 50%. Another big savings can be had by purchasing the family sized can of fruit cocktail ($0.07/ounce), versus the individual fruit cups ($0.18/ounce). Cha-ching!

Kids love cheese cubes and sticks. The individually wrapped (or cut or cubed) varieties cost about $0.50 per ounce – that’s $8.00 per pound! Why

1 (16 ounce) can pumpkin

1 teaspoon vanilla extract

1 1/4 cups vegetable oil

3 cups flour

2 teaspoons baking soda

2 teaspoons baking powder

2 teaspoons cinnamon

1 teaspoon salt

12 ounces semi-sweet choco-late chips (Regular or mini)

place ingredients in bread machine in the order rec-ommended by the manu-facturer. set to dough cycle.

when dough cycle is com-plete, place dough into a greased loaf pan.

Bake in a preheated 350 degree oven for 30 min-utes.

preheat oven to 400 degrees.

in large mixing bowl beat eggs, sugar, pumpkin, vanil-la and oil until smooth.

mix dry ingredients togeth-er and mix into pumpkin mixture. fold in chocolate chips.

fill greased or paper-lined muffin cups 3/4 full.

Bake at for 16-20 minutes.

For sandwich fillings, think about using the leftover protein from din-ner. That leftover chicken or beef from last night’s meal is delicious on a sandwich, in a wrap, or atop a salad, is far better than that sodium-laden luncheon meat from the deli, and is much less expensive.

I started making my own bread to avoid preservatives (many times, the pan grease used in commercial bread baking is preserved with petroleum-based products – yuck), and found that I was saving money at the same time. It ends up running about ten cents per slice.

Homemade goodies will make your kids the envy of the lunch table. Baking up a pan of snack cake or a few dozen cookies is very easy to do, less expensive than pre-packaged, and you can control the sugar and fat content. Muffins are great to pack in lunches and can be made ahead as most of varieties freeze beautifully.

Below are the recipes for my family’s favorite homemade sandwich bread and their favorite muffins. The bread is super easy as the bread machine does the work before plopping the dough in a loaf pan to be baked in the oven. The muffins are also frequently requested by my personal chef clients.

First neighborhood shopping center in Arizona, and one of the few in the United States, to receive prestigious LEED Gold certification by the U.S. Green Building Council (USGBC)

The Mountain Ranch Marketplace shopping center, a joint venture between Kitchell Development Company and Newland Communities, has received the designation of LEED (Leadership in Energy and Environmental Design) Gold certification for Core & Shell.

The Mayor of Goodyear, Jim Cavanaugh expresses his pride of the accomplishment and combined efforts of Kitchell and Newland Communities as he states, "As the first LEED Gold certified project in Goodyear, Mountain Ranch Marketplace has established a new standard that we hope all future developments in our city will strive for."

“We are excited and honored Mountain Ranch Marketplace is the first neighborhood shopping center in Arizona – and one of the few in the United States – to be LEED Gold certified,” says Chad Schubert, director of development for Kitchell, who handles leasing and overall management of the project. “This award represents leadership in the retail-development sector and is another example of what makes Estrella one of the premiere master-planned communities in Arizona.”

To qualify, a project must accumulate points in six areas, including sustainable sites, water efficiency, energy and atmosphere, materials and resources, indoor environmental quality and innovation in design.

Beyond the environmental benefits to the community, the energy-saving features at Mountain Ranch Marketplace will provide tangible benefits for its retail tenants, such as lower operating costs, including a projected savings of 35 percent in annual energy costs, and a healthful environment for employees and visitors to the center.

“At Newland we believe it is our responsibility to make a positive impact in the lives of our residents and in society as a whole. The development of Mountain Ranch Marketplace at Estrella has been a pioneering effort of innovation to support our goals in ensuring the highest standard of quality and value to our residents,” says Greg Bielli, President of Newland Communities’ Western Region. “We are proud of Kitchell and the entire design team for working so diligently for something so important to the continued sustainability of Estrella.”

At full build-out, the 22-acre shopping center will provide 165,000 square feet of grocery, drug, and retail space. The first phase will contain approximately 109,000 square feet.
