Construction of a warehouse facility for storage of documents and other forms of

records at the Mount Scio, Memorial University owned location. The warehouse facility

must have a potential of expansion and will include the need for occupancy on a semi-

Project Requirements

The requirements for the construction of a warehouse storage facility are outlined

below.

Fellowship Consulting will provide MUN Facilities Management with:

• A warehouse facility with the potential for expansion.

• Warehouse will include the need for occupancy on a semi-permanent basis.

o Possible number of occupancy 3-5 staff personnel.

• Warehouse facility must have include kitchen, lunch room and washroom

• Provide a minimum of three (3) designs for consideration.

o Two (2) designs (or more) will be estimated to Class D while the finalized

design will be estimated to Class A.

• Provide a detailed project schedule including design, construction, turnover and

commission of final design.

o Project plan and execution will preferably have one year time frame.

o Better option will be presented base on cost comparison and client needs.

• Provide tender documentation including final cost estimates and project

schedule, completed design and associated structural calculations with

referenced building codes.

Fellowship Consulting will provide Engineering 8700 with:

• A hard and soft copy of all documents issued to client in report form.

• A summary presentation of the work undertaken to complete this project and the

results achieved.

Methodology

Group Approach

• Meet with client (MUN Facilities Management) to determine fundamental need for project and project specific requirements.

• Retrieve all relevant information from the client regarding the project, including

but not limited to:

i) Geotechnical reports

ii) Existing site conditions

iii) Desired requirements

iv) Existing mechanical and electrical systems

• Schedule a visit to the project site on Mt. Scio with the client to get a clear

understanding of the site limitations and existing building that we must tie into.

• Develop a Project Plan to help highlight the main components of the design and

effectively achieve the desired outcome.

• With reference to the Project Plan, tasks will be divided based on the anticipated

amount of effort.

• Meet weekly/bi-weekly with the client and several times a week internally to

discuss any encountered issues.

Client Interaction and Role

This project demands significant involvement of MUN Facilities Management and

as such, meetings will be necessary to assure project cohesion and a clear

understanding of deliverables. Meetings have been established on an initial weekly

basis; Thursdays at 4:00 PM, ENGI. 4019. To help achieve a smooth and successful

implementation, it will be the client's responsibility to:

1. Attend scheduled weekly meetings unless otherwise incapable. If unable to

attend meetings all efforts are to be made to provide written confirmation on non

attendance 24 hours in advance; meetings will be rescheduled to suit at time of

notification.

2. Provide best efforts to respond to all questions posed on behalf of Fellowship

Consulting within a timely manner. Fellowship Consulting feels a 48 hour period

response time will provide sufficient turnover. If 48 hours is seen to be inadequate at the

time of request, MUN Facilities Management will propose a timeframe to be agreed on

by both parties.

3. MUN Facilities Management is expected to work within the established system

of communication, i.e., Fellowship Consulting's provided contact information and

Dropbox file server created specifically for this project.

Design Principles

Fellowship Consulting will carry out a Class D estimate on multiple designs.

These estimates will be proposed to the client who will decide which design proposal to

proceed with.

Cost Estimating

Fellowship Consulting will provide a basic estimate for each design. Upon the

client's review of each individual design, one will be selected and a detailed estimate

including a thorough design will be conducted.

Desired Outcomes

Upon completion of the project, MUN Facilities Management will have access to a new storage facility that can be used to store any university records, equipment or other materials as necessary. The new building will provide adequate space for storage up to ten years as well as enabling the organization of existing archival records.

Fellowship Consulting ensures a strong working relationship and stand by our motto of Professional Design, Safe Construction, Thorough Inspection.

Reporting and Deliverables

Fellowship Consulting will maintain consistent communication with the client to ensure specific project requirements are met. Meeting minutes will be taken and distributed and an agenda for all scheduled meetings will be set a couple days in advance. Upon completion of the project, Fellowship Consulting will deliver the following:

• Multiple designs to Class D estimation • Finalized design to Class A estimation • Detailed project schedule including design, construction, turnover and

commission • Detailed calculations of structural design, earthworks, etc. • Final cost estimate

Delivered to Engineering 8700:

• A hard and soft copy of all documents issued to client in report form.

• A summary presentation of the work undertaken to complete this project

and the results achieved.

Troubleshooting

As unexpected problems occur Fellowship Consulting plan to discuss possible solutions internally. If issues still exist, discussion with the client or professors will be mandated as to avoid a possible disruption in schedule.

Note: Scheduled durations are estimated based on Fellowship Consulting's

previous experience with the completion of activities as listed below.

Site Assessment

i) Existing facilities to be evaluated on site in order to check compliance with

current National Building Codes (2010) & associated standards.

ii) As-built information required for exiting incinerator building & grounds.

Requirements

Site visit.

Hardcopy/Softcopy of site layout & facility drawings.

Duration: One (1) week.

i) Review existing site layout to determine best possible means of access

and egress during construction phase.

ii) Determine requirements for construction material laydown and access.

Structural System Design & Modeling

i) Compile three (3) concept designs to be considered for construction.

ii) Determine available materials for construction.

iv) Model final design using S-Frame and applicable loading.

v) Design final connection details.

Standards for design and connection detailing.

Duration: Fourteen (14) days.

Geotechnical Work & Foundation Design

i) Review geotechnical report of existing soil conditions at site. Utilizing this

information assess drainage issues, bearing capacities, frost levels, etc.

ii) Based on structural loading, determine appropriate design choices for

foundation.

iii) Finalize design choice for foundation.
