THE days of the McMansion may be numbered as people try and counter the increased cost of living by opting for smaller and more efficient homes.

The demand for more affordable and entry level properties in our region is on the rise with local builders responding to the market.

G.J. Gardner Homes Geelong managing director Rohan Smith said the trend of smaller smarter homes has begun and it appeals to all levels of the community.

“Currently in the Geelong and Surf Coast regions we are experiencing decreasing allotment sizes in response to councils development objectives of restricting suburban sprawl and developers objectives of providing affordable parcels of land to the market,” he said.

“As a result, there has been a trend towards smaller residential dwellings, down from the 30-plus square trend of the last decade, which is

due to the restrictive nature of the land sizes and also the total affordability of the house and land package.”

In recent years, the Department of Planning and Community Development (DPCD) has – in response to urban sprawl and a shift in housing needs – increased density provisions to 15 lots per hectare in new housing estates in growth areas with the average lot size being 500 square meters, this is a move away from traditional estates that were around 700 square meters.

DPCD also encourage higher density apartment-style living around activity centres and public transport hubs where there is less reliance on vehicles and close to services.

The smaller lot sizes have meant that builders have adapted their designs to reflect both the diversity of lots sizes and affordability, especially with first home buyers trying to enter the housing market on tight budgets.

Urban Development Institute of Australia Victorian executive director Tony De Demenico said

that the change in house and lot sizes is a reflection

of what the market wants.“Some planners may not like that but developers

are just responding to market demand and councils need to plan for that,” he said.

Link between relative wealth and household tenureA VERY interesting component of the 2011 Census is the Socio-Economic Indexes for Areas (SEIFA). The ABS uses the SEIFA index as a way of measuring relative socio-economic advantage and disadvantage.

The base level of the index is 1,000 and areas with a score higher than 1,000 are considered to have relatively higher levels of economic advantage.

A significant component of a household’s wealth is property and there is therefore a relationship between a household’s income, the nature of its tenure and value of the housing.

This is obvious when the proportion of rental accommodation is compared to the suburbs relative economic position. The higher the SEIFA the fewer the number of rental homes.

For those suburbs with a SEIFA of 1,000 or more the proportion of households renting is 27 per cent in the metropolitan area and 26 per cent in regional areas. In contrast, less expensive suburbs, those with a SEIFA under 1,000 have more rented homes. In these areas the average proportion of rented homes is 31 per cent in the metropolitan area and 30 per cent in regional areas.

There are of course exceptions and the inner city is one due to the prevalence of investors and high rise housing. Suburbs where more than 50 per cent of housing is rented and with SEIFA scores in excess of 1,100 include South Wharf, Docklands and Southbank.

Surprisingly some very expensive suburbs in the inner east – Hawthorn, Armadale and Toorak – have a higher than average proportion of rental homes due to the prevalence of medium rise dwellings on the main roads.

AL’S BUILDING TIPS

NEARLY every day when I am working out a budget for a house and land package, I am asked “what will the site costs be?” Every home that is built is completely different to the next, so there is no one answer.

Because there are so many different kinds of soil and the variances between one site to the next can be huge, a soil report needs to be conducted so the condition of the soil can be assessed before your construction starts. This will help your builder decide the base or slab for the foundation for your new home.

When a builder estimates your site costs, they take into account a variety of factors. Ask to see a copy of the soil report so that you’re up to speed with what considerations have been made in your estimate and why a certain slab or base has been chosen as the foundation for your building.

You may also notice the reference made to the type of slab used in the construction of a home. This can often be included in the pricing of a new home, but again, you must discuss this with your builder further.

The classification of your slab will change according to what kind of soil you have on your land and in turn, so too will the cost of your site costs.

There are also a number of other items that can impact on site costs, which I will cover in my next column in a fortnight.

Burbank has first home owner offer

THANKS to Burbank, fortunate first homeowners in Victoria won’t have to wait until July to benefit from the Victorian Government’s $3,000 increase to the First Home Owner Grant (FHOG).

For first homeowners who sign a contract before 30 June 2013, Burbank is taking $3,000 off the price of new homes to supplement the current $7,000 FHOG.

This allows first home owners ready access

to the full $10,000 savings – no waiting periods and no delays.

Burbank managing director Jarrod Sanfilippo says this new offer doesn’t discriminate against first homeowners who have found their perfect home and are ready to deposit today.

“The Victorian Government’s recent announcement that it is increasing the FHOG by $3,000 as of 1 July is to be commended,” Mr Sanfilippo said.

“At Burbank, we want to help homebuyers who are ready to deposit on their first home today. That’s why we’re offering a $3,000 discount on our detached homes to eligible first homebuyers until the Victorian Government’s increase kicks in on 1 July 2013.”

Mr Sanfilippo said Burbank is also reducing home deposits from 5 per cent of the purchase price to just $3,000, offering all homebuyers a very affordable entry into the property market.

“Saving for a deposit and organising finance can be a challenge, especially for those who are new to the housing market, so we try to pave the way for homebuyers as much as possible,” Mr Sanfilippo said.

“It’s just one more way we aim to accommodate our Burbank customers.”
