What’s in a name? Many asked me what Bina Puri means andhow we got our name? Some even search the historical backgroundin the web net, likewise some just don’t bother. For those who arereally concerned, Bina Puri is a combination of two words which is“BINA”, in Malay means to construct, thus it reflects our activitiesin the construction industry. Meanwhile “PURI” from DewanDictionary means beautiful residence of a king or a palace. Onanother note, PURI was also taken from a name in Bandung,Indonesia. In summary, both combinations literally defined as“Constructing a Palace”. Analogically this reflects the capabilityto ‘construct with outstanding and impressive outcomes’.

Our pride goes together with our name. I am most proud of BinaPuri’s achievement for almost 38 years. Bina Puri has come a longway to achieve and become what we are today. Bina Puri has sharedour strengths and expertise towards contributing to legacies of manymega infrastructures within Malaysia and abroad. We haveexperienced many hardships and difficulties along the way. Withoutturning back, we have always moved forward and competed withthe rest and the best in our industry.

‘Life is like a river, sometimes it sweeps you gently along andsometimes the rapids come out of nowhere. Like these rivers, weencounter obstacles and challenges. The rivers overcome theseobstacles by wearing them down or finding a path around or throughthem, the greatest rivers always find their way to the ocean’.

As we move towards the 1st Quarter of 2013, there are many targetto be met during the year, namely the completion of KLIA2, aneagerly anticipated project by the Malaysian public. Some Malaysia’smega infrastructure projects are within our book order; to mentiona few: KLIA2, Ampang LRT Extension, The New Sabah AdministrationCentre, KK Times Square and others.

Bina Puri’s ReputationOur reputation is at stake as millions in Malaysia are watchingwhether we are capable of to deliver those mega projectsmentioned. We know that much pressure and excitement are on us

especially with the KLIA2 and LRT projects moving progressivelytowards completion.KLIA2 for instance hasbeen announced that willbe completed on 28 June2013 by the Prime Ministeron 5th January 2013 asthey would like thecelebration to coincidewith the launch date of the Kuala LumpurInternational Airport in1998.

Bina Puri has always placed great emphasis in importance ofcompleting projects within stipulated time, I am very confident thatwe are able to face and overcome any challenges ahead. We shall beable to overcome any difficulties in handling the ‘rakyat’ projectssuch as KLIA2 and Ampang LRT Extension. Our Bina PuriConstruction Sdn Bhd’s Managing Director has noted that this is themost challenging project he has encountered so far. Our project

teams have worked extended hours and even on Public Holidays toensure that this projects are completed. Moreover, with dedicatedsupport and commitment from our staff, I am confident that we willbe able to meet the demand of our client like Malaysia AirportHoldings Bhd (MAHB) and ready to deliver KLIA2 by March 2013.

Bina Puri will continue our efforts in securing more contracts eitherlocally or abroad. In Feb 2013 Bina Puri secured another newMalaysia’s mega project abroad in Moscow, Russia to Design andBuild, a Chancery and Residence Building for Malaysia Embassy withtotal contract sum of RM155million. Earlier in the 2003 wecompleted the Malaysia Embassy Building in Beijing, China.Hopefully, we can secure more projects in 2013 as 2012 was arelatively a quiet year for us.

Performance of Other DivisionOn top of that, other sectors i.e. the Property Development Divisionis expected to contribute positively to our Group. This division hasbeen maturing over the years and becoming better structured andmore organized such as having monthly meetings to monitor thebusiness activities. Led by Y.Bhg Tan Sri Dato’ Seri James Foong, theChairman of Bina Puri Properties Sdn Bhd, I have much confidencethat our property projects will be able to be executed on time. Wehave launched several projects for example, the Laman Villa, theMain Place @USJ and the Puri Tower. Others like One Jesselton andJesselton View in Kota Kinabalu, The Opus at Jalan Tallala, KL andThe Ocean View in Miri are expected to be launched within this year2013.

Another contributor to the Group’s performance is the UtilitiesDivision. For the financial period ended 31 December 2012, thedivision recorded profit before tax of RM3.0 million. It started withonly 2MW power supplying to PT Perusahaan Listrik Negara (StateElectricity Company) owned by the Government of Indonesia, nowwe are operating the 14MW plant in various locations in Indonesianamely in Metok, Bengkalis, Sei Pakning, Kepulauan Riau and others.We also secured a hydro power project in Sulawesi with longerconcession period and construction works now is in progress.

As we grow and diversify our business activities, there are alwaysnew risks that we have to face. Construction remains our corebusiness division. However, sometimes with the business divisionsthat we should “excel in” we tend to make wrong decisions, forinstance, in preparation of project costing and tendering, due to lackof experiences or ignorance of crucial information which may havecaused our price to be too competitive. Why? Sometimes, we take things for granted, even in our own life,what more about others; those who deal with us every day. WeMalaysians are graced with good living, harmony and a peacefulcountry. We can live together despite our religious and racialdifferences. We never hear of a Malaysian dying due to starvation,but we always hear Malaysians passing away due to critical illnessesand stress. Yet, we take things for granted in many situations until weface the shocking moment ourselves.

Please do take care of our loved ones. Never neglect them. Do nottake things for granted, even a small gathering for a late dinner is Aagood practice to look and see the eyes of our dear ones. Short lunchwith colleagues in a small pantry at our office creates harmony in ourworkplace. Short breaks for badminton practice at Selayang Mall foran hour can build stronger teamwork among colleagues, and a smileto other fellow colleagues in the lift may bring joy to his or her day.Do join our sport club activities; go for outings and other recreationalactivities organized by your elected organizing committees. Theseare the only time that we are able to meet with our colleagues fromother project sites and subsidiaries. Sadly, the Management and KeyPersonals within the Group have still not taken my advice to be morepro-active in the Sport Club activities.

Do take care of our health. Health is very important. When we arehealthy, we have better ability to focus, to increase productivity, tosolve problems, to increase confidence and not to mention stressreduction. All these will lead to better job performance. When you arehappy, you will enjoy your work.

Prosperous years to come2013 is the ‘Year of Snake’ in the Chinese Lunar Calendar, This 2013year of Snake is meant for steady progress and attention to details.Focus and discipline will be necessary for you to achieve what youset out to create. The Snake is the sixth sign of the Chinese Zodiac,which consists of 12 Animal Signs. It is the enigmatic, intuitive,introspective, refined and collected of all these Animals. An ancientChinese wisdom says a Snake in the house is a good sign because itmeans our family will not starve, perhaps, 2013 will bring morehappiness, prosperity, wealth and good health to everyone of us.Finally I thank all staff for your continues support to the Group.

The Industry Excellence Awards (IEA) wasintroduced by MITI to recognize MalaysianCompanies that have achieved a certain level of

The Malaysian government recentlyawarded the job to build theMalaysian embassy complex inMoscow, Russia, to the consortium ofBina Puri-Beringin Waja led by BinaPuri Sdn Bhd, a wholly ownedsubsidiary of Bina Puri Holdings Bhdfor the sum of RM155 million.

The embassy complex to be locatedat Mosfilmovskaya Ulitsa 50, 117192,Moscow, Russian Federation, will becompleted within 36 months.

The Malaysian embassy comprises achancery block, a multi purpose halland the ambasador’s residence sitedin three zones and takes intoconsideration the functions andlevels of security of each zone.

The three-storey chancery blockdesigned with a curved elevation, issited at the front to afford easyidentification from the main streetleading into the complex. Modern inapproach to complement theneighbourhood, the Malaysianidentity ‘Kelarai Bertindih’ is reflectedon the walls of the chancery block tocomplete the unique montage. Theinteriors will also feature Malaysianflavours.

This is the second embassyconstruction job awarded by theMalaysian government to Bina Puri.To its credit, Bina Puri also undertookthe development ofthe Malaysianembassy anda m b a s s a d o r ’ sresidence building inBeijing, China.

On 13th July 2012, Bina Puri Construction SdnBhd and its joint-venture partners, SyarikatPerumahan Negara Berhad and Puncak DerasSdn Bhd, launched Taman Permata Apartment at12.8Km, Jalan Labuk, Sandakan, Sabah.

The six-storey apartment offers 1,440 units, inwhich many of the units in the mixed

development project had been sold. Bina PuriHoldings Bhd Chairman Tan Sri Dato’ Ir. WongFoon Meng said the first phase comprises double-storey terrace houses and shoplots while theapartment units would be built under phase two.

He said the project is considered among one ofthe largest projects in Sandakan to cater to theneeds and demands of residential property buyersin the east coast of Sabah town. "Taman PermataApartment has received encouraging responsefrom potential buyers. I believe after the officiallaunch today, more buyers will be interested tobuy the units," he said at the launch by SandakanMunicipal Council President Datuk James Wong.

Located 20 minutes from Sandakan town, TamanPermata Apartment offers two types of built-upareas, 750 square feet and 850 square feet, withselling price starting from RM112,195. “It's allabout accessibility, value for money and highquality finishings. Buyers will enjoy facilitiesalmost similar to a condominium unit althoughthe concept of this project is medium cost," TanSri Dato’ Ir. Wong Foon Meng added.

On 4th December of 2012, the Handing Over ofKeys Ceremony For Phase 1 of AngkasaApartments was held at Kg. Darau, Menggatal,Sabah. The ceremony was officiated by Datuk WiraIr.Hj.Idris Bin Hj. Haron, Chairman of SyarikatPerumahan Negara Berhad (SPNB).

The Angkasa Apartments project was a jointventure development between SPNB, Kinsa NuriSdn Bhd (KNSB) and Bina Puri Construction SdnBhd (BPCSB) involving around RM202.9 million.Angkasa Apartments is one of the Governmentinitiatives to provide affordable homes to thepublic under Rumah Mampu Milik (RMM)Programme. Datuk Wira Hj Idris said the AngkasaApartment is a good investment as it is close toUniversiti Malaysia Sabah (UMS), where thestudents and lecturers are considered a potentialmarket.

All the 640 units in Phase 1A of the AngkasaApartments, which comprises five blocks — A, B,C, D, and H – have been sold out and 200purchasers have received their keys to date afterthe occupancy certificate (OC) was issued on 21stOctober 2012.

The signing ceremony was held on 19th October 2012 witnessed by KDYMMSultan of Pahang, Sultan Haji Ahmad Shah Al-Musta’in Billah Ibni Al-MarhumSultan Abu Bakar Ri’ayatuddin Al-Mu’azam Shah at the Zenith Hotel, Kuantan,Pahang. Earlier, Newston signed an agreement with State of Pahang for the saiddevelopment.

Bina Puri won another award from CIDB underthe Malaysian Construction Industry ExcellenceAward (MCIEA) 2012 : Category G7 for theProposed Design, Construct and CompleteMainline Bridge A, Ramp A, Ramp B, Ramp C andRamp D package of the Proposed EasternDispersal Link (“EDL”) Johor Bahru, Johor.

The project valued at RM 293.0 million and wascompleted by Bina Puri Construction Sdn Bhd inDecember 2011. EDL is a new eastern link at thesouthern region of Johor that provides shortertravel distance between Johor Bahru and KotaTinggi.

The road also provides easy and direct access fromPLUS Highway, from Pandan Interchange toSetulang Laut Custom, Immigration andQuarantine Complex (CIQ) via Jalan Tebrau andsaves commuters’ travel time by 75% or 6

minutes without traffic light as compared to 17minutes previously.

The Mainline Viaduct consists of multiple spans ofprecast concrete 30m-40m length precast T-beams with cast-in-situ deck slab. The standardcross heads are constructed by post-tensionedprecast concrete cross head segments.

The structure for Ramp A, Ramp B and Ramp D isfounded on bored piles and for the superstructure,

precast concrete 30m length post-tensioned T-beams with cast-in-situ deck slab was used. TheRamp C consists of multiple spans with precastconcrete 30m-35m length post-tensioned T-beamswith cast-in-situ deck slab and several spans withprecast box girder segments.

The award ceremony is conducted on 28 March2013 at the Kuala Lumpur Convention Center andpresented by YBhg. Dato’ Sri Dr. Ali Bin Hamsa,Chief Secretary to the Goverment of Malaysia.

40TH IFAWPCACONVENTION, KOCHI,INDIAThe International Federation of Asian & Western Pacific Contractors’Associations (IFAWPCA) organised its 40th IFAWPCA Convention inKochi, India from 6th to 9th January 2013. This time the theme was‘Responsible Infrastructure’- strive to create a culture ofresponsibility by focusing on inclusive, green and sociallyresponsible infrastructure development.

Bina Puri recently awardedundergraduate scholarships worthRM210,000 to 21 university studentswhose parents are members of BinaPuri Group to assist in their tertiaryeducation at local and foreignuniversities and colleges. Thepresentation was held at Bina Puriheadquarters at Selayang, Selangor on21st January 2013 in front of 220audiences. Many students benefitedfrom the scholarship programme sinceit was launched years ago. In fact,millions of ringgit were channelled tothis programme to support the nationbuilding.

The scholarships were presented byBina Puri Group Managing Director, TanSri Datuk Tee Hock Seng, JP. “Theprogramme is part of the Bina Puri’snoble mission to be a responsiblecorporate citizen. Bina Puri willcontinue to sponsor students withexcellent academic achievements” TanSri Tee said.
