The Mitchell Street Market Lofts were financed in part through a federal program which requires that the townhomes remain affordable rental properties for at least 15 years. During that 15 year compliance period, residents are allowed to participate in a Rent-to-Own Program which builds equity for the resident and a sense of ownership in the community. Any resident in good standing qualifies for the program. The program is voluntary and residents may withdraw at anytime.

During the rent-to-own period, residents and prospective purchasers will be provided opportunities for pre-purchase and financial counseling to ensure that residents understand the benefits, risks, costs and obligations of homeownership within a condominium community.
P r o g r a m Q u a l i f i c a t i o n s 1. Rent must be received prior to
the 5th of each month. Making a late payment in any given month will result in no payment credit for that month. Three or more late payments per year will result in no annual payment credits.
2. The resident must pass semi-
annual inspection for housekeeping with a checklist provided at lease signing. Not passing the semi-annual inspection will result in no annual credits.
3. The resident must adhere to
community rules and regulations provided to the resident when they first rent the unit. Not adhering to community rules and regulations will result in no annual credits.
4. The resident must attend the
annual homebuyer counseling event or arrange an individual meeting with a homebuyer counselor and must provide evidence of this meeting.
(Note: Not complying with items 1-3 listed above can result in an eviction)

To make the homes even more affordable for purchase, a resident down payment assistance plan has been formulated for the Mitchell Street Market Lofts residents who participate in the Rent-to-Own Program. The Down Payment Assistance Plan is designed to encourage residents to be responsible tenants, understand the importance of due dates and save enough money for the needed down payment on their home.
When a resident enters the Rent-to-Own Program they will automatically be entered into the Down Payment Assistance Plan and will be given a $200 monthly credit that will be deducted from their final Mitchell Street Market Lofts purchase price. As an example, a resident who rents a unit in the final 10 years of the 15 year rental compliance period will be credited $24,000 towards the purchase of their townhome.
E s t i m a t i n g S a l e P r i c e s
The sales price of the Mitchell Street Market Lofts will be determined by multiplying the Milwaukee County Median Household Income at the time of purchase by 2.50. It is assumed that the property will be sold between the years 2026 and 2030.
